Nestling in the quiet broadland village of Surlingham, within walking distance of the river and its delightful pub, this well-appointed holiday property, adjacent to the owner’s home and B&B, has a its own seating area and access to shared gardens. Surrounded by country lanes, it is a haven for walkers and cyclists. A host of attractions are offered in the area, including the river centre at Whitlingham, which offers a range of water sports and a dry ski slope, the glorious Norfolk Broads, Wroxham for boat hire and trips, the wonderful North Norfolk Coast with its long sandy beaches and small villages famous for their seafood, Cromer for family fun and its end of pier show, and Blickling Hall (NT). Also worth visiting are the Suffolk Heritage Coast, Southwold with its quaint shops, harbour and summer theatre, RSPB Minsmere and Dunwich Heath. The historical city of Norwich, 7 miles, is not to be missed, with its medieval castle, cathedral, restaurants, riverside pubs, museums and fine shopping. Beach 20 miles. Shop, pub and restaurant ½ mile.

    Lovely accommodation, well equipped, very clean, beautifully appointed, welcoming, friendly hosts. Quiet, rural situation. Excellent stay.

    Lovely cottage in a peaceful setting. Good pubs nearby serving food. Our only issue concerned the poor TV reception, which appeared to be the result of a bad aerial connection.

    A really lovely cottage with everything we needed. Shower is fab and the kitchen well equipped and clean. The owners are really friendly and went out of their way to ensure we had everything we needed.

    We stayed with my 93 year old mother. Whilst it was great that the bathroom ,main bedroom and eating area were all on a level the seating and the bed were rather low for her. We built up the sofa height but she did rather struggle to get up from the bed. Otherwise an ideal set up with an open view over their lovely garden and great outdoor seating an adjustable angle sun umbrella would be great.

    + Beautiful property, very modern, immaculately clean. Located in a quiet village, a short walk from the river. The owners were very friendly and helpful. - However, we like our privacy and Pottles Annexe does not offer this. The accommodation is actually part of the owners' property, and the outside 'seating area' is the concrete path the owners use to get to and from their car, garage, etc. We had perfect weather, but didn't feel comfortable sitting/eating outside with this footfall just yards away, plus the owners' own seating area was also just yards away. The lounge/dining area had a nice view across the garden to fields beyond, but we kept the curtains pulled while having our breakfast or evening meal as it felt like being in a goldfish bowl. We knew there was a B & B here, but it's important to note that this extends above the self-catering 'cottage'. Luckily for us, it was not in use while we were there; had it been occupied, there would have been even more comings and goings, potential noise from above and, again, lack of privacy. We realise these are personal preferences and found no other reference to this aspect in previous reviews, so other people are obviously quite happy with the arrangement. However, it is fair to say that, had we read this review, we would not have booked. We write now to guide potential customers who may feel as we do. We can only reiterate that the property itself was faultless in all other ways.

However, I must say, this is the first time we have received such negative comments. We find that most people on holiday are in extremely high spirits, and so they love the sociable aspect of the property. We pride ourselves on accommodating our guests wherever possible - if only you had brought your feelings to our attention at the time. I must also add that the B&B is sound-proofed, and never have we received comments from cottage guests that they have heard or been disturbed by B&B guests. The property is as advertised " this well-appointed holiday property, adjacent to the owner’s home and B&B, has its own seating area and access to shared gardens." So our property may not be suitable for guests wanting complete seclusion and privacy.

    Best presented and equipped cottage we have stayed in. Very welcoming and friendly hosts (including the cat and chickens). Within easy reach of Norwich and nearby attractions. All in all a very enjoable experience, would highly recommend it. Jon, Sarah,Dulcie & Emilie

    Second time staying at Pottles Barn. Loved it the first time and equally the second stay. So peaceful. Lovely walk down to The Ferry Inn on the broads. The owners are lovely hosts. Everything caterered for and a gorgeous lemon drizzle cake left for us. Want to return in the summer.
