Description

Ideal for a couple or small family, Welsummer is set within 9-acre grounds and within easy reach of Warwickshire towns and villages.

Ground Floor:
Living room: With 32" Smart TV, DVD player, CD player and laminate floor.
Kitchen/dining room: With electric double oven, electric hob, microwave, fridge, freezer, dishwasher and tiled floor.
Separate toilet.
First Floor:
Bedroom 1: With kingsize sleigh bed and beams.
Bedroom 2: With single bed.
Bathroom: With bath, shower cubicle and toilet.

Please note: Couples and family bookings only.

Both properties: Oil central heating, electricity, bed linen and towels included. Welcome pack. External utility room with washing machine (shared with other property on-site). Courtyard with sitting-out area and garden furniture (shared with other property on-site). Tennis court available on request (shared with owner and other property on-site). Bike store. Private parking for 2 cars. No smoking. Please note: No children under 12 years old.

You will be offered a very warm welcome at Lapworth House Cottages which are located in Lapworth, Warwickshire, between Warwick and Birmingham. Rosecomb (ref UKC2214) and Welsummer (ref UKC2215) cottages are semi-detached and lie within the discreet owners’ 9-acre grounds. Say hello to the friendly donkeys in the adjacent field or ask the owner for a tour to see geese, peacocks and the chickens. The Stratford-upon-Avon canal runs along the edge of the grounds and the towpaths can lead you to a choice of pubs. The energetic can take advantage of the tennis court by direct arrangement with the owner. There is a lovely community spirit in Lapworth village, which is located close to many areas that are just waiting to be explored. There are two National Trust properties very close to the village: Packwood House, a restored Tudor house with a park and garden, and Baddesley Clinton, a secluded and intimate estate with 500 years of fascinating and unexpected stories. Shakespeare’s Stratford-upon-Avon is 12 miles away, and Warwick, with its famous castle, is 9 miles. Henley-in-Arden, with its mile-long high street full of designer shops and gastro bars, and its famous ice cream, is 4 miles. For a wider range of high street shops, Solihull is 9 miles away and Birmingham, home of the Bull Ring shopping centre, is 13 miles away. Also close by are the delightful towns of Kenilworth and Leamington Spa. Shop, pub and restaurant ¾ mile.

    This otherwise very comfortable and clean cottage is brought down by its location. The sitting room windows are 3 feet from a rat-run of a lane which is marked at 40mph (30mph would be too fast!) but almost everyone using it seems to exceed this speed. A hundred yards along the lane is a totally blind single lane hump backed bridge over the canal which , along with pulling out almost blind onto the lane from the cottage is like playing Russian roulette every time you leave the Cottage for Henley in Arden or Stratford on Avon. The cottage itself cannot be faulted for fittings and cleanliness but the Washing macjine and Tumbler are in an outhouse and shared with the adjoining Holiday let cottage (which was empty during our stay)A cottage that sleeps three would be better fitted with a washing machine than a dishwasher. No welcome pack was supplied despite this being advertised when booking. No Guest Book. No leaflets or brochures on local attractions or events. No instructions for a new to us type of electric hob. No Library or DVD's, games, Toys etc either. Things that are almost compulsory in our quite wide experience. The Donkeys belonging to the Cottage owners in Lapworth House detached next door were a pleasure to see. Overall we enjoyed our stay but would not stay there again.

    Beautiful homely cottage. Very clean and tidy. Owner kind and helpful. Very good value for money. Would definitely stay there again
