The Norfolk Broads are close by for waterside restaurants, daily boat hire and river trips. Many NT houses are within easy reach. The market town of North Walsham is 3 miles for all amenities including a leisure centre with indoor swimming pool and train station. Shop and pub 2 miles.

    We arrived to be told by the owner that the dish washer was not working and he was trying to get a replacement. This small problem to the owner was one reason we book cottages with a dishwasher as we believe time spent washing dishes is less time enjoying your holiday. It soon became apparent that the accommodation was not as it looked in the photos on the web site !! The sofa was not the same, it was a very very uncomfortable and you felt like you were sitting on the floor. As we both have bad backs this was not good for us. The floor board into the kitchen was lose and a trip hazard.The patio doors out into the court yard that we believe from the web site we could open and let our dogs run round was blocked off with pot plants that were very unsightly and stopped us using the door. The front door was difficult to lock. Driveing out of the property was a nightmare as it is on a bend, a mirror on the other side would have made exiting safer.The garden had a table and chairs that from the web site we thought would be nice to sit and have a cup of tea? But it was so dirty and mouldy it was unusable. Also the hedges were overgrown and not looked after. But on Monday morning when making breakfast we found the milk had gone off, on looking at the fridge found it was not working, we then found that all our food was ruined (see photos) We phoned the owner who came round and turned the temperature up to maximum, and asked if we could keep an eye on it? Late afternoon the fridge was still not working, so we had to travel out to find a restaurant to eat out. Next day the owner said he would have to get a replacement fridge, so we had to travel out to get breakfast, dinner, and tea, this was not what we budget for when on holiday, and on Wednesday morning after returning from breakfast the owner offered a cool box for use. This was the last straw for us as our funds would not allow us to keep eating out, we decided it best to cut the holiday short and return home. On returning the key to the owner he offered us £50 for the trouble we had, this I declined and informed him that we were at least £250 out of pocket and would take the mater up with Cottages. Com. We also want it to be known that we would not have booked this cottage had the web site photos been true to the actual cottage. If the owner wants to block off an exit with pot plants then the web site photos should be updated, if the owner does not want to keep the garden furniture clean they should remove it?

    Response on behalf of the Owner; I informed the client before he arrived that the 2 year old dishwasher had broken down and that it was bought and insured by John Lewis. 2 days after it had broken down and informing John Lewis, an engineer arrived and told us that it was uneconomical to repair and that he was writing it off and that John Lewis would be in touch. After two days, I phoned John Lewis who told me that they were out of stock of a replacement and I accepted a credit note and purchased one from another retailer. This obviously took longer than was desirable but out of my control. The client informed me that the fridge freezer was defective early evening, the freezer compartment was still working and I supplied him with freezing blocks that he could freeze and then place in the fridge compartment. I also offered him a cool box and £50.00 in compensation which he refused; a new fridge freezer was installed before he was due to leave. The court yard has never in the eight years of letting been available to clients as this is part of my house. The sofa is 3 year old from John Lewis with plump up feather cushions, some people love it, and some may find it uncomfortable - It's impossible to please everyone. The garden has a storage unit containing cushions etc. for the garden furniture. At no point did the client advise me about the trip hazard, the difficulty with locking the door or his perception of his use of the courtyard and never mentioned the garden, or the sofa until he left.

    A home from home. Very cosy, well equipped cottage with its own private little garden. Plenty of off-road parking for 2 cars. Owner showed us around to make sure we knew everything we needed. Tea, Coffee, sugar and milk provided for your initial cuppa after your journey. Plenty of tourist information available and recommendations of local eateries. Supermarket with petrol in easy reach, so well located for amenities but in a beautifully quiet spot to ensure a good nights sleep. I would definitely recommend.

    We loved the cottage. The owners were very welcoming and showed us around on our arrival. Despite the cold January day, the cottage was snug and warm with lots of hot water available 24hrs a day. The decor is lovely, new but homely. The beds and bed linen in particular, were so comfortable and pretty. The location is terrific, a mere two miles from the coast or local market town North Walsham and very close to the whole Norfolk coast. We had a great stay and would thoroughly recommend the cottage.
