The Boat House lies just 30 yards from the beach on the Moray Firth, with dolphins, otters, nestling ospreys and falcons all close by.

Beach side setting

This detached former lifeboat station is situated approximately 30 yards from the beach on the Moray Firth. It is close to the famous Channory Point, where the bottlenose dolphins are seen daily and can also be seen from the property. Otters, ospreys and falcons can also be seen in front of the house and free fishing with good runs of sea trout are available. There is a choice of restaurants and bistros within a 5-minute walk along the beach. Rosemarkie is ideally situated for touring the Northern Highlands with most of the main tourist attraction, the Isle of Skye, the ferry, the fishing ports of Ullapool and Inverewe Gardens are an easy drive. Local amenities include golf at the local course just a few hundred yards away and other fine courses including Castle Stuart. Trips on Loch Ness are only 20 minutes away. The Camping and Caravan Club is adjacent to the property. Shop and pub 300 yards, restaurants within 0.5 miles.

All on ground floor: Living/dining room/kitchen. 2 bedrooms: 1 double (5ft), 1 bunk. Bathroom with shower over bath and toilet.

Oil central heating, electricity and bed linen included. Towel hire. Freeview TV. DVD. CD. Electric cooker. Microwave. Fridge/freezer. Wi-fi on site (payable to the Camping and Caravan Club). Lawned garden with patio and furniture. Parking (2 cars). No smoking. Please note: No children.

    I've stayed here twice now and will definitely do so again. The only thing that is not perfect about the house is the lack of towels. Having to take a bath towel uses valuable space in carry-on baggage. Wouldn't be so bad if you have hold luggage I suppose. However there's no hand towel in the kitchen or bathroom either. Also a spare bath mat would be useful as it's almost impossible not to get it saturated when showering. These are minor annoyances though, and everything else is so perfect about this house :-)

    House is on the Firth, garden, road and you are on the beach. About one mile to the point to watch dolphins. Great. Second bedroom has bunk beds.

    A cosy, comfortable place to stay for quiet, relaxing holiday. Beach is just a few yards over the very quiet road. Great walks nearby. Would have appreciated a washing machine for towels (bought our own as requested, but ran out.) Also needs more tea cloths (provided). Difficult to dry hand- washed items as the washing line needs a post and notices specifically ask visitors not to dry items on radiators. (Nearest laundry Inverness, so we borrowed from a friend who lives nearby.) All a bit inconvenient at the time, but would definitely consider staying here again.

    We had a lovely holiday in The Boat House. The cottage was very comfortable with lots of space and was warm and cosy, though the weather outside was really cold the week we were there. We had lovely views from all the windows but they could be lost to some degree once campers were on the site next door and blocking some views, but it wouldn't detract from the area and easy access to the beach. We would certainly come to the Boat House and Rosemarkie again.
