We all fell in love with Tide Cottage. It was definitely cosy and homely but it was also deceptively spacious. The second shower and loo were a huge advantage as was the utility space. We felt that the furniture blended perfectly with the age of the cottage. The extended garden was a dream,a wonderful addition to the house like an added room. The only mark downs I would have to give was the odour which lasted a few days.I put it down to a stinky mop.Unpleasant but eventually went. Also quite a few cobwebs. Some old black one's and some new one's.Not nice to stare at in bed. There were quite a few crumbs on the dining chairs which was a bit yucky for sure.We were also a little concerned about the broken milk holder in the fridge door.It was held together with sticky tape but it was a little worrying that it would collapse at any moment.Tide Cottage would benefit from a lick of paint now,but overall it was a wonderful & happy place to stay❤️

We were really disappointed with Tide Cottage we experienced a number of issues which really affected our holiday experience : 1. A number of light bulbs were not working the most dangerous no lighting on the stairs 2. Pots and pans need replacing I had to wash everything prior to use 3. The whole cottage requires a deep clean. I bought my own throws with me because we have a dog but one of the existing ones had a very nasty stain 4. Bed linen and towels could really do with replacing 5. We could not get the central heating to work despite following the instructions fortunately there was a small electric heater which we were able to use 6. There were only two channels working on the TV and we had to initialise everything I do not feel that we had value for money and would not return to this holiday cottage standards were very poor.

We were so disappointed. We cut our holiday short and came home. Lots of repairs needed done at the cottage including Hall lights on the stairs, bulb in the bedroom, kitchen hot tap splurts hot water at you, the bath tap falls off, the shower door handle is loose, washing machin makes strange noise, hall door handle comes off, dog hairs all over the cushions in the lounge, windows filthy inside and out, and if you’re not careful when you have a shower, the bathroom light cord will end up in the shower. Instructions are out of date in the welcome pack, including contact details and instructions for tv. So disappointed as this was meant to be highly rated and was our family summer holiday.

Good location for access to sea front and walk on promenade at Overstrand. Parking on road a bit tight but car not damaged. No heating on when arrived and thermostat showed just 9.5C which is definitely chilly. By 11 p.m. temperature showed 15.5C which is still cold. The property is probably fine during July and August but when it is cold outside the heating is overwhelmed by the ill fitting single glazed sash windows and the poorly fitting front door. Lighting the woodburner does not help, it just draws in more cold air. Main bathroom as an ensuite to one of the bedrooms is inconvenient. Front room a bit small but plenty of room in dining area/kitchen. Overstrand is a quiet place with good sea views and a promenade down a ramp. Pleasant walks.

Second time we have stayed at Tide cottage and we loved it just as much as the first time. Beautiful cottage in an ideal location for exploring the North Norfolk coast with many walks close by and easy access to the glorious beach of Overstrand. Our dog especially loved laying in front of the wood burner on the cooler evenings. We will definitely be back again.

Lovely cottage with some fabulous items of furniture dotted about, very private and peaceful. Central heating works well and the garden must be nice to sit in during warmer months. Only minutes to the sea and coastal walks. Overstrand itself is a quiet and unspoilt little corner of Norfolk. We would definitely stay at Tide Cottage again.

Nice cottage spoilt only by a) No wi-fi b) poor maintenance (e.g. there were a number of light bulbs not replaced and c) lack of some basic equipment. Minor changes but would really improve it.

Loved this house, very comfortable and beautifully furnished/dressed. Just a couple of minutes walk down to a lovely beach which has an all year round dog friendly section. Very few amenities in the village, but there is a pub, lovely cafe overlooking the sea, and a village shop where you can get the essentials. There is a lovely walk along the cliff top to Cromer where there are plenty of amenities. At low tide you can walk back along the beach. There are plenty of places to visit within easy driving distance. There is also a regular bus service through the village to Cromer and beyond.
