    A small but great little cottage . Probably suited best for a couple with small children. Cottage was very clean and beautifully furnished. The only negatives would be no parking or small outdoor space for a dog and only one entrance into the cottage so a bit tricky with wet muddy dogs and the only cleaning option is the shower upstairs with a spiral staircase to negotiate. But we loved our few days here and the Instow inn and beach house pubs were really lovely pubs, the beach house having the edge on food. Instow is a beautiful place to stay with a great dog friendly beach. We would stay at the cottage again and contact with the owner prior to stay was very pleasant.

    Lovely little cottage in a fantastic location. It’s certainly not the biggest and I can see why there was mentions of the stairs in some reviews but I would move in or buy the cottage tomorrow given a chance.

    Have stayed in cottage on a previous occassion so knew what to expect. Very enjoyable holiday in this cottage and lovely village. Hopefully will return in future.

    We loved our stay. Brilliant location for the beach and pubs in Instow. The Cottage was very comfortable and had everything we needed. Was concerned with parking before as we were visiting in peak weeks but we managed to park in the road by The Cottage every night (sometimes needed to park by the beach first then move later on when space became available). We found The Cottage an ideal base to explore North Devon.

    Lovely spot and so close to the beach and local pubs, walking distance to John's the local deli and restaurant which is very good. Parking is a bit of a nightmare and a problem if you go between May or July to August as there are 1 and 2 hour parking restrictions and there is no parking for the Cottage. The parking directly outside is free for all and we struggled to get parked out front until the last day for an hour! You can park round the corner but restrictions everywhere. If you do find something outside near then leave it there as once its moved it wont be long before someone takes the spot. It was bank holiday weekend though. There is no garden or outside space, so walkies it is if you have a dog each time they need to go and it did not state that there was a spiral staircase, so our dog couldn't come up with us and whined a lot when we went to bed. Also its a bit rickety and I noticed that some fixings were missing! It rained when we were there and the gutter leaks straight down onto you when trying to get into the entrance door and at one point when we had a storm rain came inside under the door. The cottage is decorated nicely and equipped well, but could do with a new mattress in the main bedroom and using the toilet is difficult if you are a biggish person as its squashed into a recess in the bathroom. The shower is a bit erratic too as its fed by a combi boiler so it can get very hot then cold, beware. The kitchen worktops need sanding and oiling especially round the sink as they are getting damaged with water and have ring marks on them elsewhere. On the whole though the cottage was pleasant enough to stay in and in a lovely spot.

We have a small, but perfectly formed cottage and make no claims that it is large; therefore if you need lots of space on your holiday then a larger property would probably be better for you. We make it very clear that there is a spiral staircase - this can be seen clearly in the video and is mentioned on the property details – we are sorry that you missed this. Beds are a matter of personal preference and our recent guest review was so impressed with the quality of our mattress she wanted to know the details of where to buy it. Other reviews also mention our fantastic shower so I can only assume you were maybe not familiar with the temperature settings. Our border terrier comes with us on every visit and always comes up the stairs without any problems, and all our previous guests with dogs have said the same, so I am very sorry that your dog was unable to make the stairs. We have been made aware of the issue with the gutter and it is being repaired this week, but thank you for bringing it to our attention. We do make it very clear that there is no allocated parking with The Cottage. The Bank Holiday weekend just gone was one of the busiest the village has ever seen with such hot weather, so parking was busy for everyone. One of the downsides of being within stumbling distance of the beach and sea is parking. There is parking very nearby which costs £6 for 12 hours, and parking in our Lane is perfectly possible on normal days. We are enjoying a break there ourselves next week and rarely have any problems getting a parking spot in the Lane.

    The cottage was lovely but parking a nightmare getting a on street parking spot was terrible and the nearest carpark was very expensive, The cheap one was 8-10 mins walk not ideal when you have to unload your car for your holiday. The cottage itself was lovely.
