This beautiful barn conversion is perfect for a celebration and large family get together, just a short walk to a great pub and restaurant, with easy access to Bassenthwaite Lake, Keswick and Cockermouth.


This wonderful barn conversion is perfect for every occasion, from celebrations to family holidays, you will feel right at home whilst staying at Kiln Hill Barn.

Ground Floor:
Living room: With 65" Freeview Smart TV, Blu-ray player, DVD player, bluetooth stereo speaker, Xbox One and wooden floor.
Dining room: With wooden floor.
Kitchen: Farmhouse style with breakfast area, electric range, microwave, fridge, freezer, dishwasher and tiled floor.
Utility room: With fridge and washer/dryer.
Bedroom 1: With kingsize bed and en-suite with shower over bath, toilet and heated towel rail.
Bedroom 2: With double bed and en-suite with shower over bath, toilet and heated towel rail.
Bedroom 3: With twin beds, Freeview TV, beams and en-suite with shower cubicle, toilet and heated towel rail.

This large, detached barn conversion has been expertly designed so that the centre of the property houses the communal areas, making it a very social space. It’s the ideal venue for a special occasion or a family get together but can easily accommodate multiple couples. It would be perfect for walking groups as well as cycling enthusiasts thanks to its excellent location in this stunning part of the Lake District National Park. The large and spacious living room features a 65" Freeview Smart TV and a range of easy seating making it ideal for a social night in with a couple of bottles of wine, and you’ll find an Xbox One as well as a bluetooth speaker to add to the ambiance. The high vaulted ceilings, beams and wooden flooring give a feeling of opulence whilst the open walkways upstairs look directly down on to the living room so you always feel connected with the other members of your party thanks to its open plan layout. This leads to a spacious dining room which is great for a banquet or a board game, as well as a spacious and well-equipped kitchen with range cooker and breakfast area. Please be aware that the property has a gallery landing and the stairs do not have stair gates fitted, as such it is recommended that children are supervised in these areas.
At the front you have access to beautiful gardens with lawn and patio with a sitting-out area and garden furniture, perfect for soaking up the afternoon sun.

Located in Bassenthwaite, a desirable area of The Lake District National Park, and with the lake and the village centre both under 1 mile away, you can explore this stunning area on foot yet you are only a few miles from Keswick, Cockermouth and the surrounding Lakeland Fells. Well behaved dogs are welcome to come along and there are plenty of dog friendly pubs and restaurants in the area as well as some beautiful walks available nearby.

Whether you are looking for a relaxing retreat or an action packed holiday, you couldn’t ask for a better starting point. Its quiet village location means that you can escape your busy lifestyle and retreat to the countryside in no time. There is an excellent pub and restaurant serving a range of local cask ales and great food just ¼ mile away. There is good access to plenty of walking and cycle routes nearby, as well as more challenging fells including Skiddaw, Catbells, Latrigg and Blencathra to name a few. You can walk to Bassenthwaite lake, and Keswick, Cockermouth and the surrounding Lakeland Fells are just a few miles away. The Lake District Wildlife Park, 1 mile, has over 100 species of wild animals, great fun for all the family. Also nearby is The Lakes Distillery offering tasting tours and producers of fine whisky, gin and vodka - always a hit with the adults. The popular town of Keswick, 7 miles, on the shores or Derwent Water, has an abundance of dining and shopping experiences as well as a mix of cultural hotspots and tourist attractions including The Pencil Museum, home to the world’s largest pencil, The Theatre by the Lake, offering award-winning arts and drama on the shores of Derwent Water and the mind-boggling world of The Puzzling Place, which is based on optical illusions and fun for all ages. Alternatively perhaps enjoy a trip to Cockermouth, 8 miles, the birthplace of William Wordsworth. Shop ¾ mile, pub and restaurant ¼ mile.

    Fab place. Huge rooms, all en-suite and very clean. Nice welcome gifts including wine! Great location for Keswick and surrounding lakes and literally minutes away from the wildlife park which is amazing for young kids. We’d highly recommend staying here. We may even be back next year! The only drawbacks were it being a little too far from a local shop but I guess you have the feeling of being remote but only 15 mins drive from Keswick so not really a drawback considering both Asda and Sainsbury’s deliver food here!! The kitchen although huge and fully stocked up, was missing a few essential items, like big mixing bowls/ serving bowls, pizza trays, more baking trays etc... that would have been useful and there were pans that couldn’t be used on the induction hob so only 1 frying pan was usable (so very difficult when cooking for a big group and confusing when the others wouldn’t heat up!) I think maybe also labels on the doors so you can find things would be helpful. If you have toddlers, the lack of a baby gate on the bottom of the stairs may be an issue. There was one in the cupboard but no bolts to fit it. So we were advised by the owners to use the travel cot which we weren’t using, in front of the stairs- which was not the most successful as my toddler just moved it out of the way. We ended up using a chair against the cot too which worked. If you are using the provided cot for sleeping though you could use just a chair. But my toddler could move that too. Finally, the heating wasn't on when we arrived and it was automatically turned to 7 degrees in the night which we didn’t realise and we were absolutely freezing including babies and children. Perhaps the heating being on for our arrival would have been preferable and a more humane auto heating setting for young families. Of course it was easily altered the next day.

    This is a beautiful property which is very comfortable and charming and has all mod cons. Downstairs is suitable for all ages but upstairs due to number of little staircases and beams overhead is not suitable for anyone with mobility issues. Lovely spacious living room/dining room/kitchen suitable for family get togethers. Wonderful view of the lake and mountains. Bedrooms very comfortable and great that they are all ensuite.
