This charming, spacious holiday property standing in an acre of gardens is built into the hillside on the edge of Kendal in an elevated position. There is woodland to rear and views of the Cumbrian Fells across farmland and historic Kendal to the front. The town is one mile away with quaint yards and alleyways that lead to delightful cafes, restaurants and the Brewery Arts Centre. Take a trip to the many wonderful sites of the Lake District National Park with breathtaking mountains to explore. Windermere is the closest lake, within 20 minutes’ drive. Shops, pub and restaurant ½ mile.

All on the ground floor:
Living/dining room: With wood burner, Freeview Smart TV, DVD player, wooden floor and patio doors leading to garden.
Kitchen: With gas range, microwave, fridge/freezer, dishwasher, washer/dryer and slate floor.
Bedroom 1: With kingsize bed.
Bedroom 2: With double bed.
Bedroom 3: With twin beds.
Bathroom: With shower over free-standing bath, and toilet.

Gas central heating, gas, electricity, bed linen towels and Wi-Fi included. Welcome pack. Large enclosed lawned garden with patio and garden furniture. Private parking for 3 cars. No smoking. Please note: There is a pond, steps and a drop in the garden.

    On arrival the cottage seemed OK but when we went to bed it became apparent our bed sheets were far from clean. The double had several small and one larger blood stains on the sheets (looked fresh not washed out). If they had been washed they should have thrown the bedding away not used it. One of the singles had a coat hanger in the bottom, a test from someone I guess, to see if they are actually being changed. None of the beds smelt laundered. There was a dirty pair of pyjamas bottoms in the wardrobe and litter under the sofa. None of the bedroom carpets looked hoovered. All of this was sorted by the cleaner the next day, who apologised profusely. It doesnt explain though how it was handed over to us like this in the first place and there was no apology from the owner. The kitchen and bathroom were nice and the cottage cosy (when clean). We had plenty of hotwater. The driveway is lethal, especially with rain and fallen leaves. There is no where to sit outside as the only bench is rotten and in pieces. Its a good 20 minutes into town but a nice walk. I wouldnt rebook as there will be plenty of better places nearby and the thought of the first night we had in those beds makes me feel sick.

    Response on behalf of the Owner; You contacted us during your stay to say that one of the bedsheets appeared marked and our cleaner immediately attended and stripped the room in question. You said you were happy with the rest of the cottage and your further remarks now come as a complete surprise. The driveway is as mentioned in our ad and is short and kept swept on a weekly basis, though your visit may have coincided with a leaf-fall given the time of year. Many of our guests have commented positively on the location of Woodlands on the outskirts of Kendal, backing on to fields and with walks from the door; we don't suggest that this is a town-centre home, which may have been more to your liking. We investigated the bench and though the damage is not severe we replaced it immediately with a new one. Whilst we realise that the property will not be for everyone, we are genuinely disappointed to receive such a low score which is not consistent with our usual feedback. We trust future guests will rely on our other feedback for a more balanced review of our property.

    Clean, tidy property, tastefully decorated and very comfortable. If not driving during your stay it's only about a 20 minute into Kendal, good bus links to various locations in the Lakes from there. Well-maintained gardens give a good view from any room - looked good enough in September, I'm guessing they'll look brilliant over summer. Owner provided excellent, extensive local information and recommendations via email prior to visit - probably the most in-depth info we've ever had for a booking on this site. Best to ignore previous reviewers who have mentioned issues with parking and heating/hot water system. Parking situation is made abundantly clear in booking confirmation and owners email, although perhaps not ideal for everyone you are given fair warning of this. As for heating/hot water system, both work absolutely fine if you follow the simple instructions provided. Few very minor quibbles: No initial supply of solid fuel for wood burner [probably would not have used it as central heating kept the place warm enough, however was advertised so some people would potentially have been disappointed] No tea towels, washing up sponges/dishcloths, dishwasher tablets or initial supply of toilet roll [although not specifically mentioned in description most cottages we've booked via this site include these kind of items] Again not something that affected us on our visit, but listing does mention patio furniture. There is a wooden bench, but this was not in very good condition when we stayed. I appreciate winter is not the time to be replacing this kind of item, but probably wants to be repaired or replaced before spring/summer season starts. In short, a fantastic little property that's just a few minor tweaks from being pretty much perfect. Would definitely recommend and would happily book again if staying in the area.
