Tucked away and accessed via a shared walkway, Rose Cottage enjoys an enclosed lawned garden, and has character features such as beams and an open fire. Brighton harbour and the cosmopolitan city centre, with numerous bars, live music, eateries, theatres, art galleries and antique shops is a short drive away. Historic Arundel Castle, the glorious South Downs and many National Trust homes and gardens are nearby. Can be booked with Garden Cottage (ref W43518) to accommodate up to 7 guests. Shop and restaurant 50 yards, pub 100 yards.

Ground floor: Living room. 1 step up to dining room/kitchen with granite floor. 3 steps to bathroom with shower over bath and toilet. Steep stairs to first floor: 2 bedrooms: 1 double, 1 twin.

Open fire in living room (no fuel provided). Gas central heating, gas, electricity, bed linen and towels included. Travel cot on request. DVD. Gas cooker. Microwave. Dishwasher. Wi-fi.     Good sized accommodation, clean and comfortable. Location excellent for Rottingdean and local buses in the area for Brighton, Shoreham, Eastbourne etc. Minus points - heating difficult to control, dark steps up to bathroom difficult to see edges, tv temperamental at times (but manageable).

    Roe Cottage is lovely. It's warm and cosy and has everything you need for a good break. It's right in the middle of beautiful Rottingdean but tucked away and quiet. The open fire is a bonus. It's only a pity I didn't use it because I was out every evening!

    Lovely cottage, small but a great location near the centre of the village, beach and bus to Brighton/Eastbourne The garden is private and would be fab in the summer for outside dining. I thought the Christmas tree was a lovely touch.

    Great location near the sea and routes along the coast. Long standing issue with the cold water tap in the bathroom, which did not work at all during our stay, and has been flagged up numerous times before. Also, a slight damp smell in the kitchen units and double bedroom. Otherwise, a cosy little cottage with the garden at the front.

    Loved this quaint cottage. Perfect location, perfect country kitchen and beautiful garden. Lucy was so helpful and we couldn't have asked for more. We arrived and there was a little dog hair around the cottage, we contacted Lucy she asked if we wanted an extra clean plus she ordered a new Hoover for the cottage, after a little clean there was nothing wrong with the cottage. I do think it could do with a little modernising but if it did I think the price of the cottage would be double as the area is perfect for exploring the countryside and the bright lights of Brighton. After a day of exploring there was nothing nicer than getting the fire roaring with a lovely glass of red. Rottingdean village is beautiful, walking distance to the sea with plenty of restaurants, pubs and take away spots to keep you going, what more could you want. We did not want to leave.

    When we arrived at the cottage there was an overwhelming smell of damp, as if the cottage had been shut up for a long period of time, there was no smell of cleaning products or air freshner. On closer inspection we found that the cottage wasn't very clean, it was evident that a quick clean had been carried out, for example, there were cobwebs in most windows, and the window frames/wood work were very dusty so the extra 'deep' cleaning tasks that you expect from a holiday rental had obviously not been carried out. The decor in the cottage is very tired, the paint work grubby and wallpaper ripped in places, we understand that wear occurs in a holiday rental but we feel that it had gone beyond this point. The cold tap in the bathroom is broken so we couldn't brush our teeth in the main bathroom and from reading the visitor comments book found that the tap has been broken since February this year?! The glasses and crockery in the kitchen were a bit sticky and we felt we had to wash everything before using it, also there are two woks in the pan cupboard but no frying pan?! Basic items are not provided - for example, only one toilet roll, no dishwasher tablets (the dishwasher also needed salt and rinse aid), no sink cloth only a scouring sponge, no hand soap in the bathroom or kitchen, a very small amount of washing up liquid, no bin bags, and the hoover was not left in an unlocked cupboard so cleaning up after ourselves was difficult. There is a BBQ in the garden area but this was dirty and looked as though it had been dirty for a long time. A final point to mention is that the bins for the cottage are kept in the alley way leading to the property, this meant that we couldn't get the pram down the alley way and meant we had to take the baby out the pram and fold it up in order to get back to the cottage. To balance our review of Rose Cottage, it is in a great location, away from the main road with a lovely secure garden perfect for children and/or dogs. The shower is powerful as it is off the main water supply - there's nothing worse than a weak shower! The beds are comfy and the bedding was crisp white and the 'smart' TV in the main living room was a bonus for the evenings.

    We thoroughly enjoyed our stay at Rose Cottage. It acted as a perfect base to explore the quintessentially English village of Rottingdean as well as go into Brighton and enjoy all that it has to offer. Would definitely like to stay again.
