Ideal for a couple or small family, Welsummer is set within 9-acre grounds and within easy reach of Warwickshire towns and villages.

You will be offered a very warm welcome at Lapworth House Cottages which are located in Lapworth, Warwickshire, between Warwick and Birmingham. Rosecomb (ref UKC2214) and Welsummer (ref UKC2215) cottages are semi-detached and lie within the discreet owners’ 9-acre grounds. Say hello to the friendly donkeys in the adjacent field or ask the owner for a tour to see geese, peacocks and the chickens. The Stratford-upon-Avon canal runs along the edge of the grounds and the towpaths can lead you to a choice of pubs. The energetic can take advantage of the tennis court by direct arrangement with the owner. There is a lovely community spirit in Lapworth village, which is located close to many areas that are just waiting to be explored. There are two National Trust properties very close to the village: Packwood House, a restored Tudor house with a park and garden, and Baddesley Clinton, a secluded and intimate estate with 500 years of fascinating and unexpected stories. Shakespeare’s Stratford-upon-Avon is 12 miles away, and Warwick, with its famous castle, is 9 miles. Henley-in-Arden, with its mile-long high street full of designer shops and gastro bars, and its famous ice cream, is 4 miles. For a wider range of high street shops, Solihull is 9 miles away and Birmingham, home of the Bull Ring shopping centre, is 13 miles away. Also close by are the delightful towns of Kenilworth and Leamington Spa. Shop, pub and restaurant ¾ mile.
These properties can be booked together to accommodate up to 5 guests.

Kitchen/dining room: With electric double oven, electric hob, microwave, fridge, freezer, dishwasher and tiled floor.
Separate toilet.
First Floor:
Bedroom 1: With kingsize sleigh bed and beams.
Bedroom 2: With single bed.
Bathroom: With bath, shower cubicle and toilet.

Both properties: Oil central heating, electricity, bed linen and towels included. Welcome pack. External utility room with washing machine (shared with other property on-site).     Lovely cottage, which is cosy and well equipped. A 5 minute walk takes you to the towpath of the Stratford upon Avon Canal and lots of lovely walks.

    The most comfortable and clean cottage we have ever stayed in. Our hosts went out of their way to help when our car was a problem and made our family more than welcome when they visited.The grandchildren loved the donkeys.The local National Trust houses and the location near the canal mean there is plenty to see locally.We would not hesitate to stay here again when in the Midlands.Thankyou for making our stay such a good experience.Hardy the pointer loved it too!

    Welsummer cottage is situated in an ideal location with the canal tow path only a short stroll away. The owners made us extremely welcome (including our dog) and nothing was too much trouble for them. It is one of the best equipped cottages we have stayed at, being spacious, light, tastefully furnished to a very high standard and spotlessly clean. The cottage, especially the kitchen, had everything you could need. The washing machine was shared and housed in another building although we didn't use it as we prefer not to wash and iron whilst on holiday. We much prefer to have a dishwasher provided in the kitchen which there was, and it appeared to be brand new. (No musty smell that can build up on some machines). The owners were very helpful without being intrusive and they provided a very useful much appreciated welcome pack, as well as brochures regarding the surrounding area. The cottage is set in secure grounds next to, but separated from the main house, and we had no worries regarding leaving our belongings when we went out for the day because the courtyard was protected by five-bar gates. After dark, for our added security, the owner locked these gates and provided us with a key in case we were late back. Our thanks to Elizabeth & Mike, we really enjoyed our stay and will certainly be returning.

    Lovely cottage in a lovely location. The cleanliness of the cottage was let down by the strong musty smell in the kitchen. All basic requirements were met however the small extra touchs were missing eg. no iron or ironing board,nowhere in the bedroom to sit and dry your hair although there were 3 mirrors in the room there were no plug sockets near them therefore had to sit on the floor to dry your hair. Not enough towels for 3 people luckily we always take my own. Also an information folder would have been useful giving location of shops places to eat and places of interest to visit etc. The shower was very temperamental and only seemed to work if you ran the hot water tap on the sink at the same time, as we were only there for 3 nights it wasn't too much of an issue. The main negative for us was the owner who lived on site, who was very very particular about the gate on the drive being closed and told us he locked it at midnight and in fact was waiting on the drive with 2 large dogs ready to lock up at 10.30 pm when we returned from a night out. We have stayed in many many cottages over the years and have never had a curfew imposed on us!!! very strange. Finally 6 days after we had returned home we had a very rude phone call from the owner with a list of issues she wanted to discuss with us. Such a shame a lovely cottage spoilt by over zealous owners.

    Response on behalf of the Owner; As Owners, we were very shocked and upset by such a low score, when it is clear our previous guests have commented on how clean and well equipped and how wonderful they found our cottage. We provide an ironing board and iron which is in a laundry room across the court yard, available to all our guests. There is a chair in the bedroom and a stool in another bedroom which guests can use; there are several sockets in every room. We provide towels for all our guests. On this booking we provided 4 handtowels and 3 large bath towels. However, we always say to our guests if they require fresh towels they can ask for this at no extra cost. We provide on the coffee table a selection of leaflets regarding information about local attractions, shops, etc. We do have a gate to the property which is locked at night when everyone is back from their days out at around midnight; this is just for extra security however guests are given keys to the gate. Guests are free to come and go at their leisure and enjoy their holiday. As Owners, we do have dogs however they don’t come into any contact with any guest unless a guest asks to see them. We feel this comment was only made after we raised some questions to the guest regarding some damage to the windowsill that may have been caused during their visit.
