Here at The Orchard you don’t even have to leave the house in search of fun – take a splash in the heated indoor pool.

A majestic, detached family home complete with an indoor heated swimming pool, The Orchard sits in an acre of land which includes a private paddock for outdoor pursuits. Sitting in a picturesque location in Northiam, adjacent to the last rolling meadow of East Sussex as it joins the Kent border, The Orchard is perfectly located for exploring the many treasures of Kent and East Sussex. There is a steam train just a few hundred yards away serving the Rother Valley with stops at Tenterden and Bodiam. Alternatively, Bodiam Castle can be visited by taking a gentle boat trip or, more traditionally, by car. The village features the Church of St Mary’s which dates back to 1090, and the Great Dixter Tudor House and Gardens are just 0.25 miles away. There are many places to explore including Hawkhurst, Sandhurst, Beckley and a little further afield are Hastings, Tenterden and Camber Sands.

    Lovely home. Big enough for 9 adults and 4 children. The swimming pool is defiantly the best bit. The rooms are big enough, the kitchen is big, but the lounge corner chair is uncomfortable. the dining room is big and everyone can sit around the table. The bathrooms are ok, the lighting throughout the house is not brilliant and the decor could do with some tlc. The garden is secure for the dog. And the paddock is big for ball exercise, parking enough for 7 cars . overall we had a lovely time and will Definitely book again.

    We enjoyed our stay, but the house is very basic. Not even bin bags are provided and everything in the kitchen was quite dirty. The pool is fun, but about half our party got a very severe sinus reaction so the chemicals in the pool must be very strong. Sneezing and streaming noses for days after!

    Lovely house in a great location, but some other reviews state it is a bit tired but clean and comfortable. Owner was very helpful we had trouble with no heating but he arranged to have it sorted out on the same day.

    The property was great, just what we wanted. The oven was useless and either needs new elements or replacement and the pool could do with a good clean but neither detracted from our enjoyment.

    Myself, 9 family members, plus 3 dogs & 1 cat recently returned from 4 nights at The Orchard, having celebrated our mum's 90th birthday. For a large property allowing 4 pets, the decor and cleanliness were perfectly adequate, and overall, we found the house and pool area to be lovely. Our main problem was lighting. Nothing outside whatsoever, which in a rural area where street lighting is non-existent, is both unfortunate and potentially dangerous. The one light located, didn't work, so a security light at the very least could improve the situation. Lighting issues continued inside the house, where the very few lamps available either didn't work or had no light bulbs in them. We were therefore reduced to moving a couple of bedroom lamps downstairs, as the glare of overhead lighting sometimes got too much. A personal preference perhaps, but it did make the house much more cosy looking. On a final note, although the pool is indoors, we had a huge amount of daddy long legs popping in for a swim (on one morning I must have scooped 30 out of the pool with my hands due to lack of net!). Their admittance was because two of the patio doors were permanently wedged open with trellis, presumably to make the climate more temperate. However, this probably wouldn't have been an issue if netting had been placed over the trellis.

    Great property for a family get together. Comfortable, well equipped kitchen. Pool is great! Good value for money. Perfect location to visit beaches.

    The Orchard is a lovely family home we had a great time there, as I said it is a family home and it is also a large old building so please don't expect hotel conditions it got charm it rough around the edges. The pool is great fun we had the luck of the weather and spent most of the weekend laying on the grass and dipping in and out of the pool.

    The property is pretty “tired” and could do with a good clean & refurb. The pool was very cloudy and had to be “shock treated”, this resulted in several of us having sore eyes and coughs. There were many frustrations such as the fridge/freezer’s ice maker & chilled water being disconnected, the CD player not working, the shower in the pool area disconnected etc. There were two vents around the pool which, in September, allowed too much cold air to be blown in, making sitting by the pool unpleasant. The oven didn’t work properly and a lot of the kitchen equipment in poor condition. Overall it was disappointing as, without too much effort & expense, it could be made into a really nice holiday property. The moral is - read the reviews before booking!!

    We spent the first three hours cleaning. Every kitchen handle was sticky and seemed to have had grease on them forever. We did not use any utensils as the overall cleanliness leaves a lot to be desired. We did not use the bbq as have seen better in skips and no way could it be used for food. The pool was the one area that was good. Would love to know what other people found regarding cleanliness?? Does the owner ever look at the place as for cleaners going in for what!!!!
