Central heating, electricity, bed linen, towels and Wi-Fi included. Lawned garden with sitting-out area and garden furniture (shared). Barbecue. Private parking for 2 cars. No smoking.

Ideal touring base

The Annexe is a modern, single-storey, semi-detached holiday property adjoining the owner’s house with its own small enclosed garden and views over open countryside. Located in the village of Newbourne, it is an ideal base to explore the Suffolk countryside and Heritage Coast. Felixstowe is 10 miles and the charming market town of Woodbridge with its range of shops, restaurants and sailing (space for small boat/dinghy at property) on the River Deben is 5 miles. The village of Newbourne boasts its own nature reserve, Newbourne Springs. Other attractions include the ancient burial ground at Sutton Hoo (NT), Framlingham, Aldeburgh and Snape Maltings. Shops 2 miles, pub and restaurant 0.5 miles.

Such a shame that we as customers can’t have our say about what owners need to do in preparation before letting out their properties to customers. Firstly, the carpets need a deep clean (animal stains on carpet) cutlery drawer had crumbs and food inside so had to wash it out, the bedroom smelt of damp, uncomfortable bed, dangerous loose door & window panes of glass (couldn’t open some of the windows), bathroom also needs a deep clean especially the shower cubicle & a handmade wooden box/step leading up to the shower cubicle felt dangerous. Garden area: I had to sweep the slabs before thinking about sitting outside but decided not in the end we didn’t feel comfortable due to dog mess in owners garden which wasn’t pleasant.

Ideally placed for the Suffolk coast and rivers. 20mins from Woodbridge. Very dog friendly for well behaved dogs.

Flooring and carpets could be cleaner. Cottage outside/inside looks nothing like the picture. Strong smell of cigarettes from owners property next door. Garden un-usable, grass long and slabs need cleaning and sweeping. No decent vacuum cleaner. Conservatory???? leaks. Enough said. Bed was very comfortable.
