Spa bath, sauna, steam room and fitness studio (shared, currently closed until July 2021). No smoking. Please note: There are steps and sloping banks in the grounds.

This comfortably furnished and renovated, terraced holiday villa sits within a private resort which is on the cliff top next to the Royal Cromer Golf Club, overlooking the seaside resort of Cromer in an Area of Outstanding Natural Beauty, and offers home from home comforts with its own sitting-out area and furniture. Set amid wooded grounds with panoramic views, there is easy access to excellent cliff top walks while a stepped path leads down to the coast. The resort is built into the hillside which means that the site is terraced and has steps and slopes throughout and therefore may not be suitable for the infirm. Guests have shared use of the on-site facilities including an indoor heated swimming pool, a spa bath, sauna, steam room and fitness studio free of charge. A bar/restaurant for dining in or take-away is available all year. Within a mile is the popular, traditional Victorian seaside resort of Cromer with wide sandy beach, lifeguard (summer season), grass tennis courts, an 18-hole cliff top golf course, promenade gardens and during the summer season, live entertainment in the little theatre at the end of the pier. Sheringham, 5 miles, offers a further sandy beach. RSPB nature and bird reserves are found at Cley, Blakeney and Morston. For children there is Banham Zoo, Wroxham Barns and Craft Centre, and the Dinosaur Adventure Park at Lenwade. Shops and pubs 1 mile, restaurant and bar (on site) 200 yards.

Really disappointed with our stay at villa 40. Cromer country club is great and has wonderful facilities to use but this villa is privately owned and rented out. Very run down and dirty, keysafe broken so don’t leave the keys in there. Front door very difficult to shut or close meaning you have to slam it every time. The poor people below must be going mad. Cobwebs on every window frame, understand its very close to woodland so you will get spiders but this was just neglect and clearly not had a deep clean in months. Ceramic oven hob has a huge lump out of it on one corner, caked with food deposits. Utensils in kitchen were dirty and rusty. Sofa and cushions in lounge were repulsive and stained. To top it off our bed caved in in the middle of the night as the supporting leg in the middle of it is not screwed in properly! Both shower doors need a good scrub, covered in limescale wouldn’t take much to remove it. Just generally very poorly maintained and very expensive.

Had to go to the supermarket on arrival to buy a clean kettle and clean bed sheet. Not a good first impression having driven 5 hours and paid hard earned money on a holiday. Despite comments from other reviewers there are only 4 chairs and locks still awkward. Why have a separate electric fee and not include it in the price? If going take spare towels, hand towels, kitchen spray, bin bags and probably a kettle, unless you like limescale. I’d probably take your own bedding too as at least one of the duvets and one of the sheets had visible yellow stains on. Needs someone to paint it and show some love. Electric testing stickers went out of date in 2017. The actual Cromer country club and the town were lovely. This apartment is not recommended until it has a full refurb.
