In the heart of Tillingham Valley, cottage with woodburner, Rye with Scallop Festival and Raft Race close by.

Nestling in the heart of the Tillingham Valley, these fine semi-detached holiday properties (refs 29071 and 29072) are situated on the edge of a beautiful pond with ducks and fish. The properties are located on a 200-acre, family-run, traditional working sheep and fruit farm and are ideally based for exploring the Kent and Sussex countryside. The properties have fenced decking on both sides to catch both the morning and evening sun, a small garden area and a larger fenced grass area for ball games. A walkers paradise, with an apple orchard and sheep filled fields to wander over and connect with several public footpaths. See the lambs under the trees of apple blossom in spring, or visit the ancient Cinque Port town of Rye, with its cobbled streets, tea rooms, art galleries and far reaching views over the Romney Marsh. Rye activities include the Scallop Festival in February, the Maritime Festival and Raft Race in August, an arts festival in September and Rye Fawkes Bonfire in November. Camber, Bodiam and Scotney castles are all nearby, along with Battle Abbey and the beautiful gardens of Sissinghurst, Pashley, Great Dixter and Bedgebury Pinetum. Fishing, golf, swimming, sailing, horse riding, cycle hire and rowing boat hire are all available locally, or take the time to explore the wonderful nature reserve at Rye Harbour. Beaches at Winchelsea, 3 miles, and the fabulous golden sands at Camber, 6 miles. Enjoy a tour around the local vineyards and sample the local produce or ride on the vintage steam railway to Bodiam. Rye railway station provides access to London in 1 hour 45 minutes. Shops, pub and restaurant 2 miles. The Cart Lodge and The Wagon Lodge can be booked together to accommodate 12 people and all the guests can dine together in The Wagon Lodge as the table seats 12 people. Refs 29071 and 29072 can also be booked with Refs 19652 and 19745 to accommodate up to 20 guests.

Ground floor: Living/dining room with French doors and wooden floor/kitchen. 2 twin bedrooms: 1 with en-suite wet room and toilet, 1 with en-suite bathroom with shower over bath and toilet. First floor: 2 double (5ft) bedrooms, both with sloping ceilings and en-suite shower room with toilet.

Woodburner in living room (initial fuel included). Five Freeview TVs. Electric range. Parking (3 cars). Wheelchair access.

Both properties: Electric heaters, electricity, bed linen and towels included. Travel cot. High chair. DVD. CD. Microwave. Washing machine. Dishwasher. Freezer. Wi-fi on request.     Just returned from a 5 day break at Wagon Lodge.we had a family break with my 90 year old mother my two sons and the dog.what a fantastic place to stay, the lodge was immaculate so clean, everything you need was provided,hand wash in every bathroom. The lodge is situated on a working farm, wonderful to wake up to the sound of the sheep,excellent walks across the field for the dog.The owner Lisa was always available to give advice on the local area.The weather was very hot but it was cool to sit at the back of the lodge and watch the ducks in the pond and see the bunnies running around. I recommend a holiday here and I definitely want to return. Perfect location to explore the local area,great places to eat out too.The local antique shops are a must to look around.Great time had by all.

    Wonderful holiday, 5 adults 3 elderly and two disabled plus 2 dogs, eagerly anticipated.....and not disappointed. Overall met and exceeded all expectations. Accommodation exceptional and well equipped, including for disabled. Great facilities, plenty of room and spacious. Owner attentive and helpful..... The secure area for the dogs was a godsend and the walks across the fields was heavenly. Loving the farm and watching the activities. The secure pond and it’s varied wildlife was the icing on the cake! 3 owls, Herron, green woodpeckers, Doves, Ducks and rabbits. Surrounding Area beautiful but limited venues suitable for disabled and dogs, wanted to visit Great Dexter gardens but dogs not allowed anywhere so disappointed. Rye very cobbled and steep in places and variety of shops lacking, but this didn’t distract from the overall experience including St Mary’s Church with its history and charm. Had my fix of antique shops so one very happy holiday maker!!!!!

    The accommodation was spacious and very clean and comfortable. Rye is easily accessible and Camber sands is only a short drive away.

    Enjoyed staying at The Wagon Lodge. A great weekend spent with family. Cosy cottage, compact but has everything you need! Wonderful setting on a working farm. We also got to see lambing which was fascinating for the kids. Close by there is a well equipped supermarket and the cottage is just a short drive to Rye and Camber Sands.

    We thoroughly enjoyed our stay. It gave us the opportunity to bring the whole family, including the dogs (very important family members!) together for a rare Spring break. Great location and wonderful to be in the thick of the daily farm activity and to see the sheep and sheep dogs at work each day. The wood burner and with an suite bathrooms and tv's in every room, it really was a touch of luxury. Minor downside was really only the WiFi and mobile reception which were incredibly limited and insufficient info about the public footpaths and walking routes from the farm/wagon lodge. Otherwise, a great time had by all...especially the dogs!
