This small single-storey holiday cottage is pleasantly set on a back road and boasts its own small, enclosed garden with patio, shingle garden and picnic bench. Standing at the end of a row of cottages converted from an old maltings, it is just a short walk away from the heart of the village with its range of specialist shops, pubs and restaurants. Within the immediate area are Holkham Hall, Burnham Thorpe (with its Admiral Lord Nelson connections), the small town of Wells-next-the-Sea and several fine, open sandy beaches. Sailing at Burnham Overy and Brancaster Staithes. Leisure centre and swimming pool at Hunstanton. Shops 100 yards.

Excellent location for exploring the north Norfolk countryside and sites. However, very disappointed with overall cleanliness (especially the oven - which definitely needs a clean), and the beds were very uncomfortable. New mattresses needed? We will not be returning.

I think you get what you pay for here and so long as you go knowing that you will be fine. The cottage is tiny but it is a stones throw away from the centre of Burnham Market where you can walk into the village and enjoy the lovely shops and the gorgeous Hoste Arms. It doesn't have some of the ameneties we might be used to such as wifi, dishwasher, bath and the decor is a bit dated. The garden is pretty and gets the morning sun, but not private. The cottage makes a lot of it "horsey" theme and whilst I liked some of the the more modern paintings the prevalance of old "horsey" trays and pics all over the place seemed a shame when it could have been making the most of gorgeous Norfolk. I would love to see some paintings of the glorious area it is in. One thing that could be improved is that the crockery and cutlery was not as clean as I would have liked and we wound up having to wash everything before we used it. Having said that I go back to the fact that it is in a glorious position, we thoroughly enjoyed our week and the price was reasonable for a very exclusive little village.
