Set in an area with abundant wildlife, this characterful property lies on a 300-acre estate with many outdoor activities available.

Situated on a 300-acre Scottish Highland estate, these two historic properties, The Fish House and The Byre, lie close to a picturesque, natural harbour and enjoy stunning views across this wild and unspoilt area. The Fish House is set over three floors, whilst The Byre is a stone barn conversion. Both stand detached on the Rispond Lodge Estate, which is accessed via a short lane off the spectacular route known as the North Coast 500 in an Area of Outstanding Natural Beauty.
The Fish House (ref UKC1398) is a listed building that has been lovingly restored to an exceptionally high standard whilst retaining many of its original and unique features. Part of the building was originally used to store the nets and fishing material at the height of the herring boom. Wooden beams, solid oak flooring and a large feature wood burner provide a traditional feel with a contemporary ambience. The main living area is on the first floor and runs the length of the house. There are four beautifully presented en-suite bedrooms as well as a second living room.
The Byre (ref UKC1399) has a pretty open-plan living room and dining area, with feature wood burner. There is a bright, well-equipped kitchen at the rear, and two large double en-suite bedrooms. A spiral staircase leads up to the first floor second living room, which has a steeply coombed ceiling and spans the length of the cottage.
This secluded base is a haven for wildlife. Deer, otters, eagles and a wide variety of bird life are regularly seen in the region and seals are known to frequent the harbour. For outdoor enthusiasts the local area is second to none. Kayaking, sailing, fishing, hill-walking, bird watching and golf are all available right on the doorstep. The nearest beach, just a short stroll from the house is outstanding, and is a perfect crescent of white sand bounded by rocks and hills. Beach 200 yards. Shop, pub and restaurant 3 miles. These properties can be booked together to sleep up to 12 guests.

Living area: With wood burner, 42" Freeview TV, DVD player and CD player.

Kitchen area: With electric cooker, microwave, fridge/freezer and dishwasher.
Bedroom 1: With double bed and en-suite with shower over bath, and toilet.
Bedroom 2: With zip and link twin beds (can be super kingsize bed on request) and en-suite with shower over bath, and toilet.

First Floor:
Living room 2: With steeply coombed ceiling (restricted headroom).

External laundry room with washing machine and tumble dryer (shared with another cottage). Enclosed courtyard with patio area, picnic table and barbecue.

Both properties: Oil central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Travel cot, highchair and stairgate. Welcome pack. 300-acre natural grounds (shared). Trout fishing on site. Private parking for 4 cars. No smoking. Please note: The property has a natural water supply from a spring, the sea is 50 yards away and there are lochs in the grounds.

    A very warm and peaceful retreat on a private estate. There are a few small secluded rocky coves within a few minutes walk of the cottage - great for photographers and wildlife (we see saw an otter on a couple of days). The nearest sandy beach is a very short drive away. Broadband connection was good throughout our stay (4Mb/s). There is not much of a view of the surrounding area from the cottage, and not even a window visible when seated in the lounge. There is no information pack provided for the cottage - just a very sparse single laminated sheet e.g. no information on recycling.

    It was great to be back at the Byre again and, as always, it was spotless - thanks Meg. However it was more than a little disappointing to find that numerous on-going issues, as well as those from last year, have not been addressed. I notice this seems to also be an issue with other cottages on the site. The television and DVD were still not wired up and if you wanted to change between the two you had to keep unplugging things, swapping over cables etc. and then back again. This was a complete pain in the neck. It got so bad we went and bought a HDMI cable and an electrical adapter. Problem solved for under £10. However, why did we have to do it? There is still almost no information in the cottage on where the laundry is, how things work, recycling or local services. There was a basic laminated sheet but the stated internet code was wrong (!) and opening times for the main local shop were also wrong - a potential problem on a Sunday as it's only open around three hours and the nearest Tesco is approx two hour drive each way. The weekday times are also wrong. The bathroom sliding door in the twin room is still sticking and you stand a good chance of getting trapped. I did! The toilet seat is still very, very loose and no apparent way to adjust it. There are not even four matching wine glasses in the kitchen. The sandy beach is not a short stroll away but is actually over half a mile away. Water pressure is still very poor and turning on the dishwasher, or even a tap, means the shower almost packs in - as we found to our cost. This lack of pressure seems rather strange as I was informed that a borehole was now being used and therefore pressure should be excellent. Although advertised, there is no welcome pack - unless you count four small buscuits. The only place to hang wet jackets etc. is on a rack positioned directly above electrical sockets!! . All these problems (and there were more) are all actually minor but taken together become major. It is such a shame as they could easily be fixed and it has to be remembered that this cottage is meant to be in the Luxury Collection. I love this place and would also love to give it a 10 out of 10 but the issues need sorted first. Hopefully next year it will be a 10!!

    Well-appointed cottage on small private estate, meaning you have the run of many hectares of wild moorland, small beaches, coves, etc. So a fantastic, quiet location. Good wifi, with above average speed for a holiday cottage, but no mobile phone signal unless you go out and climb the hill behind the house! The cottage itself was clean, had everything you needed for a stay. There is a laundry room in the garden. Very little documentation about the cottage, laundry etc. The small mezzanine-type upper room is really not much use for anything, as its too low-ceilinged even for a small person, but really the rest of the cottage is a fine size for 2-4 people. We would certainly return again!

    Very comfortable and tastefully refurbished and decorated cottage/byre. All amenities available including a perfectly functioning internet connection and a wood burning stove (too warm to use during my stay!)
