Best thing about the property was the very pleasant owner who kindly provided a home made lemon drizzle cake & locally produced bottle of wine to welcome us, & the location. Set in a small quiet village with no shops, no problem, house opposite sells milk, eggs and newspapers at good prices. The photograph of this property is very misleading. The state of the whole place was very sad and could be made into a lovely holiday retreat with a little time and money, from the holiday rental income which was the upper end of the scale in comparison to other properties, spent on it. There was no curb appeal to the property, the front was very overgrown, stinging nettles, long grass, weeds & flower pots with dead plants & weeds, not very inviting. I pulled up weeds from outside the immediate front door area and cleaned the bird poo from the top of the gate just where you hold it to pull it open. The garden advertised as enclosed had fencing down in 2 places due to ongoing building work next door, not a recent project, no mention was made when booking even though I checked it was enclosed, this was not convenient we relied on the garden for our dog when we were there. Inside needed a good clean, cobwebs hanging, mirrors/windows hazy needing polish rubbing off, bedding poor quality, towels frayed. The kitchen was well equipped however the cutlery was odds & ends, some crockery had chips & all a selection of different patterns, there was a used mug in amongst the clean ones, electrical equipment had no PAT sticker, oven had fluid spills in bottom, enamel baking dish and frying pan had burnt on oil marks which I cleaned off with a 'brillo' type pad, (not supplied!). Basin taps need tightening, swivelled when you use them, shower control so stiff, I was unable to turn it on & off, both hand basins had a film on them which I cleaned off. Walls badly marked eg tea stains etc & generally grubby, paintwork on woodwork had seen better days. Two of the downstairs doors were warped at the bottom so needed slamming to close, oil boiler smelt extremely strongly so utility room window was left open when we were there. No instructions about what to do with bedding, towels, keys etc on vacating, 4 or more drawers of well out of date leaflets! The whole place looks tired & needs a good odd job man to fix everything and a comprehensive lick of paint. The property was far cleaner when we left than when we arrived, not sure a cleaner is employed, due to instructions to leave property clean and tidy and the massive array of bleach and other handy cleaning solutions. We are on holiday & don't want to be free cleaners!

Lovely cottage with plenty of character. Great location just off the A46, ideal for exploring York and the coast and very easy to find after a long journey. While there isn't a village shop or pub, there are a few within a short distance. Nice touch to be welcomed with a bottle of wine and cake. The cottage could do with a little spruce up in places but this wasn't a major issue, and the plus points easily outweighed this. Overall we had a great stay here and if we returned to this part of Yorkshire in the future, wouldn't hesitate to stay here again.
