This seaside retreat boasts its own cinema and games room, plus, it is perfectly located just 500 yards away from the beach.

Living room: With 48" Smart TV, DVD player, CD player, wooden floor and French doors leading to garden.
Kitchen/dining room: With electric oven, gas hob, microwave, fridge/freezer, dishwasher, wooden floors and French doors leading to garden.
Utility room: With washer/dryer.
Cinema room.
Bedroom 1: With kingsize bed, 48” Smart TV and en-suite with bath, shower cubicle and toilet.
Bedroom 2: With double bed.
Bedroom 3: With twin beds.
Bathroom: With bath, shower cubicle and toilet.
Separate toilet.
First Floor:
Games room: With pool table and table football.

Hot tub, games room and cinema room

Just 500 yards from the glorious sand duned beach at Kessingland, a traditional seaside village on the Suffolk Heritage Coast, is this superb, very spacious, detached holiday home. The house has the added addition of a private hot tub, large garden, its own cinema room with a 21/2 metre screen and a games room, and is the ideal base for a family holiday or for friends to get together to relax and unwind. Only 4 miles away is the popular resort of Lowestoft, which offers traditional seaside entertainment, and children will love Pleasurewood Hills Theme Park, which is just a short drive away. Just down the road is Africa Alive, or visit the lovely seaside resort of Southwold, famous for Adnams Brewery, the pier and summer theatre. Dunwich Heath and Beach, RSPB Minsmere, Aldeburgh with its fishing boats and local seafood, and Snape Maltings Concert Hall are also easily accessible. Hire a boat on the glorious Norfolk Broads and watch the weekly speed boat racing on nearby Oulton Broad. The medieval city of Norwich, with its fine shopping, castle, cathedral and museums, is an easy drive. Beach 500 yards. Shop, pub and restaurant 100 yards.

    We’ve stayed in many houses and cottages over the years and this has to be the best one so far - so much space and such lovely facilities. Our family group of ten loved the cinema room, hot tub and games room and for Christmas week it was perfect. The dogs enjoyed the garden and short walk to the really good beach. As it was out of season we didn’t really use local facilities in Kessingland apart from the Co-op, fish and chip shop and Morrison’s a short drive away - all good. The kitchen was very well equipped and the oven very good - essential for Christmas dinner. We all had such a good time and were so impressed with the comfort and cleanliness - multiple loos and bathrooms and powerful showers. Would highly recommend. The owner left us some lovely goodies which was really kind and was very helpful over text and email. Thank you very much.

    Thank you MR Hood, for an awesome Holiday with my family in Willow Pool House. Everything that we wanted to do together was made easy by the fabulous facilities: The perfect garden for our two dogs, very safe for them and the children. Lots of super times in the Hot Tub, day and night, easy to control and absolutely lovely on a starry night with all the house lights off. The cinema room and games room were also used day and night by children and adults respectively. We had a raucous battle for supremacy on the Table Football....thank goodness the children slept undisturbed! The accommodation was perfect and lots of thoughtful extras: towels for outside, kitchen was very practical and the utility room fabulous for storing extra items and drying clothes overnight. Super place which I would highly recommend. Many Thanks again Victoria

    We are 2 families and have been holidaying together for many years. I would say this is the best equipped house we have stayed in so far. The hot tub, the games room, the enclosed large garden for the dog, the space in the house and all you need in the kitchen and utility for a group of people who love to cook is really fantastic. Local amenities:the beach is a bit wild and stony and the local restaurant could not accommodate the 10 of us but that's nothing to do with the house. We recommend a short drive to the Bell Inn for a great meal. The chip shop is fab and Morrisons is 5 mins away by car. Really lovely week together, the sun seemed to shine for coffee in the mornings on the patio :). Would recommend some lounging garden furniture for when the weather is good. Go gokarting with the kids in Beccles and visit Southwold such a pretty town. Thank you!

    Very serviceable house. We stayed with 8 adults and 2 children, plenty of room. Lots of space in the garden and plenty of parking. The hot tub and cinema room were very popular with the family. Not much in Kesingland itself but plenty to do in the area. We visited Sothwold several times, also Walberswick, Aldeburgh, Pleasurewood Hills and Somerleyton Hall. All lovely.

    We had a lovely stay. The house is perfect for a large group. We had 9 but never felt on top of each other. Great cinema room and nice big garden for games and hottubbing. Would definitely recommend

    Beautiful house, in good location for visiting attractions close by. The cinema, hot tub and games room are great additions, although a few more indoor/outdoor games would be useful for young children, and maybe garden loungers. The beds were very comfortable and the owner left a very nice 'welcome' pack. He was also accommodating in letting us leave the property a little later on booking out day. The only downside was that some of the kitchen equipment (oven trays/crockery) needed washing before use and there were a lot of cob webs/spiders in the downstairs bathroom. We also needed to empty the vacuum before use as it was full, and the filter on the kettle needs replacing/descaling, as do some of the frying pans. On the whole we had a wonderful time, it's just a shame these small points let it down, and could easily be remedied.
