Set in the 3-acre grounds of a Grade I listed manor house, this well presented cottage makes a lovely holiday retreat from which to explore East Devon, Dorset and Somerset and situated just 1 mile from Axminster. The famous World Heritage Jurassic Coast, with its superb scenery, walking and other outdoor pursuits, is just 6 miles. The seaside resorts of Lyme Regis, Seaton and Sidmouth are also within easy reach. Golf, fishing and horse riding can all be found within 5 miles of the property. Shop, pub and restaurant ½ mile.

    A really relaxing break where nothing was too much trouble. Location ideally placed for the places that we wanted to visit and owners very obliging. After going out for the day it always felt like we were coming home. Usually when you arrive at holiday accommodation you are left to your own devices but we were shown around and were shown how things worked. Any equipment we requested was provided. It lived up to our expectations and we will definitely make a return visit.

    The cottage is very tired and in need of some TLC. The TV hardly worked during the stay and the landlord was aware there was a problem after 6 days he said it had been an issue and he would replace it! There was no washing machine as described but they did say I could use the one in the main house I declined. The hot water ran out very quickly the tap constantly dripped and again the landlord was already aware. No welcome pack. There was dog poo outside on the gravel from the resident dog not from my dog I hasten to add. They were pleasant enough people but after discussing the TV etc I called it a day and left a day early. It needs some money spending on it to make it more comfortable.

    Response on behalf of the Owner; I am so sorry the Cottage did not meet the guest’s expectations as we make every effort to ensure a happy holiday. This is not a top-of-the-range Cottage but a rustic country cottage that many find charming. If by saying that it was very tired he meant that we do not have new fittings and furniture he is right; it does have TLC and it does have a thorough clean at changeover. The TV seemed to work, although a new one was provided and is now in place. There is a washing machine available, but the customer did not actually want to do any washing. As explained, there is unlimited hot water from the electric shower, but a smaller tank for the basins, which most find more than adequate. There was a drip on the hot water tap that has now been repaired. I am so sorry about the dog mess: it is a dog friendly site and although every effort is made to clear up any business this was obviously missed. So apologies. We ask all guests to raise concerns with us at the time so that they can be addressed.

    The pictures on the internet do not reflect the interior of the cottage. It needs a complete overhaul and a good clean. It is set in the grounds of the Manor house which have been improved and look lovely. More instructions need to be provided as it is very difficult to find.

    Response on behalf of the Owner; I am so sorry the Cottage was not at the standard you expected, and you found it difficult to find. The directions have been successfully in place for many years, before my time, but I will review to see if they can be improved. The state of cleanliness was a real concern as it has a thorough clean between changeovers. We ask guests to raise specific issues with us, so that they can be addressed at the time. It would have been no issue to do a second clean if something had been missed. As far as a makeover is concerned, no pretence is made that this is a high grade, modern fitted unit. It is a rustic country cottage, which many find delightful, but obviously some find too basic. The price is at the lower end of similar units and the age of the building and country setting means that it will never have the feel of a Premier Inn. Some of the furniture has been upgraded, so thank you I will post new photos. Once again please accept our apologies that you were disappointed with your holiday.

    So disappointing. Arrived 3.15, met the owner who was rushing out, Good trip? Sorry have to rush, cottage ready, door open, key inside then he was gone. He returned around 11.00pm. The living area of the cottage was stifling, so hot with only a small window open. One roof window we couldn’t open as it was over the staircase. Second roof window we managed to open but had to leave the front door open for ventilation.No fans available. The table + chairs which were supposed to be outside the cottage weren’t there so we sat on the stairs with the door open. No enclosed area for our dog. No WiFi. Next morning we looked out the window, 7or 8 rabbits outside the cottage, our dog (a spaniel) will chase rabbits so couldn’t leave the open front door. The cottage is surrounded by open fields with no boundaries so our dog could easily have got lost if he’d got out. Although the owner’s car was there first thing no attempt was made to contact us. No information regarding the cottage and the surrounding area was left. The owner drove off again, it was at that point we’d had enough and decided to pack up and go home, valuing the safety of our dog rather than losing the money we’d spent renting to cottage. Shortest holiday ever arrived Friday 3.15pm left Saturday 11.30am.

    Response on behalf of the Owner; I am so sorry that our guests did not enjoy their stay on the hottest day of the year, and were clearly upset to write such a review. We ask all guests to raise any requests or concerns with us as we live on site, because if they had done so we could have avoided this unkindness. The complaint we received over the phone, when guests requested a full refund, was that it was not dog friendly, meaning that there was no enclosed area. Most guests are happy dog owners who appreciate that this is a country cottage, surrounded by open gardens and fields. There is a small walled garden that we could have enclosed if asked. The other complaint was that it was too hot. It is true that it was at the height of the June heatwave and it was stifling everywhere. All the windows work properly and the cottage now has a fan, so thank you for that suggestion. There is plenty of outside seating, and if the guest missed something, again, please ask. I was upset about this stay. Yes I was at a wedding on the first day, but did wait to meet them and always have my mobile with me. We also leave the initiative with the guests to ask us things after the initial contact: most value the privacy. Wi-Fi is in the office next to the cottage. We are truly sorry that the guests had a failed holiday, but wish them well for the future.

    Unfortunately the cottage did not live up to our expectations. The wi-fi was non existent in the cottage although the owners did offer us use of the wi-fi in their office. We appreciate the cottage is very old but the lack of equipment was very disappointing. There was no shower mat available and there was a wood lice infestation in the bathroom. Altogether a very disappointing experience.

    Response on behalf of the Owner; I am so sorry about this guests experience, I had no idea and no requests were made during the holiday. As we live on site, we can provide anything from the cottage that is missing - please just ask! The cottage is thoroughly cleaned on changeover, but it is an old country cottage and occasional spiders or wood louse may encroach. The Wi-Fi is as described. I'm not sure what other equipment was lacking, there is a good widescreen TV with DVD player, extra freezer if needed, and there should have been a shower mat there. Please just talk to us! I am so sorry for your disappointment and I hope your future holiday experiences are more successful.
