With the South Downs National Park close by, this property is the ideal base to discover all that this area has to offer.

This carefully converted barn offers tastefully presented accommodation for couples. The kitchen and shower room are on the ground floor, and upstairs on the first floor is the spacious open plan living and bedroom area, with vaulted beamed ceiling. Outside, there is a sitting-out area accessed from the kitchen, and guests are welcome to enjoy the owners’ gardens with a feature pond and barbecue area. This lovely property is well placed for exploring the area. The local village amenities are less than a 5-minute walk, and Small Dole falls within the South Downs Link, with the National Park being accessed about 2 miles away, so it is an ideal area for keen walkers. Woodsmill Nature Reserve and golf course are close by, and Gatwick is about a 30-minute drive. The nearest station at Hassocks, has regular trains to London (1 hour) or Brighton (20 minutes) and there are also local buses, so this is also a perfect base for those wishing to enjoy a car-free holiday! Plenty of National Trust properties, gardens and attractions are easily accessed, including Wakehurst Place, Nymans, Borde Hill, Glyndebourne, The Bluebell Railway, Brighton, Hickstead show ground, Lingfield races and Lewes. Beach 8 miles. Shop 550 yards, pub and restaurant 650 yards.

    Cosy and comfortable, this cottage is all wood inside and lovely and warm. It was spotlessly clean and we were provided with a welcome pack of essentials like milk and butter. There were plenty of utensils and things like cling film which you would have otherwise needed to buy. Dining is on the breakfast bar which was the only awkward spot for me, as I’m not very good at perching on stools. However, there was a lovely view over the garden pond and a profusion of birds to watch in and out of the trees. It’s a quiet place but near to plenty of gardens, walking and National Trust properties. The local pub does good pub grub. Our hosts were around if we needed anything and were very welcoming. If the sun does come out there’s a table and chairs outside on your own private deck.

    The markings say it all. A unique barn, built by the owners, provided perfect, quirky accommodation. Warm, spotless, superbly equipped. We only cooked one meal during our four night stay, but everything needed was there. The local pub provided great food on two evenings. A very enjoyable short stay. Probably the nicest for some time

    Little Timbers was a fantastic place to stay for our week away. A lovely warm welcome on arrival made Tara and I feel at home straight away. Milk, bread, fruit, tea and coffee all supplied so no need to rush out for supplies straight away. A real joy to spend a week there and would highly recommend staying at Little Timbers.

    A well equipped and unique property, where you receive a warm welcome from friendly hosts. Little Timbers is conveniently located for a holiday in Sussex, close to both the coast and country, with good transport links.

    We felt very comfortable and spent a great holiday. The hosts Kay and John were very friendly and helpful. From the National Trust properties we visited we liked Nymans (beautiful garden) most.

    Thoroughly enjoyed our week, staying in Small Dole. It was an ideal location for us to visit some Nat. Trust properties, the Downs, the coast and some old friends. Little Timbers was an excellent "home from home" for us, and John and Kay were very welcoming and friendly, as were their 2 dogs. The property - superbly built by John (I've never seen so much wood! - it is not for anyone with a wood phobia!) is very well appointed and had everything we needed and much more...…..Milk, bread and scones were waiting for us when we arrived, which was a nice touch. As my wife is disabled, the stairs were a bit of a problem for her, but she coped alright. We ran out of time to visit the local pub, but it looked good from the outside. The fish and chip shop in nearby Henfield, could be possibly the most expensive in the UK!.... and their service the slowest!
