The Suffolk Heritage Coast and the popular seaside towns of Southwold and Lowestoft are less than 30 miles away. The historical city of Norwich is just 6 miles away, with its cathedrals, museums, theatre, excellent shopping and cosmopolitan cafés. Thetford Forest is only 10 miles for adventure walking and cycle routes. Golf and walking are available locally. Beach 25 miles. Shop 3 miles, pub ¼ mile.

    Five adults, one three year old and one dog. The swimming pool and hot tub were a great success. Apart from the play room down by the pool, there is a separate play room in the main house (where the door to the pool area can be locked - essential with a curious three year old) full of books, toys, a railway and a dolls house - not mentioned in the description but probably used as much as the pool and completely safe. We were very pleased with this extra space. Everthing was as I would expect in a house of this quality and we spent a very comfortable week. Loved the garden. I would mention that the baking pans/trays in the kitchen could do with renewal and that the corner fridge is cold enough for vegetables/fruit/eggs/bread - anything that needs to be kept cool but not cold. I kept milk, dairy, meat and fish in the two fridges in the utility room. We would certainly go back.

    A fantastic venue for a weekend away with friends. Plenty of tastefully decorated rooms and bathrooms. The pool, games room and sauna really made the place. Also the gift hamper was a lovely touch.

    This is an excellent property. It is spacious, well equipped and no expense has been spared to make it as comfortable as possible. The rooms are large and well appointed. The swimming pool complex and hot tub are superb: the five children in our party would still be in them if we hadn’t left. The sauna is the one thing that is not ‘top of the range’, but it is perfectly adequate. We had an amazingly good time. Highly recommended.

    Absolutely stunning!! We stayed here for 3 nights as a girlie break and it was absolutely perfect, our week was the week we had severe snow, and to be honest this totally made the trip for us, the view was just like a postcard. Sitting in the hot tub in minus temperatures was awesome. The house itself is stunning and huge, we were not short of space at all, the pool was beautiful and warm, the bedrooms are more than spacious and very comfy indeed, plenty of bathrooms so no waiting for someone to finish in the bathroom. The decor is absolutely gorgeous, a real luxury feel to the place. The garden is beautiful and very big, i can imagine that this place in the summer is gorgeous. We are already waiting for the dates for next year to become available so we can book again. Everyone enjoyed themselves and we cannot wait to go back. Anyone who gives a bad review on this house is mad and just being way too picky. Can't wait to go back, we simply wouldn't book another house other than this one!

    We were pleasantly surprised at the size of the living space and quality of the bedrooms and the excellent swimming pool and sauna . The hot tub was let down by having a broken cover that made it difficult to remove and replace without depositing polystyrene pieces into the water. The cooking facilities were sufficient however the implements were of poor standard and in need of replacement. The corner larder fridge did not seem clean and not an acceptable storage facility meaning all food had to be crammed into the two "emergency" fridges. The information booklet is out of date regarding local amenities and should be updated to include the Countryman Pub which we found to be excellent.

    Fantastic house and gardens, children were never bored. Hot tub was a bit of a let down, only half of jets work. Swimming pool lovely and warm with lots of seating round the pool. Lots of books and toys for the children. Were lucky enough to see deer, hedgehogs, bats, foxes, many different birds and squirrels and rabbits in the garden. Would defiantly book again. 100% recommend Sandalls marsh.

    Sandalls Marsh could be amazing but a lot of things are needing attention within the property, the light on the shaving mirror does not light up and the tap on the hand basin keeps falling off. When we arrived on the first day it was raining and water was coming through the utility room ceiling, I phoned the owner who basically said this was normal when it rained, this happened three times in the space of a week. The whole house was a bit grubby, lots of cobwebs, stains on carpets and generally looking tired in places. The DVD player kept stopping, we tried multiple dvds but it was the player itself. My nephew was looking forward to using the X box that was described as being in the games room but there wasn’t one. The baking trays in the kitchen were rusty and there were only two suitable pans for the induction hob. One of the dishwashers didn’t work. The blind was broken in one of the bedrooms and this had been recorded by the previous guests but nothing had been done about it. It was described that there was a BBQ at the property which we planned to use to celebrate my stepdads 90th birthday but it was in fact a rusty fire pit. Some of the lamps didn’t even have bulbs in. The top of the dining table was not fitted to the base which was dangerous especially when there are children about. The most worrying thing was the washing machine which had been reported by previous guests as faulty actually started pumping smoke into the utility room when we used it halfway through the week, I tried to ring the owner and left a voice mail but nobody ever got back to me. We were all a bit disappointed as it was a family holiday to celebrate my stepdads 90th birthday and it was expensive at over £3.000 for the week.

    We had a lovely time and the house is beautiful, however we did feel for the price we paid for the house it had a few little faults that should have been dealt with before our arrival as some were mentioned in the book by previous guests, such as no xbox, broken blind in one of the bedrooms, a pantyliner was left in one of the draws which my 13 year old grandson wasn't to impressed with finding. We were also unable to fix the stairgate at the top or bottom of the stairs, we did call the owner who informed us that it only fitted the bottom but we were still unable to fit it to the stairs even though 5 of the adults all tried together and on our own. The oven didn't have enough pans that worked on the induction hobs which was a real problem with cooking. The wet room in the pool area drain was clogged with hair and quite a few of the toys in the playroom were broken, i.e car wheels broken off (dangerous for our 18month old grandson) and dollshouse furniture broken. I think these things should be checked and rectified before new guests arrive. We did enjoy our stay but just wanted to mention these to further improve your ratings. Kind regards.

    The property is set in lovely grounds is very spacious plenty of things to do in the property and to explore the surrounding area but some of the little things let the property down some sockets didnt work and the house could of done with a good clean

    lovely clean place would definetly recommend we all had so much fun in the pool hot tub and sauna, and the garden was big enough for our badminton net swing ball and the football net out all at the same time, there was just a few things that needed maintaining, 1 of the dishwashers didn't work, freezer kept over freezing and there was no xbox but they didn't stop us from having a great holiday.
