Pretty gate lodge with many interesting architectural features, much internal character, set in very attractive gardens at end of driveway to ’Plas Tan Y Bwlch’, now a study centre, and at junction of A487 - B4410 about 7 miles from Porthmadog, with extensive views over wooded vale of Ffestiniog. In heart of National Park, well placed for beaches, touring or walking. Betws-y-Coed, Caernarfon, Bala all about 20 miles, Portmeirion and Harlech about 6 miles. Shop 4 miles, pub 200 yards.

Ground floor: Living room/dining alcove. 3 steps up to kitchen. Bathroom with shower over bath and toilet. Narrow stairs to landing: 2 bedrooms: 1 double, 1 step to 1 twin, both with narrow, low doors.

Woodburner in living room (no fuel provided). Economy 7 central heating, electricity, bed linen and towels included. Electric cooker. Microwave. Enclosed garden and furniture. Parking.

    PROS (lots!): Lots of stunning woodland walks right from the very doorstep to explore, perfect holiday for dogs, children and their owners! Quaint, comfy cottage and garden. Big bed very comfy! Adored the period details. Have visited in both hot weather and snowy/wet weather - fine for both (cool interiors and some shady parts of garden / glorious toasty log burner in room!!) Beautiful lake/picnic area nearby suitable for shallow paddling - Coedydd Maentrog (Sssh....don't tell everyone about it!) Steam trains from Tan y Bwylch station. Only 10 mins by car to the huge Black Rock Sands beach (dog friendly); 20 mins to gloriously green Coed y Brenin country park; 5 mins to Porthmadog. CONS: (For mum) Noisy in garden most of the day from traffic on the main roads which are adjacent to cottage so we had to go further afield to find somewhere to sit and truly 'switch off'. (for teenager) No wifi, and TV quality could be improved a little. We will definitely be back!

    Lovely little cottage, garden well fenced off for the dog,shame about the roads in front and behind the cottage can get noisy day and night

    Too much noise from traffic and building work at the back, which we should have been informed about . Mound growing in bedroom windows

    This cottage is in dire need of a new bathroom and a new kitchen. The cottage lacked a washing machine which is essential when you have a family on holiday for a week! Overall the place needs doing up and is very tired. I would not recommend this place to my friends and family. This is a shame because the location is stunning.

    Response on behalf of the owner; Following the retirement of our caretaker, we now have a new cleaner/caretaker. We have taken note of recent reviews and are making improvements. We have installed a new oven, hob, extractor fan and microwave in the kitchen, new beds, bedding and curtains in the twin bedded room and new bedding in the double bedded room. There are also new, better quality towels. We replaced the sofas in the sitting room and repainted the interior last year. We would like to install a washing machine but we have been unable to find space near a water supply. However, as an alternative there are two launderettes in Portmadoc. We continue to make improvements to the property whilst trying to maintain its Victorian character.

    The cottage had potential to be lovely but it was very much let down by the cleanliness in the kitchen, the sink, cooker and plates and glasses were all dirty when we arrived, which was very disappointing. The bathroom was not too clean either, the shower curtain needed replacing and the sealant around the bath was black in places. The rest of the cottage was homely but a little tired looking.

    A lovely cottage, with great views of the welsh countryside and handily placed for visiting Portmeirion, Portmadoc and Caernarfon
