NB: Fenced and gated pond in grounds.


Within 1½ miles of the North Norfolk Coast and sandy beaches, with local forest walks and bridle paths close by, and in a designated area of quiet lanes, this brick and flint cottage, once the carriage house, with its own patio, is a warm and comfortable holiday property, one of a pair, has its own patio and enjoys shared use of the owners’ attractive walled gardens and 3-acre grounds, including a small bluebell wood, with a large natural pond (fenced and gated). The nearby coastal road leads to bird-watching reserves, with Norwich, the Broads and NT properties all within easy reach. The market town of North Walsham is 3 miles which has a public swimming pool. Village shop and inns, 1½ miles.

    Had a great time, ideal surroundings for a break and exploring the region. A wonderful cottage and freedom given to enjoy the gardens/grounds. The only issue was the comfort of the beds - thin mattresses, mattress protectors and ill fitting sheets gave issues on some beds. Would say it was worth is beds issues to have a stay there.

    The cleaners need to do more in the bathroom to get rid of mould round the bath; and to wash up the tooth mugs properly. The oven baking trays etc were not clean enough to use without washing them up. The house was cold - no storage heaters on when we arrived - although we understand that Mrs Vincent asked the cleaners to put them on. We did manage to get the house warm with the portable heaters until the storage heaters, which we put on, kicked in the following night. The problems are not to do with the cottage itself but to do with its cleaning and maintenance.

    The actual cottage size was great it’s just very dated. When we arrived there were thick cobwebs with spiders on the beams. The sofa was held together by a piece of wood at the back. The bathroom had thick mould around the bath and shower head. Beds very uncomfortable and the pillows were like bricks. If it was updated it would be a very nice cottage to stay in.

    So we had a little problem with the move in and move out....the key code we were given was inaccurate - we were late in arriving (combination of having to work and then getting caught on M11 for 4 hours due to a grass and van fire). So by the time we got there it was 10.30 pm and we were struggling to locate the cottage as it was dark. When eventually we did we could not access it as the key code was wrong. I would not call the lady who owned the property as by then it was around 11.30 pm-midnight - we also had a number for the cleaning company but it went into voice mail and I did not leave a message - so we slept in the car. When eventually we got in we loved the cottage and had a great time there. Had everything we needed. The move-out was my fault due to thinking we were there another night. The cleaning company turned up and we had to pack up and they were very patient with us and understanding about our error. So all in all our "short" trip was enjoyable and weather was perfect. The only other thing was lack of information. We did not know where the beach was or whether it was "walk-able" so we didn't venture out to find this. More information about the local area would have been great.
