Situated in a rural setting yet many attractions are within easy reach, including beaches and seal spotting at Blakeney Point.


This brick-and-flint, oak-cut, vaulted timber-roofed adjoining barn (left hand side in exterior photograph) is situated on an arable farm, within an Area of Outstanding Natural Beauty, in this unspoilt secret corner of England.
Steeped in ancient/modern history, this rare-for-Norfolk undulating countryside has a wealth of architecture and historic sites, along with unusual villages, market towns of Holt and Fakenham, and the fabulous North Norfolk coastline incorporating such places as Blakeney, Holkham, Morston Quay and many more for the visitor to discover all within easy reach of this Grade II listed building.
Bale is a typical rural village in a farming community, noted for the famous Bale Oaks. A mile away on the A148 is the filling station with off licence and mini-market open 7 days a week. 3 miles away is the fascinating village of Binham with the priory ruins, family run pub/restaurant, a local butchers, and a garage with store full of an array of goods. Wonderful Wells is only 6 miles, a visitors haven, a traditional fishing village with all the usual tourist attractions along with craft shops and art galleries.
Hall Farm has been in the family for four generations and the Barn has been beautifully restored by the owner, in 2008, with careful consideration to comfort, design and style. With the hand crafted oak staircase that leads to the vast vaulted ceiling with exposed original oak beams, is the open-plan living/dining-room/farmhouse kitchen area with an ornamental wood burner and granite worktops allowing light and brilliant views. Solid oak floors and doors give a traditional feel to this fine dwelling. The twin bedroom, which tucks nicely under the beams allowing a closer look at the handmade ancient crafted roof, provides the lower ceiling to the kitchen and dining area. There is a toilet on this level.
Downstairs are the three large bedrooms - a double with 5ft bed and en-suite, twin bed with French doors to courtyard and a further bedroom with three pine beds, as well as the washing/drying facilities. All bedrooms have fitted carpets and there is underfloor heating throughout.
The owner’s aim is to provide guests with everything that is needed for the perfect holiday.

    Spacious and well equipped holiday let. The owners provide so many extras and we loved the large outdoor space, ideal with children. Set in a very quiet rural location it really is a getaway from it all. The very high ceilings ( it is a barn) are a little dusty but it is to be expected and the large array of crockery, cutlery, pots and pans do not match but does this really matter? We felt it was all very rustic. There is everything you could possibly need: microwave, large fridge freezer, blender, electric mixer as well as washing machine, iron etc. Even a good quality hairdryer is provided.. There is plenty of space for 2/3 cars and the 4 bedrooms are large and come with an assortment of furniture. Sleeping a maximum of 9 plus a cot this was ideal for the 7 of us and we never felt squashed in. I would recommend this barn wholeheartedly

    This is a lovely holiday converted barn. The conversion, the bedrooms, the plumbing and the equipment were all basically good, but not everything had been well maintained. There was an awful smell of sewers in the downstairs family bathroom for the middle three days, which then went away. The fire alarms went off repeatedly on one night. There was a planned cut in the power supply on the last morning which we were not informed of. In the kitchen some doors had knobs off and one drawer front was loose. the cleaning was not 100% as we found some old used tissues under the furniture. At a first glance the cleaning was good. But the accommodation was good, the garden play space good, and it is not as expensive as some other places in the summer, so we would come again.

    We had a great week and would go back. Some of the utilities within the Cottage we found did not work, kitchen units need attention and not that clean when we arrived. The Barn Cottage was excellent and we loved the property and grounds. Very central to most places in North Norfolk.
