Description

This attractive former farmhouse occupies a unique position overlooking Arlington Reservoir, enjoying delightful views and peaceful surroundings.

Residing just a few yards from the water’s edge and close to the South Downs National Park, this beautiful oak-beamed farmhouse, where parts date back to the 18th century, comprises two self-contained holiday cottages. The house originally resided on the side of a hill, overlooking a meander in the Cuckmere River. Polhills is the perfect rural escape for families and couples alike, providing ample room for guests to relax and unwind, or head out and explore this extensive location.
Guests can spot over 170 species of birds including herons, kingfishers, woodpeckers, reed warblers and even ospreys form the bird hides. It is also a Site of Special Scientific Interest, and is ideal for wildlife and walking enthusiasts, as there is a path that circles the reservoir. It is also a haven for keen fishermen, as it provides some of the best trout fishing in the south east. Permits can be purchased at the fishing lodge close by.
Cyclists can enjoy Cycle Route 2, which joins with Route 21, the Cuckoo Trail. Drusillas Zoo, Beachy Head, Charleston Farm House, Glyndbourne, Michelham Priory and the delightful village of Alfriston are all close by and well worth a visit. There is a station within easy reach providing good transport links to London for further sightseeing opportunities. Beach 7 miles. Shop 1½ miles, two dog friendly pubs 1 mile.
Polhills (UKC1351) and Polhills Cottage (UKC1352) can be booked together to accommodate up to 10 guests.

Oil central heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack. No smoking. Please note: The edge of the reservoir is 30 yards away.

    Best cottage we have ever stayed in...views and scenery are amazing and just an easy drive from a big town or the coast so a perfect base. The cottage was immaculate and had everything you needed. A lovely touch was the wine, cookies and milk on our arrival. The cottage is dog friendly but it should be highlighted that the garden as gorgeous as it is is not enclosed. The only slightly negative thing I would say is it shouldn't be advertised as 2 bathrooms and really as 1&1/2 bathrooms as the second bathroom isn't a full bathroom and is in the utility room with the fridge.

    An excellent place to stay in all respects. Very comfortable and well-equipped. Handy for good walking and bird-watching. It combines all the character of an old farmhouse with modern kitchen and bathroom facilities and wifi! The room parking was great for three cars

    Polhills is stunning, in a beautiful location surrounded by fields and the reservoir just opposite. We loved watching the birds coming and going and our girls went out exploring every day and made friends with the horses nearby. The cottage itself is homely and beautiful and Sarah had left us a lovely welcome basket. I have no hesitation in recommending Polhills. We stayed in the 3 bedroom part of the house. We were sad when our week’s holiday came to an end, and hope to go back.

    Polhills is a lovely cottage in the peace and quiet of the East Sussex countryside. We loved the location opposite the reservoir and enjoyed walking round it on a cold January day. Inside, there were plenty of amenities, very comfortable beds, a lovely bathroom and everything we needed for a relaxing weekend away with family. Would highly recommend Polhills!

    This cottage is in a stunning position overlooking a peaceful and tranquil reservoir. It's a perfect spot for anyone who loves the countryside and birdlife, with lots of options for walks nearby. The house has everything you need for a restful getaway. Well equipped, with a full kitchen and stunning modern bathroom, it's also quirky and creeky as a house of this age should be! We had a wonderful visit.

    Super location, short drive to local shops, but not something we found an issue with. Dog friendly pub in the village which can be easily walked too and the property was spacious,clean and we'll equipped. We would certainly re-book again.

    An amazing place. Fully equipped, beautiful home, stunning location I would highly recommend this place. The towels were so fluffy, the sheets crisp and I cannot wait to stay again.
