Bedroom 1: With double bed, 32" Freeview TV, DVD player and en-suite with shower cubicle and toilet.
Bedroom 2: With double bed, 32" Freeview TV and DVD player.
Bedroom 3: With twin beds.
Bedroom 4: With single bed.
Bathroom: With shower over corner double-ended bath, toilet and bidet.

Perfect for a family, summer beach holiday or a winter escape, Sand Dune Cottage offers ideal holiday accommodation for young and old alike. Sand Dune Cottage provides a welcoming break at any time of year. Enjoy all contemporary facilities including a 46" LED TV with YouView and digital recorder in the living room and an American style fridge in the kitchen. Both double bedrooms have 32" TVs with built-in DVD players for added comfort. There is direct access from the garden to the sand dunes and a glorious sandy beach, a paradise for children and where guests will also discover seals in their own natural habitat. The beach has eight off-lying, man-made reefs which form seven sandy bays for swimming, surfing, kitesurfing, jet skiing and other recreational water sports. This really is a great holiday location for all the family, offering a whole range of activities and entertainment right on your doorstep. For all the fun at the seaside, hire a jet ski and go exploring, or if it’s raining, have hours of fun at the amusement arcades. Why not buy some fresh local sea food from the nearby shop, and cook up a feast for the whole family. Sea Palling also has a local pub, which has live music, a café, fish and chip shop and a general store, all conveniently close by. Waxham Beach, with its breeding colony of seals, is just 1 mile away. Winterton’s circular walk and nature reserve is just 6 miles away. Fishing can be done directly from the beach or fishing and day boat hire are available at Ormesby, Filby and Rollesby Broads and most places on the broads and rivers that abound locally are all within easy reach. Take a day trip to Great Yarmouth for family fun and entertainment, and of course the latest treetop adventure park BeWILDerwood at Horning, which the children will love. Boat trips can be found at Stalham and Wroxham, the capital of the Norfolk Broads, or take a trip on the steam train. Visit Norwich, a medieval city just a short drive away, with its castle, cathedral, fine dining, museums and excellent shops. Walking, sailing and cycle hire are all available locally. Shop 65 yards, pub and restaurant 50 yards.

    Reasonable accommodation, let down by a few silly items which could be easily resolved. Some missing some kitchen utensils like serving spoons and sharp kitchen knifes. Do not bank on the satellite TV or even the terrestrial TV.

    Great location and potential. Kitchen well stocked, many places don’t have enough crockery or cutlery for economic dishwasher use but this did. Appliances in kitchen good. Would have been good to have been forewarned about television reception which was poor. Fortunately we had Prime subscription so we were able to watch something but if we’d known we would have taken our own dvds to watch... there were ones in the cottage but not ones we’d watch. Shower in en-suite poor but one in main bathroom more powerful so all used that. Felt as though property could have done with a good spring clean... carpets vacuumed and bathrooms cleaned but e.g.windows dirty. Overall though a good place to stay which has the potential to be excellent !

    A lovely cottage in fantastic location. Right on beach at Sea Palling with amusements and other facilities nearby. Lots to do in area with children. Cottage had great games room for kids and plenty of space.

    Lovely cottage, secure for dogs and very close to lovely beaches with lots of wildlife. A bit on the pricey side.

    First impressions were really positive when we saw the cottage in a good location and loads parking. Flowers, cake and milk were a nice touch but didn't make up for the cleanliness. We all thought that the property could do with a deep clean, carpets around edges had not been hoovered and there was thick dust around the beds. We also found numerous spiders and cobwebs around the house and under wall units in kitchen and in some of the base units to an unacceptable level so had to vacuum before we unpacked. Grass was an unacceptable level. Windows were dirty and needed cleaning. Bins were overflowing with rubbish, we did manage to drag it up the long drive but might be a problem for someone who is elderly. Summer house was unpleasant to sit in due to flying ants and numerous weeds. We had an issue with a bird coming down the chimney and pooing in places because it hasn't been capped off properly also there was an unpleasant dog smell in the lounge. Overall the property was tired and unclean and very expensive

And we are very glad that you thought the cottage was in such a good location, loads of parking and appreciated the welcome pack. We are however very sorry that you experienced the cottage between cleaners where we had to have a relief cleaner in for two cleans and this coincided with when we, the owners, were out of the country. This is not how you should have found the cottage and we are very sorry for this. You will be glad to know a new agency is now in place who come very highly recommended and they are doing an excellent job. We have of course had them start by doing as you suggested a deep clean to bring it back up to the standard we expect.
