A converted 16th century watermill overlooking a waterfall, ideal for country lovers with rural views, footpaths and bridleways nearby.

A converted 16th-century watermill set in rural Devon, this property is ideal for country lovers with circular walks accessed from the property. It is down a country lane and is one of four houses of the original mill complex set around a large courtyard.
Laid out over three floors, the mill is skirted by a leat at the rear which drops to a waterfall down the side of the property, running over an old water wheel. Guests can relax on a decked patio area by the leat. The workings of the mill, and exposed original beams and stone walls have been sympathetically restored. All bedrooms have tilt and turn Velux windows that provide countryside views. These are not curtained. Stable doors open from the courtyard, into a well-stocked, large kitchen to one side, with a Rangemaster cooker and tiled floor, and the dining area with a display of the mill workings to the other side. A private paddock, adjacent to the courtyard, provides perfect surroundings to enjoy a picnic or ‘kick around’.
For those who like walking and observing bird and animal life, there are many circular bridleways and the waterways that supplied the mill. The charming village of Chulmleigh with a variety of shops, pubs and restaurants serving good food is 4 miles away. There is a local pub, twenty minutes’ walk across the fields in Burrington. Nearby attractions include RHS gardens at Rosemoor and numerous National Trust properties. Exmoor and Dartmoor National Parks are within easy reach. The spectacular beaches of Woolacombe, Puttsborough, Croyde and Staunton Sands are all within driving distance. The Tarka Trail is nearby for cyclists and walkers. Both horse riding and fishing are available locally. Pub 2 miles.

Ground Floor: Large kitchen with Rangemaster, dining area, tiled floor and stable door to courtyard. Open-tread stairs to first floor: Large, spacious living room with wood-burning stove and wooden floor. Open-tread stairs to second floor: Double bedroom with Velux window and en-suite shower room and toilet. Double bedroom with 4ft bed and Velux window. Twin bedroom (can be double) with Velux window. Lovely cottage in a lovely location. The grounds and river are perfect for complete relaxation, just what we needed. Close to Exmoor and Dartmoor for the more energetic days.

Well appointed and interestingly restored property. Very isolated, up an overgrown rocky track. Although information pack stated that it was possible to receive a mobile telephone signal, neither of our phones could pick one up. TV only worked on one channel, mainly due to isolated location. No contact with owner, as no telephone number listed, no 'welcome pack', which was disappointing. Limited amenities for pets, although excellent walks fairly nearby. No information regarding day of week for rubbish collection.

We really enjoyed being at Mullybrook. The property itself was so well laid out and clean it was not difficult to relax. It suited all our needs beautifully and was lovely to spend time in before or after going out. One night our family enjoyed a games night and an Italian feast in the kitchen dining area, followed by a movie night upstairs in the lounge area. The neighbours who reside or visit regularly to their properties on the site were so welcoming and friendly as well as giving tips on the local area. We love that part of Devon and managed to cram in loads of lovely days with our dog too - a first for him! We have so much more to do and would not only love to return to mullybrook but could not recommend it highly enough to any other holiday makers.
