Located on the edge of a peaceful village with a local shop and pub a short walk away, the cottage neighbours an impressive water mill and water meadows with miles of riverside walks, fishing and canoeing. Set between the Broads and the North Norfolk coastline, the cottage offers an excellent holiday location. The Broads are just a short drive away and at Wroxham, the ‘capital of the Broads’, daily boat hire is available to explore the famous waterways abundant with bird and wildlife, as well as many inns, restaurants or cafés that can be found along the riverside. Norfolk’s coastline with soft sandy beaches is readily accessible, as are RSPB bird and nature reserves, the coastal path offering bracing walks and the traditional seaside resorts of Cromer and Sheringham which offer a range of amenities to suit all ages. Explore the many traditional market towns, National Trust properties and gardens along with the popular city of Norwich renowned for its excellent shopping and beautiful Norman castle museum. For activities appealing to children try Banham Zoo, Wroxham Barns and Craft Centre, Bewilderwood at Horning, Dinosaur Adventure Park at Lenwade, West Runton Shire Horse Centre or Splash fun pool at Sheringham.     Very impressive capacious property that is well appointed inside and out. On entering, the massive kitchen/family room greets you and this space alone easily swallowed our group of 4 adults plus 3 teenagers. Additionally the house is perfectly appointed with another two separate ‘lounges’ all with TV’s along with four well proportioned bedrooms two being ensuite plus separate bathroom, so brilliant for our multi generational family group. Fantastic large garden with private gated driveway making a safe enclosure for the dog. We all enjoyed the table tennis room, boules, bbq, boxed games ...to mention just a few of the many items provided. Would highly recommend this property 😊

    This well-equipped, beautifully furnished property is a real delight. There is plenty of space within the property so there is never a feeling of being on top of one another or of a lack of space. One of the bedrooms has the most amazing window, which overlooks the meadows that abut the garden, while another has a door straight onto a balcony offering a place to sit quietly and take in the local scenery. The provision of a welcome pack with home-made Brownies, tea, milk and coffee was a very kind touch and much appreciated after our lengthy drive. Beautiful walks are on the doorstep, across to the meadows and the local river where people take their canoes (there is a canoe at the property for use by guests). The local village is lovely and there is a very good butchers shop nearby (great for buying stuff for the Barbie). On one afternoon, we had the joy of watching a weasel running across the lawn for around an hour as it hunted for prey. Locals that we spoke to told us about the otters that could be seen in the local river, although we had no luck in spotting them ourselves. The property is in a great location with short drives (about 25 minutes) to Cromer, Sea Pallings and Holt for the ladies who like boutique shopping. Wroxham is also a short drive away where we hired a boat for the day and had a relaxing day on the Norfolk Broads, stopping at a riverside inn for drinks. My wife and our 6 friends have been taking long weekend breaks for a good number of years. This is a property that we would happily return to.

    Lock cottage exceeded our expectations and more. The location of the cottage and the amenities are top notch. We were welcomed by delicious brownies on arrival, a nice touch of hospitality. The location of the cottage is ideal for exploring the Norfolk Broads, there are several walking trails adjacent to the cottage. We would love to go back to the cottage !

    There were 10 of us that stayed in Lock Cottage and we all enjoyed it. The location was perfect for us, lovely evening walks with numerous sightings of the local barn owl. The house itself was very well equipped for all ages. The games room and table tennis were a particular hit for the younger members of the group. We all loved it and would recommend it to anyone.

    Our party of 8 had a fabulous week over the New Year. We were met by the owner who took the time to explain how everything in this great house worked. There was a nice little welcome pack to add a nice touch. The house was always warm, the log fire is a great feature on those cold evenings, every room is extremely comfortable, the bedrooms were very spacious, with a great view from our large bedroom window. The whole house is very spacious with everything worked exactly as it should. The garden is fully enclosed so there wasn't any worry with our dogs escaping into the local fields. Although we didn't tour around much, we saw enough of the local area, it is a very nice little village with pubs not too far away. A great place to spend a relaxing week or use as a base.

    Beautiful House. Quite modern and enough room for all of us and good kids entertainment. Had everything we needed there. The bathrooms were modern and clean. We all enjoyed our stay and would certainly book again. The owners were lovely and very accommodating. Made us beautiful brownies too. I think it could do with a little revamp as there were some cracks and moisture damage. We had an unfortunate trip on a step into a room despite the notices which were not seen until after. Hand was fractured due to this fall. I think the ghastly yellow and black tape would help here. The house was also quite hot which is good as it was cold outside but sadly could not use the open fire. Thank you for everything

    Response on behalf of the Owner; Thank you for your comments. I'm sorry you didn't see our two warning notices about the steps until after your fall. We will certainly take your advice and add warning tape to the two steps concerned to hopefully prevent further falls. Also we would like to advise that Lock Cottage is closed for two weeks during January for redecoration. Unfortunately we had a guest flood a bathroom during the height of the summer which caused staining to the ceiling downstairs. Due to being so busy with bookings, January is the first opportunity we will have had to deal with this. We look forward to welcoming you back!
