Play croquet on the private lawn - families or groups of friends will be impressed by this 18th-century former barn.

Less than an hour from London by train or car, in the South Downs National Park, this detached 18th-century former barn is set in the owner’s grounds, in the heart of this quintessentially English village with pub, green and cricket pitch. An ideal weekend get-away for families or groups of friends, it has a one-acre private garden with croquet lawn, mature specimen plants including a 300-year old cedar tree and an outside terrace with table and chairs for 10 - an ideal spot to enjoy al-fresco dining - as well as a detached heated games room with pool table, table tennis and table football. Inside, along with wonderful original features including exposed stone walls, flagstone and brick floors and beams, there is a wood-burning stove, an Aga and an oak dining table, whilst the bedrooms have Victorian bedsteads and deep mattresses. The 16th-century Red Lion pub, 400 yards away on the village green, is the starting point for numerous walks, cycle, bridle trails and a launch site for hot-air balloon flights. Black Down, the highest point in the National Park, with its pine and heather covered slopes is immediately accessible on foot. Within a 15-minute drive is Petworth with its antique shops, beautiful stately home, Capability Brown gardens and open-air concerts, and charming Midhurst, famous for polo at Cowdray Park. Goodwood is 20 minutes away with its motor and horse racing, as well as numerous other National Trust houses and gardens. Chichester and West Wittering with its award-winning sandy beach are half an hour away. Shops 600 yards, pub 400 yards.

A great weekend break in a fantastic cottages. Great local pub (the Red Lion) and walks. Cottage has great amenities for adults and children and the hosts are really gracious and welcoming. We really enjoyed it... ...even if the snow tried to stop us getting there!

Although the cottage was quite a bit smaller than we had anticipated we did find the bedrooms and the lounge very comfortable for ten people. The log burning stove was a fabulous touch. The kitchen was a bit of a challenge when cooking for the whole group, especially as we cooked a full Christmas dinner using the Aga. The garden is beautiful and the surrounding area just lovely. The owner, Helen, could not have been more helpful. She was absolutely delightful and really topped off a thoroughly enjoyable few days by extending our check-out time (we were extremely grateful for this). All in all I would highly recommended. We chose to book peak season so the price was steep but that’s to be expected. Price for other dates looks extremely reasonable for such a lovely place.

Well situated with shops and village pub minutes away, but still a rural setting with a large garden area solely for our use. Being late October unable to take advantage of the outside table and chairs. Separate heated games room, well equipped with pool table and football table. Woodburner easy to use. Open plan, one large area, good size dining table for 10.

Helen is an awesome and relaxed host. The house was great and we especially enjoyed the shared areas of the lounge, kitchen and garden. The mezzanine bedroom is very much exposed to anyone up in the house and our guests struggled a bit with the noise so good to bear in mind. The Aga was great to use and the TV and fire super cosy. Thanks Helen!

The Cottage was fabulous - so well equipped, immaculately clean and set in such beautiful grounds. The arrangements to access the property were very straightforward and as soon as we were in, it felt like home. The welcome bottle of wine and chocolates was a lovely extra touch. The games room was well equipped and we had a good time learning how to play croquet in the beautiful gardens. It is set in a very pretty village, next to the church and village green and there were plenty of walks to do directly from the property. The local shops were within walking distance and useful for little bits and pieces with the main twn of Haslemere just a short drive away with some lovely shops, cafes etc. All in all we had a fantastic time and would 100% recommend staying at The Cottage - it was lovely.

We had a great weekend here celebrating my birthday in June. The cottage and gardens were lovely and we had the right amount of privacy despite the owner (who was lovely) living next door with her family. The cottage was hot due to the very warm weather so we had to keep the doors on both sides of the cottage open but were were all provided with fans in our room which was great. In winter I imagine it would be very cosy indeed. I loved this cottage and would go back in a heartbeat if I could afford it for a week!

My book club had a lovely weekend in this warm and cosy cottage. The bedrooms were all extremely comfortable with 3 bathrooms to go around. From the aga to the open fire to plenty of parking, beautiful countryside and fabulous pubs, it is a great place to stay.
