This charming Grade II listed holiday cottage of traditional thatch and hamstone (all of building in photograph) is set in a conservation village on the Somerset/Dorset border. Comfortably furnished and attractively decorated, it has its own garden. Explore lovely walks in nearby Ham Hill Country Park, or attractions within easy reach including Cricket St Thomas Lakes and Gardens. Many other highly regarded gardens within easy reach include Tintinhul, Lambrook Manor, Forde Abbey and great houses such as 16th-century Montacute House (NT) with its formal garden and landscaped park (4 miles). Coast 20 miles. Pub within easy walking distance. Fishing locally. Shop 75 yards.

    This is our second visit to the cottage and we would highly recommend it. Since our last visit it now has been upgraded to a having a Wifi connection and Freesat TV. There is a local shop but it is no longer a Spar but now a community shop which is useful for pints of milk but not a lot more. The cottage itself has a beautiful, well maintained garden and is so peaceful! The beds are very comfy and the kitchen has all one needs for the visit. The best thing about the cottage is its proximity to both Devon and Dorset too which extends one's range of visits. If you like NT properties there are several within a 5 miles radius of the cottage. We would definitely visit Rose Cottage again!

    Cottage is very tired with peeling & chipped paint and stained wallpaper. The handrails on the stairs are rusting and have peeling paint. The information folder contained out-of-date certificates for fire and electricity, and electrical items around the property had very out-of-date stickers on them - all a major concern. The wood-burning stove had an out-of-date certificate and we were left a note saying it appeared to be faulty so we were not to use it - yet no one came to deal with it in the week we were there. Cleaning above eye-level, between furniture and down the sides of the sofa was poor. Cleaning has been mentioned before by clients but their complaints have been poo-pooed by the owners.This was the only place we have ever stayed where we have NOT been left a 'welcome pack' so we couldn't even have a cup of tea after a very long journey before we went shopping (and we couldn't bring food with us in temperatures of 27 degrees!) Trying to reach the caretaker-cleaner was difficult - or she was ignoring us. We took photos of the out-of-date stuff and I complained to the agent. We are most dissatisfied with their attitude to our complaints.

    Response on behalf of the owner; Our cottage is regularly redecorated on a yearly programme. It is a very old building and needs constant maintenance. The copper handrails have been replaced but were not rusty as stated. We have up to date certificates for all fire , gas and electrical safety and these are done according to our insurance requirements and kept off site. We have taken advice from professionals in this matter. We did have some old certificates in the guest book which have now been removed. The wood burning stove is checked bi annually and as it was the height of Summer, 27 degrees centigrade as this guest affirms, we arranged for the chimney sweep and thatcher to check the flue while we were down two weeks later so the guests were not unnecessarily inconvenienced. To ensure guest’s safety, a note was left at the property asking guests not to use the fire. Our cleaner does a good job in the limited time allocated between guests and she does a deeper clean when the cottage is vacant and at the end of the season. We object to the assumption that we “poo-pooed” any previous complaints. There was tea, coffee and milk in the fridge at the property and the local shop is just around the corner. Our caretaker is hard working and this shows in our usual high scores received on the cleanliness.

    A very comfortable cottage with everything we needed, in a lovely village with a very well-stocked local shop. We love this part of the country and hope to return before too long.
