A few problems, but nothing major. The hotel pool is not built for any serious swimming.

Lawn Lodge is an excellent cottages, and the facilities are the nearby Balmer Lawn Hotel are second to none. The Hotel Staff were also polite, helpful and courteous at all times.

This is a great practical cottage for children and dogs, good size private enclosed garden. The children enjoyed the large televisions in all the bedrooms! Excellent location with the forest on your doorstep and the coast within 15 minute drive. Having use of the hotel facilities including an outdoor and indoor pool was useful, the staff very friendly and restaurant food was good. Useful welcome pack; lots of little extras like tea/coffee and a jug of milk on arrival, fluffy towels and well equipped kitchen. The beds were really comfortable and good quality. Will recommend to friends.

We loved our holiday here. The location and facilities in the hotel were brilliant. The lodge itself is very clean and functional, based on the limited number of bathrooms / toilets I think a mid week clean would have been appreciated. The kitchen is spotless. A couple of things to consider would be giving the garden and outside space a bit of a tarting up as it’s looking slightly tired, a dog crate already at the lodge would be welcomed too. Some chicken wire along the bottom of the gate onto the main road would be a good idea as our dog managed to get through the gao and onto the main road However, none of this affected our stay in any great way, it was an amazing holiday and loved the fact that we could use the side gate and get straight into the outdoor pool.

We spent a week at lawn lodge with our dog . The whole area was very dog friendly and local amenities were in easy walking distance. We also ventured out to local beaches which once again were easy to reach by car. Having use of the hotel facilities was great and the hotel staff were amazing. Very polite, professional and friendly.

Lovely cottage to stay in good facilities, clean and modern. 6 adults sharing. The 3rd bedroom is small so unfortunately there is no storage for occupants to put their clothes etc in. Also this is personal preference only, we would have preferred another comfy chair in the lounge to sit on as we were three couples and didn't want to sit in 3's on the sofas. The hotel did kindly bring us an extra dining room chair to use though. This does not detract from the cottage being a lovely place to stay in. Very good holiday. It was excellent being able to use the hotels swimming pool and gym facilities. Thank you

Not luxury. Really disappointed with the lodge expected much better for the money paid, basic maintenance needs completing plus misleading description. See below for fair pros and cons: Pros: * Nice location * Use of hotel facilities * Reasonably clean * Good size garden * Cons: * Limited hot water (had to use kettle to top up baths for children) * Disgusting kettle full of limescale * Toulet flush broken * Poor design of kitchen door and fridge * Telephone doesn’t work * Hidden welcome pack / guide * Washing machine outside meaning having to leave children alone to wash clothes, go out in freezing temperature to do washing and go in and out to check if the cycle had finished! It should be clearly stated it isn’t in the house! * Missing Basic kitchen utensils, grater, potato masher etc * Poor service * came back one day to find 3 men in the property servicing the boiler, they had put our dog in the kitchen. These things should be done in between guests and if not only with consent * Dogs not allowed in living room! * Requested cot, travel cot and Highchair as are stated as available. None in property when arrived, called to request. One travel cot and Highchair arrived. Explained we requested a cot too- another travel cot arrived which was left in the hall. Called back and asked them to put in a bedroom as I couldn’t move the beds and do it. When they came was told there wasn’t room in the bedrooms for it! I explained I wasn’t having my 2 year old sleeping in a hallway! And suggested they either moved a bed out or rearranged the furniture to make it fit! Although it is a lovely area your money is better spent on a different property.

    Response from:

Response on behalf of the owner; The number of minor maintenance dissatisfactions could have been easily rectified easily if bought to our attention at the time of your visit. I have also asked for a full audit of the property to be undertaken to ensure these issues to not arise again. Ironically, the shortage of hot water you complain about was why we needed to access the property as there was a problem with the boiler. We agree that it would have been preferred that we could contact you before coming to repair the boiler and we called your mobile several times in the morning before entering the property. We also visited the property and knocked and waited for a reply several times before making the decision to enter once the boiler engineer was on site, we could have re-scheduled the engineer but we were aware that the boiler needed to be checked and it is not always possible to dovetail appointments at a time when the property is empty. This decision was not taken lightly and our General Manager was in attendance at the time the property was entered. This work took less than 15 minutes and we did put your dog in the Kitchen as it was in the hallway where the boiler is and we did not want the dog to escape or get out. Yes, the washing machine is in the garage as the kitchen is too small to accommodate it. The property has been let out on this basis for nearly 5 years and this is the first time this has been commented on. Whilst we agree it is not ideal to have the washing machine in the garage we feel it makes the kitchen much more spacious. As you will be aware many self-catering properties do not allow dogs. We do, but we request that they are kept in the areas of the property with hard flooring (wooden flooring). It is disappointing that you have perceived this as a problem as most guests, particularly those without dogs, really appreciate and understand this reasonable request. The forest can be an extremely muddy area in winter especially and it certainly saves the carpets and furniture getting ruined. We did our very best to comply with all your requests, clearly we have not been able to satisfy you and for this we apologise and are sorry. We do not however share your view about our offering and have had many satisfied and returning guests over the years.

Location of the property was fine. Layout of property fine. Equipment in property was unclean. Needed to go out and buy new cooking utensils and crockery. The sofas had lots of stains on them and also smelt of body odour. The outside lights were not working. There is no wardrobes in two of the three bedrooms.

We had a lovely time with our 4 children aged 4-18. We love the area and have previously stayed at Balmer Lawn Hotel when we've had the odd break as a couple. This time we wanted somewhere we could relax as a family which is why we booked the lodge. Downsides - no storage for clothes in the room with two single beds which we were unaware of when we booked, a big pile of horse poo left in the front garden when we arrived (the gate was shut so whoever had done housekeeping would have seen it before they left) and the stopper behind the master bedroom door was broken. Only small things but we paid a premium for the luxury of the lodge. We were even told by the neighbour to put the bins out! Whilst it's nice to have use of the beautiful hotel leisure facilities during our stay, we felt there were some aspects of basic maintenance that the hotel could have catered for. I don't think we'd book the lodge again but we had a lovely time enjoying the surrounding area and exploring new places we hadn't visited before.
