This property is part of our English Country Cottages collection

An inspiring collection of properties chosen for their character, luxury and heritage, all graded 4 star and above.

This beautiful barn conversion is nestled in the heart of the picturesque countryside, perfect for a relaxing break.

Nestled on the edge of the pretty village of Tittleshall, these four barns (refs UKC783, UKC1832, UKC2626, UKC2627), located on a working, arable farm, have been converted to provide a luxurious retreat. These lovely barns are perfect for guests looking for a quiet space that is perfectly positioned for exploring all that the area has to offer. With high ceilings and lots of light, these beautiful conversions are surrounded by open farmland and offer superb accommodation for those looking for a stylish getaway. Each barn has something special, with some offering en-suite bathrooms, cosy wood burner and private gardens. Those seeking some sea air can be at the coast in around half an hour since Wells-next-the-Sea, Brancaster, Hunstanton and many more beaches are all within easy reach. Close to historical Castle Acre and with the famous Peddars Way running close by, history buffs and walkers will be spoilt for choice. The area is also ideal for wildlife enthusiasts, with Norfolk being described as ’the bird watching capital of Europe’ and it’s easy to see why with beaches, marshes, quays and the famous Norfolk Broads all within easy reach. Norfolk is also known as ’Royal Norfolk’ due to its rich and varied historical links to the Royal Family. Make some time to visit the Sandringham Estate, the Blickling Estate, Holkham Hall and, of course, the medieval city of Norwich with its splendid Norman castle. The Hanseatic Quarter of Old Kings Lynn is well worth a visit, and here you will find guided walks, including evening ghost walks for the brave. The bustling market towns of Holt and Swaffham are within easy reach, as is Burnham Market, famous for its boutique shops and cafés. Foodies will be delighted to find that Norfolk has a growing restaurant, bistro and pub culture with places to suit all tastes, many of which proudly serve local produce. In summer, after a busy day’s sightseeing, you can return to Manor Farm Barns and enjoy an evening with a glass of wine in the garden; in winter, perhaps you can throw some logs on the wood burner, or just relax and unwind on the comfortable sofas. Perfect at whatever time of the year you visit. Beach 15 miles. Shop 4 miles, pub and restaurant 3 miles.

We had a wonderful week at Harnser Barn. Communication with Jane and Gavin was excellent and they have created gorgeous holiday accommodation. We (and our dog) had a fantastic time and can’t wait to return.

Our holiday was fantastic, Harnser Barn is so lovely to spend two weeks at. Please be aware that sadly the bedding was all feathered & one of the sofa's. We had to go out and get quilts and pillows because two of us suffered with allergies. That didn't stop us from having such a quiet relaxing time there. The owners are so helpful and are there if you need them. Around the area there are a number of things to enjoy doing that will suit the over 50's that we found. Always the best part was to come back to the barn sit in the sun. Loved it.

    Response from:

Response on behalf of the Owner; I am sorry about the bedding and I hope that we managed to accommodate your needs for non-feathered pillows as quickly as possible. We are delighted to help with any medical needs and any forward notice of this is greatly appreciated.

In my family's view the only downside we had was the fact the master bedroom had the ensuite bathroom with shower in bath and my parents who are in their 70s but reasonably mobile found the bath very deep to climb in/out of. They ended up using the wetroom attached to the other bedroom and although not a great problem not ideal. Apart from this comment a big thumbs up from us.

Harnser Barn is equipped to a very high standard but could be improved further with a little more attention to detail. The taps in both bathrooms need tightening to stop them moving every time they are used. The bedroom with the en suite shower has no wardrobe and only a few coat hangers. A problem with the shower was rapidly fixed by the owners who provided a welcome pack of food and wine which was very gratefully received. The farm is in a very quiet and peaceful area ideal for bird watching and lovers of the countryside.

We were attending a wedding at nearby Godwick, the cottage was in a super location, both quite and comfortable, but not to far away from the coast or local towns for supplies and a good cup of coffee. The cottage was lovely and cosy and even though we stayed over the warmest Bank holiday for some time, we used the wood burner and settled down to a lovely evening the day after the wedding. We were sad to have to return to the hustle and bustle of Kent. Would love to return again and explore a bit more.
