Rockenhayne Farmstead is situated on one side of a deep valley within 60 acres of woodland and meadowland. Experience natural beauty and an abundance of wildlife, all within 3 miles of Branscombe beach. Driving down the mile-long drive through the woods and fields, look out for deer and other wildlife. The properties are set in the owner’s grounds, but retain their own privacy; they are spacious and furnished to a very good standard. The Old Barn (ref HSSJ) dates back to the 16th century, has original exposed beams in all rooms, and adjoins Clock Cottage (ref HSSI). Maple Tree Cottage (ref HSSK) is a detached barn conversion, ideal for families.

Many walks can be taken from the door and for birdwatchers, this is a haven for buzzards and woodpeckers. The village of Branscombe has two hostelries, a post office/store, a couple of tea rooms and a working forge. Beer is only a 10-minute drive away. The Dorset and East Devon Coast, known as the Jurassic Coast, features many natural landmarks including Lulworth Cove, Durdle Door and Chesil Beach, and offers a selection of the finest sandy beaches to be found in the UK. The Jurassic Coast is ideal for exploring on foot, by bicycle or on horseback.

Branscombe is a haven for walkers, with a cluster of thatched and stone cottages nestling alongside a narrow lane at the bottom of a wooded valley. There is so much to do; take a trip on the tram in Seaton, or visit the nearby donkey sanctuary. Sidmouth boasts a beach and each year holds a folk festival. Beer has a lovely pebble beach, plenty of shops and restaurants, and quarry/caves which is open to visitors. Honiton market town is the home of Honiton lace and hosts a street market on a Saturday. Many National Trust properties can be found close by. Shop 1½ miles, pub and restaurant 2 miles.

    Being the first to visit the Old Barn after a very negative review from previous occupants, we were filled with a little trepidation. However, it turned out to be a fantastic holiday. All issues that were raised in the previous review had been resolved to our satisfaction. The house was beautiful, warm, scrupulously clean, with plenty of hot water and was very well equipped. Rosemary is a lovely and welcoming host. Her welcome pack was delicious as were her warm scones with homemade raspberry jam. The Old Barn's location is amazing with a woodland walk for our dog. It is also a very close drive to all the South Devon beaches, supermarkets and good pubs. We visited Beer, Branscombe, Honiton, Sidmouth, Axminster and Seaton. Branscombe was the best beach in our dog's opinion where he was able to run free. We will definitely recommend The Old Barn as a great location to explore South Devon.

    The location is fantastic but the cottage was a disappointment. The ensuite shower did not work, the dishwasher did not work. The owner asked us to bring our own towels and to use the water sparingly, she suggested only flushing the toilet after 3 uses. The underfloor heating was not on. The log burner did not look safe to use due to the cracks in the cement surrounding the flue. There were many many dead flies in the property when we arrived, this continued all week despite us sweeping each day to remove them. The Old Barn was tired and needs updating. Although I would highly recommend the location I would defintely not recommend The Old Barn.

    Very welcoming after drive on arrival, cream tea left by Rosemary with home made jam . Local walks in wood, and pleasant relaxing environment. Picturesque villages to visit Beer, Branscombe, Sidmouth,
