10 friends celebrating a 30th Birthday. We had a warm welcome from the owners and family, and the property really had the wow factor. Beautiful countryside and a really quiet location away from civilization. We hope to visit again.

Lovely barn conversion however the kitchen / living space could do with some TLC. The sofa has seen better days and it is very low seating so be warned if you have any mobility issues. My partner (who suffers with R.A. struggled to get up off the sofa and ended up using stacked garden chairs ( in the house for balcony use) to sit on. Snooker table has seen far better days and the pool cues are on their last legs but still functional hence i can see why the owner hasn't yet replaced them. TV is dated, needed to swap leads when you wanted to put on the DVD player, which is OK if you know what your doing. The main living area has a decked balcony - as you can see on the photos - but the doors do not lock and are in need of replacing as the lower panels are rotting. Lack of outside lighting for night time use. One light above the hot tub but this is it. The lights outside the two entry doors did not work, neither did the decorative fairy lights around the roof line. Bedrooms lovely. Very spacious and plenty of storage space. Great having two shower / toilet rooms as well. Location is beautiful. View from the living room picture window are fabulous. Nothing within a couple of miles . Very rural. Tregaron village 2.5 mile away. Easy drive and good local food store. We opted to do on line Tesco shop with delivery on day of arrival. (nearest main supermarket over 12 miles away so worthwhile doing on line delivery) The barn was clean but not spotless. (however i am a freak when it comes to inspection and cleaning) so its down to a matter of personal standards. Hot tub has seen better days. The lid is again on its last legs (and very heavy to move) We found if we switched the hot tub on first thing ie 6am (and kept the lid on until use) it was warm and usable by 3pm. It takes a while to warm up so be warned. The advert states to bring your own towels, this also includes tea towels. Plenty of cutlery, plates saucers pans etc. Two toasters which is good. We are a family who love cooking so each night we prepared a meal for 7 and had more than enough cook ware / pots and pans to suffice. As always be prepared for all sorts of weather. Wellies and raincoats. Gloves and scarfs (even in August) On wet days we relaxed in the hot tub / played pool. We took our own selection of family games though there was a selection at the property if needed. All in all 3 generations spent a week here. (plus one dog) It was great family down time. Great if you want a relaxing break away from the hustle and bustle of city life. It was useful to have the younger generation around to help with things like the TV and moving the lid off the hot tub. Would we return - possibly but feel the barn needs to be updated in line with the prices the owners are charging when compared to other properties of similar standards.
