This Georgian farmhouse has breathtaking views of the surrounding North York Moors which will tempt you into exploring the area.

Ground Floor:

Dining room: With multi-fuel burner.
Kitchen: Farmhouse-style with electric range, microwave, fridge, dishwasher and stone floor.
Utility room: With American style fridge/freezer and washing machine.

First Floor:
Bedroom 1: With kingsize bed and en-suite with roll-top bath, shower cubicle and toilet.
Bedroom 2: With super kingsize bed.
Bedroom 3: With twin beds.
Bathroom: With bath, steam shower and toilet.

Second Floor:
TV/games room: With pool table, 49" Freesat TV, DVD player and Playstation 4 with selection of games.
Bedroom 4:
With twin beds.
Shower room: With shower cubicle and toilet.

Oil central heating (underfloor on ground floor), electricity, bed linen, towels and Wi-Fi included. Initial fuel for multi-fuel burners included. Travel cot, highchair and stairgate available on request. Welcome pack. External games room with pool table, table hockey and table tennis (shared with other cottages).

Garden with patio, garden furniture and BBQ. 4-acre woodland. Children’s play area (shared with other cottages). Hot tub for 6 (private). Bike store. 2 electric car charging points (shared with other cottages). Private parking for 4 cars. No smoking. Please note: There is an unfenced stream in the woodland. There is a fenced pond in the grounds, 500 yards. This property has a security deposit of £150.

Thirley Cotes Farmhouse is a detached conversion of a former Georgian farmhouse and features granite work tops in the kitchen.
In the grounds, there is a play area with swings and slide for under 7 year olds who must be supervised.
Set in the heart of the North York Moors National Park, Thirley Cotes Farm is a Grade ll listed farm dating back to around 1830. However, earlier records show Thirley Cotes mentioned in the Doomsday Book. The main house is set in a courtyard setting of outbuildings, all converted into a wonderful development of holiday cottages. Original features have been retained where possible, and the original trusses bear Roman numerals carved into the wood depicting the year they were constructed. The name Thirley Cote Farm Cottages was decided on due to the stunning woodland views with endless walks and cycle tracks between Broxa Forest and Harwood Dale Forest.
There are many activities and attractions in the area to keep all the family entertained. Dalby Forest has world cup mountain bike trails, Go Ape tree adventure, and nature walks. The RSPB reserve at Bempton Cliffs is worth a visit, and is home to thousands of sea birds nesting precariously on the cliff face. Keen birdwatchers can see kittiwakes, gannets and puffins, and offshore porpoises and grey seals can be spotted.
Traditional seaside resorts can easily be reached including Whitby, famous for its fish and chips and cliff top abbey ruins, and all the fun of the fair at Scarborough with two wide sweeping beaches, amusements and cliff top castle. Also worth a visit are the quaint fishing villages of Robin Hood’s Bay, Staithes and Runswick Bay. Further inland, the medieval city of York can be reached within an hour, with its Roman city walls and towering minster. Why not take a nostalgic journey on a steam train through the North York Moors from Whitby to Pickering, calling at Goathland, made famous as Aidensfield in the TV series ‘Heartbeat’?

Organised walks, cycle days and nature tours can all be arranged locally, and there is a selection of bikes for visitors to use, subject to availability.

    A few easily resolved issues: Nearly everyday we were at the house either employees or workmen came into the grounds. Surely this could be arranged for the changeover day? If not then they should all knock and announce themselves. The window cleaner waved at my adult daughter through the bedroom window, fortunately she was dressed. One of the main reasons for choosing this property was the secure garden for our dogs, which was rendered pointless by workmen leaving the gates open. Our youngest dog escaped and was half a mile down the road to Silpho before he was found. The property descriptions on the website included mention of a wildlife pond and a stream. Two other reasons we selected the house for our grand daughters! However the pond is not safely accessible, you can't tell where the edge is or how deep it is. It is not safe for children to pond dip even under supervision. Judging by the growth over the bars of the entry gate no one had been there for a long time. We had also looked forward to playing in the wide stream, the picture shown on the website is not the stream. I asked about the photo of the stream and none of the staff knew where it was. The actual stream could be stepped over in one go , its at the bottom of a field of sheep (children and dogs please note there are ticks in the field) Advice on the type of coffee pods used and where to buy them would be helpful. Or you could sell them yourself over and above the ones you leave free. I don't want to be negative: everything else you read about the house and grounds is accurate. Its a beautiful location and the 'goodies' left in the kitchen were a kindness. We would go again, forewarned is forearmed. We did plenty of other things but the above issues were a disappointment.
