“Location, Location location” said Kirsty and Phil and this house has got it all. Located on the coastal path, right bang in the centre of Ryde, but secreted in a quiet street. The house is within a 10 minute walk of the Hovercraft and 15 minutes from the Catamaran to Portsmouth allowing easy access to Northview from the mainland.
This Grade II listed period house, originally known as Old Ryde Farmhouse, is one of Ryde’s oldest houses, dating back to 1790, and was once the home of William Watts, a successful local stationer who could boast Queen Victoria as one of his high profile customers. The property boasts fast broadband, Wi-Fi and multi-room entertainment with a full Movies and Sports package from Sky Plus HD in two living rooms and two bedrooms. In the living room a Bose wireless sound system allows you to connect to your favourite music. The house is arranged over three floors and contains six bedrooms, with five having sea views. The property benefits from a kitchen with a top of the range dishwasher (fifteen settings) meaning there is no washing up to worry about. The dining room contains a large extendable table that can accommodate 14 guests for dinner parties. In 2018, a hotel sized hot water tank was installed to complement the state of the art wireless, boiler system. This allows for a nearly infinite hot water supply ensuring there are nice hot baths and showers for all at anytime of the day. The small adjoining annex offers a twin bedroom with en-suite, as well as a living room. The garden’s secluded spaces and lawned sections contain many mature shrubs and pretty bushes from all over the world. At the rear of the property, leading onto the street, a south facing courtyard with a flagstone floor is enclosed with brick and stone walls.
The house is within a few minutes’ walk of the Victorian high street of Ryde, which is the largest seaside town on the Isle of Wight. Ryde’s numerous boutiques and independent shops, cafés, restaurants provide a wonderful esplanade down the hill to the fabulous long sandy beach. For families, there are numerous attractions. Ice cream parlours, rides and swings along the sea front, 10 pin bowling, indoor swimming pool, sandy beaches, donkey and owl sanctuary, and Butterfly World to name a few. Experience history and culture by visiting Queen Victoria’s former residence, Osborne House, or take a tour of Carisbrooke Castle. To the west, the world famous Needles and the accompanying lighthouse are two of the most recognised landmarks in the UK. You can take the chairlift down to the beach and look for dinosaur fossils in the shale from the cliffs. There are plenty of attractions to keep the family occupied nearby. When entering the property on the 3/8/18 it was found clean and tidy, but it was very dusty and there were large thick cob webs in every room, more than one cobweb, dead flys on the window sills, tired and dangerously dilapidated wardrobes in two of the bedrooms and stained quilts and pillows in the bottom of one of the wardrobes! The lower banister was thick dirt and grease, the garden furniture is rotten and broken and the solar lights in garden do not work making the steps up to the house treacherous of a night especially for my 80 year old parents!

Great location, great size house. The beds were very comfortable. However the ‘annex’ was freezing cold with no proper heating, only plug in electric heaters which we were not prepared to leave on through the night, meaning the annex was not suitable for anyone to sleep in. So many light bulbs didn’t work when we arrived, including lamps, the hallway and the annex ‘bathroom’. The front garden was advertised as allowing ‘parking for 4 cars’, however we struggled to get 3 cars in. The gate was extremely old, rickety & rotten and far too narrow for cars to get through with ease. The area was also incredibly muddy and most definitely unsuitable for parking and walking on! The biggest problem we encountered was the terrible lack of hot water. The house is big enough for, and advertised as being able to accommodate, 12 people. But when one person had a bath or shower, the hot water was GONE!! Ridiculous & incredibly frustrating when we had children & babies to bath. The house is in desperate need of some updating to make it more pleasing to the eye. In fortunately for these reasons, we would not return.

    Response from:

Response on behalf of the owner; Thank you very much for taking the time to write those comments. They are very valuable to us and I am very sorry you had such a difficult stay. I would like to apologise for the inconvenience caused. I came to the property the weekend following your stay and I was surprised to discover that the hot water heating system had been modified. It was, in consequence, not producing hot water 24 hours a day as it should have been and I had to wait for it to warm up to be able to take a shower. I can only apologise once more. Going forward, I will ensure that it does not happen again but I will reiterate to the guests that they should feel free to call me, should they encounter such a situation again. Concerning the heaters in the annex, they are electric storage heaters with built in thermostats and should have been turned on before you arrived. I am a bit unsure why it was not the case and will add this to the things that need to be checked before new guests arrive. The temperature is set up to remain over 22 degrees and you can turn the temperature down to what you feel comfortable with at night. There is no problem to leave them on 24hr a day should you wish to do so as the thermostat will turn them off. During my stay, I was very surprised to see how many bulbs were blown out. I went to the local shop and replaced them immediately as they are “standard” bulbs. However, I do understand it should have been checked before your arrival. Not sure what happened here as when I came the week end before Christmas, they were all functioning. I have now bought a lot of “spare” bulbs in case or urgency and will leave them in the pantry. Moreover, I will ensure that all bulbs are checked before new guests arrive in order to minimise this sort of problems. Thank you for reporting this, as it will help us reinforcing the checks we are doing every week. As you requested to arrive at 12.30 pm before the normal time which is after 3pm, we were not able to carry out all the normal checks as we were rushing to make the house clean and heat the main part of the building. In future we will insist people arrive after 3pm. Mud: Indeed after seeing the mud caused by the parking over the holiday period, we have come to the conclusion that the grass needed to be reinforced everywhere where it is not already hard standing (in front of the gates plus the area to the left of the gates where the bins were left by the previous guests). Hopefully, it will be enough to allow to park and avoid the muddy patches in the garden entrance. I will address this at the same time as the gate (currently on order). We will also is remind future guests that there is a cheap 24hr city parking 50m away from the house and that this may be a better option altogether for the guests as it would free up garden space. I am sorry you dislike the decoration of the house. I thought the pictures provided were a truthful representation of this house and therefore you would not be surprised when you arrived. I did not want to oversell it. It is for sure very old (built in 1790) and we try to keep it as original as possible to keep its “cachet” but this is sometimes conflicting with modern comfort. I think we have the right balance but we continuously try to improve. Before Christmas we bought a new freezer and an extra fridge and we have now installed 3 sky mini boxes for multi room entertainment. As mentioned before, I am very sorry you did not enjoy your stay and I want to thank you for taking the time to write up all your comments; it will help us greatly to improve our services.
