Nestled alongside a stream, and tastefully furnished, this charming lodge, complete with tennis court, is perfect for exploring the countryside, town and beaches.


This charming, detached studio lodge is tucked away, beside a small stream within the grounds of The Old Rectory at the end of a long drive. The property is tastefully furnished with a mix of contemporary and antique furniture, and outside the French doors is a private terrace with garden furniture and barbecue. Guests can enjoy the 15-acre small holding, with growing piglets and lambs in the summer, and also buy the owners’ home laid eggs. By prior arrangement, guests are welcome to have breakfast in the house where the owners use home-made and locally sourced ingredients. Bring your rackets and enjoy a game of tennis on the owners’ outdoor court.
Quiet lanes and public footpaths can be enjoyed direct from the doorstep, either on foot or by bike. The property is an ideal base for exploring the delightful, picturesque villages and old market towns that Suffolk has to offer. The old wool town of Lavenham, just over 3 miles away, boasts a spectacular Guildhall and medieval houses. Constable Country is located to the east, with East Bergholt, Dedham and Flatford close by. In Dedham, you can hire a boat for a days rowing on the River Stour. Sudbury, 9 miles away, is the birthplace of Thomas Gainsborough, and the cathedral town of Bury St Edmunds is easily accessible, as is Newmarket, where you can enjoy the races. The sandy beaches of Frinton, Walton and Felixstowe are only an hour’s drive away, while Aldeburgh and Southwold are just a little further. Shop 2 miles, pub and restaurant ½ mile.

    This was a very good choice the area is really nice the location is one of the best I have visited. Maggie and paddy are really nice genuine people who really make you feel very welcome I will miss my new friend Winston the dog.. 10 out of 10 from me JN

    The owners, Paddy and Maggie, made us extremely welcome and were keen to ensure that we had a first class holiday. The accommodation was to a high standard with everything we needed during our stay. Whilst the owners were nearby, we had complete privacy in a beautiful setting. We were allowed to walk around the beautiful grounds and also met the sheep, pigs and chickens. There are plenty of paths for walks from the grounds. Parking is shared with B & B guests who stay in the main house (space for all). An option available is to have breakfast or an evening meal in the main house at a reasonable extra charge (subject to availability). We took this up and were treated to superb home cooked food. Nearby villages offer good pubs, much local history, magnificent churches and plenty of local shops with free parking. Lavenham is particularly recommended.

    We enjoyed our stay at Cart Lodge ,peaceful daffodils and blossom came out while we were there. Comfortable bed , in a studio room , lovely breakfast in the main house . Thank you Maggie and Paddy for a delightful stay.

    This place is in a stunning location, middle of nowhere. The owners were so helpful and lent us maps and a torch. Would highly recommend.

    On driving down a country lane, we turned right into the Old Rectory. We were greeted with perfect green grass, sprawling views and a 15 week puppy bounding across to welcome us. Following closely behind was the owner of Cart Lodge. Paddy introduced himself and Winston and welcomed us to his home with a beaming smile. From that minute, we both knew we were going to have a fabulous break. Once parked, we were shown to the delightful Cart Lodge which was hidden behind the house. A bright and spacious room included a kitchenette area, table, sofa, beautiful bed. Just off this room was a lovely bathroom including at double shower. Whilst getting our bags, we met Maggie along with the pensioner of the group – Useless – their 14 year old Jack Russell. Maggie and Paddy had kindly given us bread, butter, marmalade (this was amazing), tea, coffee and milk. A lovely welcome cuppa went down well and after unpacking, we set off to a shop 2 miles away for some supplies (wine). We were offered the use of the tennis court which we didn’t turn down, spending Friday night, Saturday night and Sunday morning trying to pretend we were good enough for Wimbledon. The court was beautifully looked after and weather was kind to us. Whilst playing on the Sunday, the sheep came to say hello, followed closely by Winston. Saturday was spent with a leisurely walk to Lavenham, enjoying a pint at The Greyhound and stroll back to base. Although our break was a fleeting one, anybody needs a break from the stresses of life, this is definitely the answer. Maggie, Paddy, Useless and Winston made us so welcome that a return visit is inevitable.
