Ratling Barn is a charming, spacious, thatched cottage situated in a quiet village in Kent. Retaining original features and stunning cart gate windows, this property is perfect for any family or group looking for a countryside holiday. It has a large garden with pond and a large terrace, seating for summer evenings and plenty of space for your four-legged friend. Comfortably sleeping 8, Ratling Barn boasts desirable rooms, large kitchen and generous living areas.

Ratling has a long history, there is documented reference from 1093 to Ratling Barn being part of the Manor of Wingham, today a nearby village. The village was at some point home to a rope-making community. In the days of sailing ships Ratlings were small ropes which crossed horizontally in a ships rigging at equal and increasing distances from the deck of a ship so that they formed ladders, which the crew used to climb up to the mast head. It is likely that Ratling Barn began life as a workplace where such ropes were made so they could be sold at the Cinque ports around the Kent coast.
With the arrival of steam ships the demand for ropes fell and the barn was turned to agricultural use but later fell into disrepair. In the late 1980s the thatched barn was within the grounds of Ratling Court, a Grade I listed building which also later fell into disrepair, and the local planning authorities listed Ratling Barn Grade II because of its historical interest. As a result, it was sensitively converted into two dwellings for residential use, using traditional materials and retaining many of the original features, including a framework of oak timbers and the fully thatched roof, which is among the largest in the UK.

Local attractions include the famous city of Canterbury with its beautiful cathedral, dominating city walls and an array of boutique shops, bars and restaurants. Enjoy a day trip to France by ferry from Dover to Calais or by train from Ashford, experience the charm of France and enjoy the world famous sights. Several coastal towns in Kent include Broadstairs, famous for its annual folk festival and Viking Bay, or Whitstable, a charming fishing town with local shops, pubs on beaches and oyster festivals. London is easily accessible with several high speed train routes from Kent, up to 1 hour on the train and you can enjoy all that the capital has to offer. Shop 1 mile, pub 1½ miles and restaurant 8 miles.

    Lovely spacious house with room for all the family. Comfortable and tasteful furnishings in a characterful building. Exceptionally well equipped, with everything you could need. We did have two days of very noisy drilling etc coming from next door as they were putting in new drains or something, but normally very peaceful location. Would definitely recommend - lovely walks from the house on the Goodnestone estate.

    We arrived late and where pleasently pleased with the cleanliness as we walked in the barn door and lights on outside, and welcome gifts very nice, BUT the lounge needs re arranging as only two sofas see the T.V not enough comfy chairs, the beds are also in need of comfort, mattress toppers!!! Memory foam! As they where hard! Very hard or very cheap! Not quality back gear! The master room pillars need attention also, either re filled or buy bounce back! The master bed is under the velux roof window on a slant so you can't sit up May be move the bed and furniture? As as a master?? Wow factor not! The ensuite maybe put a shower curtain up? Stop water going on the floor? As with the hose over a bath etc.... also there is no ventilation in either the bathrooms or kitchen so bacon means the whole house smells of bacon! The kitchen is well equipped with utensils etc really good, the back garden lighting is poor very poor we stood at the back door with the torches! (These are left by the housekeepers) Trying to gain extra light not good with an open pond! Most houses have a standard floodlight I'd say this barn desperately needs one as even for seating outside the light they have may as well be turned of! It's like lighting one match! The housekeepers also need extenderble poles as when you looked up the cob webs have been there a long while along with the files and dead bugs on the shelfs as you look over the stairway! We new when we arrived that the expectation of what as guests we were to do was high! BUT there was a box of used slippers, house shoes to put on if we didn't have our own, NOT good for hygiene! If they need to do this I'd suggest they invest in disposables that are provided and thrown away after. The kitchen table has need sanded so no protective top! Making it cautious on sitting there for breakfast, the dinning table had a cover maybe put one on the kitchen table? Would help the housekeeper with mess! Mixed feelings on the whole of a barn trying to be top notch but basics are correct and make a mockery of the rest!

    Lovely barn. Great for dogs. Central location for Kent. TV in lounge not in a very good position for all to see. Could do with better lighting in a couple of the bedrooms. Mirror to high in pink bedroom to use. Overall would recommend this barn as a nice place to stay .
