This stunning and unusual Grade II listed country property with a large, enclosed garden is ideal for families wishing to discover all that Kent has to offer.

Willow Tree House is a unique countryside retreat with plenty of space, walks from the doorstop and a host of things to do close by to keep all the family entertained. Willow Tree House is centred on Dovecote, built for Sir William Lynch in 1750 as part of the Groves Estate. An extremely attractive detached building which is Grade II listed, Willow Tree House is made of plum brick with red dressing and an hexagonal roof which gives it a quirky charm. The house has been sympathetically converted to make a comfortable family home; wrapped round by beautiful gardens with plenty of lawn space, Willow Tree House has gorgeous views across rolling Kentish countryside giving a sense of true peace and tranquillity.

Inside, the warmth and charm of the picturesque kitchen, with its post-box red Rayburn cooker and large, sunny windows, will attract the whole family who will while away hours chatting round the scrubbed wooden kitchen table. Two living rooms are on the ground floor; in the octagonal room is a small wood burner and wooden floors. The second sitting room is a retreat from it all with a gas fire, TV, DVD player and a wall filled with books with which to curl up and read on lazy evenings. Upstairs, the master bedroom is a delight with a king size brass bed, stripped wooden floors and stunning views from the generous windows.

If you can tear yourself away from the house and gardens, a whole host of activities including canoeing, horse-riding, surfing, shopping, birdwatching, punting, exploring Canterbury cathedral (a World Heritage Site), feasting on oysters in Whitstable, golf and fishing are all available within a short drive. Canterbury town centre offers all the shops, restaurants, pubs and clubs one could wish for and is only 9 miles away. Broadstairs, Ramsgate, and Sandwich Bay Beach are just a few of the sandy beaches within a 20-30 minute drive. There is a bus stop within walking distance with hourly buses running to Sandwich and Canterbury. Shop and restaurant 2½ miles, pub 1 mile.

Willow Tree House can be booked together with The Bothy (UKC1061) and Gamekeeper’s Cottage (UKC1062) to accommodate up to 12 guests.

Living room 1: With wood burner, Freeview TV, DVD player, Playstation 2 and wooden floor.
Living room 2: With gas fire, Freeview TV, DVD player and library of books.
Kitchen/dining room: With Rayburn, microwave, fridge/freezer, dishwasher, washing machine and tiled floor.
Bedroom 1: With bunk bed and en-suite with shower cubicle and toilet.
Separate toilet.
First Floor:
Bedroom 2: With kingsize brass bed, wooden floor and en-suite with shower over bath, and toilet.
Second Floor:
Bedroom 3: With double bed and en-suite with shower cubicle and toilet.

Initial logs for wood burner included. Travel cot and highchair available on request. Large lawned garden with sitting-out area and garden furniture. Private parking for 3 cars.

All properties: Gas central heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack. Barbecue. Grounds (shared with other holiday cottages). No smoking.

    lovely cottage .Minor criticism is there was a Rayburn cooker but no instruction on how to use it.

Just to say there are full instructions on how to use the Rayburn in the information pack provided, and there is also a cookery book with advice specifically for that oven on the shelf above the Rayburn in the kitchen. We also do say to guests we are always nearby if they have any problems and we would have been more than happy to go over how to use the oven if we had been told they were having difficulties.

    A very nice house situated just 30 minutes drive from Dover and 15 minutes to Canterbury or the beach. Quietly and privately situated on a big property. You feel welcome and quickly at home. Recommended for a small family or group of friends.

    The house had a lovely feel to it and is a unique property which well suited our needs with the three ensuite bedrooms and two sitting rooms.We stayed over Christmas and enjoyed both the cottage and the area very much.The Rayburn took a bit of getting use to but we managed Christmas dinner easily.It was lovely and warm and welcoming in the cottage when we arrived but took awhile to regulate bedroom temperatures.We would definitely return to this idyllic place.

    Wonderful place to stay, it felt like a welcome home and not the usual holiday cottage with uncomfortable furniture. And the working stove was a bonus?

    Lovely house and location, We enjoyed our stay at this unusual and lovely cottage which is in a very good location for visiting this area of the lovely county of Kent and all that it has to offer. Sadly I didn't manage to master the Rayburn, not enough time when we were out each day. ( would have liked a conventional oven as an alternative) slight prob with plumbing which I am sure will have been looked at by now, none of which detracted from us having a great time. Thank you so much.

To reassure future guests there was a minor issue with the plumbing which was rectified straightaway by a local plumber. Also a reminder that the microwave doubles up as a conventional oven. The Rayburn takes a little getting used to but we can promise it makes the bests cakes/scones and Sunday roasts you have ever tasted.
