Raynham Breck is a luxurious retreat, not far from the beaches and towns of North Norfolk - just perfect at whatever time of year you visit.

Nestled on the edge of the pretty village of Tittleshall, these four barns (refs UKC783, UKC1832, UKC2626, UKC2627), located on a working, arable farm, have been converted to provide a luxurious retreat. These lovely barns are perfect for guests looking for a quiet space that is perfectly positioned for exploring all that the area has to offer. With high ceilings and lots of light, these beautiful conversions are surrounded by open farmland and offer superb accommodation for those looking for a stylish getaway. Each barn has something special, with some offering en-suite bathrooms, cosy wood burner and private gardens. Those seeking some sea air can be at the coast in around half an hour since Wells-next-the-Sea, Brancaster, Hunstanton and many more beaches are all within easy reach. Close to historical Castle Acre and with the famous Peddars Way running close by, history buffs and walkers will be spoilt for choice. The area is also ideal for wildlife enthusiasts, with Norfolk being described as ’the bird watching capital of Europe’ and it’s easy to see why with beaches, marshes, quays and the famous Norfolk Broads all within easy reach. Norfolk is also known as ’Royal Norfolk’ due to its rich and varied historical links to the Royal Family. Make some time to visit the Sandringham Estate, the Blickling Estate, Holkham Hall and, of course, the medieval city of Norwich with its splendid Norman castle. The Hanseatic Quarter of Old Kings Lynn is well worth a visit, and here you will find guided walks, including evening ghost walks for the brave. The bustling market towns of Holt and Swaffham are within easy reach, as is Burnham Market, famous for its boutique shops and cafés. Foodies will be delighted to find that Norfolk has a growing restaurant, bistro and pub culture with places to suit all tastes, many of which proudly serve local produce. In summer, after a busy day’s sightseeing, you can return to Manor Farm Barns and enjoy an evening with a glass of wine in the garden; in winter, perhaps you can throw some logs on the wood burner, or just relax and unwind on the comfortable sofas. Perfect at whatever time of the year you visit. Beach 15 miles. Shop 4 miles, pub and restaurant 3 miles.
Harnser Barn (ref UKC783), Raynham Breck (ref UKC1832), Mill Hill (ref UKC2626) and Peak Hall (ref UKC2627) can be booked together to accommodate up to 28 guests.

Ground Floor:
Living room: With wood burner, Freeview TV, beams, wooden floor and French doors leading to garden.
Dining room: With wooden floor.
Kitchen: With electric range, microwave, fridge/freezer, dishwasher and wooden floor.
Utility/boot room: With washer/dryer.
Bedroom 1: With super kingsize bed, Freeview TV and en-suite with shower over free standing bath, and toilet.
Bedroom 2: With zip and link twin beds (can be super kingsize on request), Freeview TV and en-suite wet room with shower and toilet.
First Floor:
Bedroom 3: With twin beds and en-suite with shower cubicle and toilet.

Underfloor heating on ground floor. Initial logs for wood burner included. Travel cot and highchair available on request. Enclosed lawned garden with sitting-out area and garden furniture. 1 dog welcome, free of charge, to be kept on a lead at all times (working farm). Private parking for 3 cars. Please note: There is an unfenced pond in the grounds, 200 yards away.

Air source heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack. 4-acre grounds (shared with other properties on-site). No smoking.

    We had a lovely week here. The cottage is spacious and comfortable. We hadn’t realised there was a DVD player built into the TV so we could have brought some films to watch - might be worth adding to the description. The owners were lovely and really helpful - the welcome goodies and email prior to arrival with all the information we needed (including which supermarkets delivered) was a lovely touch. A couple of very minor improvements could be made - the dining area was a bit on the dark side (maybe a brighter bulb in the ceiling light?), the instruction booklet for the washer/dryer would have been useful, the upstairs bedroom is probably only suitable for children due to the sloping roof, and the cutlery knives were rather blunt. Overall would really recommend this property, it was excellent value for money.

    A farm building converted into spacious and airy well-designed accommodation. Evidence of some poorly applied cost control ie the small screen TV's, bare bathroom walls with cracked plaster and the views of the building site mud flats from some of the windows. If you have big rooms then you need big TV's, if you have large comfortable bedrooms then you expect a good-looking tiled bathroom. Hopefully there will be some landscaping completed soon. But overall, a pleasant stay.

    Response on behalf of the Owner; Thank you for taking the time to review Raynham Breck and I am very sorry that you were disappointed with some of the facilities. As far as the outside area is concerned, you will be aware that we had only just finished the building works and, given the weather, we were unable to complete the outside landscaping prior to your arrival. Please be assured that this will be completed this spring as soon as the weather allows. Given how new the building is, some cracking of the plaster will be inevitable and it is our intention to make sure that this is rectified as soon as possible and that more pictures and internal décor are added to the barn. With reference to the size of the television, it was never our intention to save money by having smaller televisions. The master bedroom in Raynham Breck is 30ft by 20ft and could easily have been split into 2 bedrooms with one bathroom but we wanted to offer something over and above what is currently available in the local holiday market. The proliferation of personal devices to watch TV on has meant that many of our guests rarely use the provided televisions anymore. However, we would have been more than happy to swap televisions around we have some very large ones in the other barns in order to accommodate your needs. We do hope to see you again.

    We stayed at Raynham Breck for a week in October for my daughters first birthday, it’s a beautiful barn and so spacious! It’s surrounded by fields with lovely views. It’s the perfect location and we loved it! We will definitely be returning! The owners are also lovely and very accommodating. We would definitely recommend :)

    We had a lovely and relaxing stay at this huge barn conversion. Very quiet and peaceful, yet close enough to the beach and nearby towns. Friendly, helpful and attentive owners and we really appreciated the goodies waiting for us.
