With the South Downs National Park close by, this proeprty is the ideal base to discover all that this area has to offer.


This carefully converted barn offers tastefully presented accommodation for couples. The kitchen and shower room are on the ground floor, and upstairs on the first floor is the spacious open plan living and bedroom area, with vaulted beamed ceiling. Outside, there is a sitting-out area accessed from the kitchen, and guests are welcome to enjoy the owners’ gardens with a feature pond and barbecue area. This lovely property is well placed for exploring the area. The local village amenities are less than a 5-minute walk, and Small Dole falls within the South Downs Link, with the National Park being accessed about 2 miles away, so it is an ideal area for keen walkers. Woodsmill Nature Reserve and golf course are close by, and Gatwick is about a 30-minute drive. The nearest station at Hassocks, has regular trains to London (1 hour) or Brighton (20 minutes) and there are also local buses, so this is also a perfect base for those wishing to enjoy a car-free holiday! Plenty of National Trust properties, gardens and attractions are easily accessed, including Wakehurst Place, Nymans, Borde Hill, Glyndebourne, The Bluebell Railway, Brighton, Hickstead show ground, Lingfield races and Lewes. Beach 8 miles. Shop 550 yards, pub and restaurant 650 yards.

    Little timbers is a fantastic holiday location. Kay & John are wonderful hosts, and look after you. The property is beautiful, built buy John's fair hands. Plenty of places to visit, Brighton, Rye, Winchelsea to name a few. Everthing you could wish for from a holiday cottage. We cannot recommend little timbers enough. It was perfect.

    A well equipped holiday let, probably one of the best we have had, in a great location for touring the local area. Liked the little touches that you very rarely get, such as; full size fridge freezer, plenty of power sockets throughout, welcome package - very nice after a long journey, decent size television in the lounge, high quality radio in the kitchen. Local parking voucher for surrounding towns and villages. And lets not forget the friendly and welcoming hosts Kay & John. If we decide to come to this area again we would definitely come back Peter & Barbara - Penarth S. Wales

    Little Timbers is a very comfortable place to stay, everything is supplied, in a nice position in owners grounds but is still very private, owners very nice couple and helpful if needed. Very nice local pub about 5 mins walk away, easy to get into Brighton on bus and lots of NT properties and gardens around or walks on the Downs, altogether a lovely place to stay and would reccommend Little Timbers if this is the area anyone would like to visit.

    Little Timbers was everything we could have hoped for and more for a little country get away. The property was well equipped with everything we needed to make our stay comfortable and homely (this included things like toilet roll, kitchen roll, hand soap etc - they had thought of everything). Although in the immediate area there is only a small shop and a local pub, there are many places to shop/see/do a short drive away (so a car is extremely useful). Overall Kay and John were lovely hosts and we had a lovely time, and we couldn't recommend the property highly enough. Would definitely go again.

    We thoroughly enjoyed our stay here. Kay and John made us feel very welcome and the accommodation was warm, comfortable, clean, and nicely decorated and furnished. There are many good walks and interesting places to go in easy reach. We are planning to stay there again.

    Spectacular cosy cottage, great for a romantic getaway. Owners could not be more welcoming. I would thoroughly recommend a stay here.
