This property is ultra modern and has stunning bedrooms and ensuites. Sadly the second hand furniture that has been put in to rush finishing it lets is down completely. The corner sofa in the lounge stinks of cigarette smoke as do the drawers in the master bedroom, these all need to be removed and replaced. You cannot control the heating yourself this is controlled by the owner away from the property - the master bedroom was stuck at 23 degrees we did try and contact the cleaning company who said that the owner would lower the temp but it did not happen, so it was very stuffy and hard to sleep. Although beautiful the house is missing vital items and needs finishing before being rented as a holiday home. There are no dressing tables or mirrors in any of the bedrooms which makes it impossible to dry your hair without seeing what you are doing - there are plenty of plugs but each bedroom requires a dressing table and mirror. The lounge could do with a couple of cosy lamps, perhaps some ornaments etc as it is very sparse. Some of the bedrooms have mismatching second hand bedside tables which do not go with the modern property. The views over Fowey are amazing but please be aware that the climb back up the hill is tough going and would be difficult for children or the unfit. You cannot walk to a beach and the nearest sandy beach we found to walk the dog was a 30 minute drive away. There is only one decent pub to eat in Polruan 'The Lugger Inn' whose food is lovely so you do need to drive anywhere else. The games room was a big hit with our teenagers who loves the LED coloured lighting and the pool table. The kitchen was well equipped and we had everything we needed to cook xmas dinner.

Response on behalf of the owner; Thank you for your feedback and we will endeavour to address any concerns that are raised. We note from the guest book that you enjoyed the well equipped kitchen and amazing Xmas welcome pack together with the presents under the Xmas tree. As mentioned below, an unfortunate mistake was made selecting the sofa from a large showroom which screened the fact that it was previously owned by a smoker. As was the chest of drawers. The chest of drawers has been replaced by matching bedside cabinets and a new sofa is awaiting delivery. Dressing tables and chairs are being installed as are TVs in all bedrooms. Instructions to control the heating are in the guest manual. Because of the efficiency of underfloor heating being driven by a modern air source heat pump and works on a thermal mass across the whole house, it gives even temperatures unlike radiators which are warmer near the rad and cooler elsewhere. Because of the efficiency it does take a little time to respond. There are full length mirror in all bedrooms and mirrors in the en-suites but dressing tables and mirrors are being added throughout. The modern lighting has the ability to be full on or soft but your point regarding lamps is welcomed and taken note of. We will think about ornaments but we take your point regarding sparse and are looking into the introduction of some further artwork. There is Readymoney beach which is accessed by a short passenger ferry trip across to Fowey. Yes, the hill is steep, but so is most of Cornwall and I must confess that, at 72, I also sometimes need to catch my breath en-route but I am generally heartened when I see many a frail local up and down with shopping etc. and decide that it must be doing me some good if I go slowly.

The property is modern spacious and suited well our party of 9. However seen that it was advertised as “Luxury Property “ we all thought that the furnishings and equipment was far from Luxury. (I personally have been to Cornwall many times in others 5 stars property). All the rooms are furnished with unmatched second hand forniture kept to the minimum essential especially the master bedroom 2 old chest drawers and a small wardrobe are not enough. Towel rails and not vertical radiators are needed especially because the property is equipped with a sauna. All bedrooms should been equipped with TV. The corner sofa on the leaving room is clearly second hand with cigarette burning marks and a bad smell. No seating in the Cinema room. Old and unsteady pool table who made almost impossible to play. No way to listen to some music a part from in the cinema room. Kitchen again equipped to the minimum. And much more. Instructions on how to adjust the heating in the rooms to the guests liking is missing. Unfortunately the weather was not good at all during our staying and all these could have made the difference to our experience. Our suggestion to the owner is to get some advice from professionals in order to make this stunning property a truly Luxury Holiday Accommodation.

    Response from:

Response on behalf of the owner; Thank you for your feedback. We note that despite your concerns and the weather, that you enjoyed your time at Seascape as written within the guest book. We do take all comments very seriously and where we can we will address items. The areas where there were unmatched furniture have been addressed with new bedside cabinets. One chest of drawers has been moved to the dressing room and the other removed completely. The wardrobe is a triple door wardrobe, which together with the 2 metre cloak cupboard for outside coats in the entrance we would hope is more than adequate even for winter breaks. In every en-suite there are vertical towel rails, there are no radiators in the property. Underfloor heating is installed throughout the property. Currently all bedrooms are being equipped with TVs. Unfortunately, due to the prolonged delivery times, we made an incorrect decision to purchase a second hand suite from a showroom allowing immediate delivery. At the time, in a big showroom we had no insight into the fact it had been used by a smoker. Only in the confines of our house did it become painfully apparent. A new replacement sofa, with three recliners is awaiting delivery. Seating in the cinema room is being addressed. We are looking at other games tables. We do not understand the difference between the cinema room and say the lounge having the ability to play music. Having said that use of Alexa is being investigated. We cannot agree, nor do the guests following you, that the kitchen is equipped to the minimum. The kitchen has two multi functional ovens, a steamer and a multi-functional microwave and two warming drawers to assist. There are plenty of crockery and glasses. We accept that not everything is in the kitchen but we are endeavouring to satisfy all needs. Instructions on how to adjust the heating are now in the guest manual. We thank you for your feedback and are always trying to make everyone's stay better.

This is a beautiful house in an enviable location which is rated as 5 star but so very poorly equipped and has some furniture issues. The main sofa absolutely stinks of old cigarette smoke as does a chest of drawers in the master bedroom - unforgivable. There was no cafetiere or coffee machine. It is a house for 10 yet only had a one-cup teapot - the owner tells me a larger pot has now been bought. Only 2 medium sized pans and 3 small ones are not enough for 10 people. The cooking utensils are so cheap they bend on using making them near useless. Only one teatowel was provided (the owner did send 2 more on complaining). No oven glove. An iron but no ironing board. The fridge smelt fishy which is something numerous previous guests have also mentioned in the visitors' book. I'm afraid I would not be able to recommend this house at this price without guaranteed improved equipment and a change of sofa.

    Response from:

Response on behalf of the owner; Thank you for your feedback. We are keen to resolve any problems that guests are not entirely happy with. The sofa has been professionally cleaned by an upholsterer. There is now a cafetière. There was a small tea pot as most people use tea bags. There is now a 1.4 litre tea pot and tea strainer. We have to disagree with the under stocked pans. There were 2 sets of pans, 2x 230mm diameter and 4 x 170mm diameter deep pans and were sufficient for 8 adults to have Xmas dinners in the past. In addition there were 2 x 240mm diameter frying pans. However we have since added 2 x 250mm diameter pans. Bearing in mind the hob only has a limited capacity for 4/5 pans. There are also casserole and roasting pans. Some cooking utensils have been replaced, your comment accepted. Unfortunately the management company had let us down. There should be a basic provision of 4 tea towels, 1 oven glove and a kitchen hand towel. The manageress is now double checking that this is provided along with a hand towel alongside each washbasin. Unfortunately a previous guest had left a residue of a fishy substance which had run all the way down inside the fridge and despite repeated cleaning proved to be stubborn. An ironing board has now been provided. A lack of glasses was verbally mentioned as these guests like to enjoy fizz whilst away. We have added another twelve glasses bringing the total to 86 glasses to suit various drinks and users.

It's lovely modern house but compared to other holiday cottages we have seen and been to with a similar 5 star rating, this one was a little disappointing. The basics such as bath mats, hand towels and even oven gloves were missing. The coffee machine from the photo was not there and although there was some tea and coffee in the cupboard, this was all used and part packs and one of the tins of coffee only had a bit of solid coffee in the bottom that could not be removed. There was supposed to be a welcome pack, but this turned out to be only a cream tea (a pack of scones, a pot of clotted cream and a jar of jam) and as this hadn't been left ready for us the cleaner brought it round in the evening and as by way of an apology gave us an extra pack of scones - however 3 adults didn't really need 16 scones for a weekend. We thought that a welcome pack should really have had local produce, perhaps bacon, sausages, eggs, bread & milk plus fresh packs of tea and coffee and even fruit juice. The house wasn't clean, the main stairs were dusty on either side, the lampshades in the kitchen were all dusty, there was a strange smell of stale cleaning solution inside the fridge/freezer. The chest of drawers in the master bedroom smelled of stale smoke, so much so that we couldn't put our clean clothes in them.

Lovely location, beautiful views of the harbour, garden not fully enclosed at the bottom especially if you have small dogs. House could do with a few more home touches, mirrors in the bathrooms, a few more pictures on walls etc. The cinema room could be made better by connecting up the PS3 & wii and by moving the pool table that sits right in front of the TV. Aside from the few niggles a lovely house in an amazing location (this is the seller)

    Response from:

Response on behalf of the owner; Thank you for your feedback. The property is new to the letting market as indeed I am. Your comments have been taken on board and in most cases actioned. The small opening at the bottom of the three tier garden now has a trellis covering that opening. There are mirrors in the bathrooms but full length mirrors are to be added to each bedroom or dressing room. The pool table is central to enable manoeuvrability of players with the cues. More pictures have been added and possibly more over time but we're of the opinion that guests would be looking in the direction of the beautiful views rather than the pictures on the wall, but your comments are appreciated.
