The Coach House is a superbly equipped barn conversion situated on the edge of the delightful market town of Brampton. This quirky semi-detached property has an upside down layout with the spacious living/kitchen/dining area on the first floor. Everything has been thought of to ensure you have a relaxing stay, from the sumptuous beds with feather pillows and duvet and luxurious toiletries including bathrobes and slippers, for use with the hot tub, to the cosy gas fire and large TV in the sitting room, home from home in every sense of the word. In 2018 the property was given a VisitEngland award of excellence. The awards celebrate the very best in English tourism, championing excellence in best practice and customer service. The property is decorated with a Christmas theme during the festive season, and also boasts convenient off road private parking for 2 cars on the drive in front of the barn gate.

Take a stroll into the centre of town and sample the many good restaurants and pubs. A must is a trip to Talkin Tarn Country Park, 2 miles from Brampton with its 65-acre lake set amidst 120 acres of farmland and woodland. The Tarn is an ideal place for recreation or a quiet stroll through the mature woodlands. No stay in Cumbria is complete without visiting Hadrian’s Wall, the most important monument built by the Romans in Britain. It stretches 73 miles from Wallsend, Newcastle across the neck of England to the Solway in north west Cumbria. Within Cumbria are Banks Turret, near Brampton and Birdoswald Roman Fort a few miles away. The Coach House is also an ideal base to explore Carlisle, The Lake District, Northumbria and the Scottish Borders. Shop, pub and restaurant 800 yards.

Bedroom 1: With super kingsize bed (can be twin beds on request), Freeview TV and en-suite with double ended bath, shower cubicle, toilet and heated towel rail (also accessed from hall).
Bedroom 2: With kingsize bed, Freeview TV, dressing room and en-suite with walk-in shower, toilet and heated towel rail.
Bathroom: With double ended bath, shower cubicle, toilet and heated towel rail.
First Floor:
Open plan living space.
Living area: With gas wood burner, 42" Sky TV (Sky sports mix and Sky Q) with Netflix and DVD player with a selection of DVDs.
Dining area.
Kitchen area: With range with 6-ring gas hob and electric oven, fridge, freezer, dishwasher, Nescafe Dolce gusto coffee machine and washer/dryer.

Gas central heating, gas, electricity, bed linen, towels and Wi-Fi included. Welcome pack and doggy extras. Selection of board games and DVDs. Enclosed courtyard with garden furniture. Hot tub for 5 (private). Private parking for 2 cars. No smoking. Please note: No children under 3 years old.

    Warm welcome by the owner, lovely touch of a card and a bottle of bubbly for our anniversary, place was a home from home everything we needed was available.. Hot tub was an added bonus, can't recommend enough

    A beautiful place to relax and enjoy...central for lovely walks and so dog friendly. The hot tub added a little element of luxury to this beautiful property. Highly recommend a visit any time of the year..

    We loved The Coach House and only wished we had booked for longer! The welcome baskets were amazing and much appreciated. We were particularly impressed with the attention to detail, cleanliness and how well equipped The Coach House was, the owners have thought of everything! We will be booking again soon.

    Our first cottage break to brampton and will definately be one to return to. The cottage is stunning and tastefully decorated with Luxurious touches throughout. Very clean and lovely and warm throughout the day and night. The coach house has a real homely feeling and the open plan upstairs living is a great social space, fantastic amenities. The upside down twist really works, the children loved going down to bed and up for breakfast! The hot tub was big and so relaxing in that lovely clean court yard, just what we needed to relax over the festive break. Rita and Andy are amazing hosts and really don't miss a thing when it comes to thinking of everything, the welcome hamper for us was a lovely touch with fresh produce from the local butchers, goodies for the kids and a bottle of bubbly for the hot tub. Rita had decorated the coach house for Christmas and the doco blew me away, to tears in fact, the tree and all its decorations was simply stunning and it all added magic to our festive week. The children 5 & 3 was so excited to have received letters under the tree from santa telling them he was going to visit them there, and Rita's story telling of how he gets in with the presents will live on should we get the am a ING opportunity of staying at Christmas again. My dog has never had such a relaxing Christmas! This cottage is a must and we will be returning.

Just the looks on the children’s faces when they discovered the tree with Santa’s letters underneath was worth the effort of Christmas decorating. I was so happy to receive the photos from Christmas Eve with the children tucked up in the king-size bed complete with their stockings... & Trig doing his bit to make the Santa Christmas story come true, so thrilling for me as I had explained to them that I told the same story to my son when he was their age - just fabulous! We were thrilled that you all had such a great time, even down to the children’s Christingle service complete with donkey 🐴 on Christmas Eve at Brampton’s local church. We would welcome you all back in a heartbeat. Your children are an absolute credit to both of you. In addition, you left the barn utterly pristine after your weeks stay, so thank you all for that.     This cottage is not one to be missed! Beautiful set up, so fresh, clean and modern with some lovely traditional features. The hot tub is an added bonus with such a private feel.

    Beautiful barn really home from home. Second visit. Welcome pack amazing. Greeted by owner Rita who provided local knowledge of area, best eateries, walks etc. Barn immaculate, comfortable beds, top quality fresh cotton bedding and fluffy towels. Hot tub bliss after long days walking. Made our dog really welcome too. Really can’t fault anything. We already booked for next year. Xx

    What a find this place is! Close to Carlisle but far enough away to feel like you are on holiday. Lovely welcome on arrival from the owners who had very thoughtfully left a super welcome pack & bottle of sparkling wine for us - not only that but made a great fuss of our dogs, along with little doggy bags for them too. They provided details of all the best walking places, pubs and eating places in nearby Brampton which welcome dogs. Accommodation is first class and very comfortable - a great place to be for what we had a very quick week away. I wouldn’t hestitate to return - we (and our dogs) had a superb time - my one complaint is that the week didn’t last long enough!

    We had a lovely stay at The Coach House. The house is very comfortable and in a very good location for both the Lake District and Hadrian's Wall. The hot tub is an added bonus which we enjoyed very much. The kitchen is extremely well-equipped and everything is there that you could possibly wish to cook your own meals. All in all a very good cottage in a lovely location.
