This comfortable, detached bungalow has extensive lawned gardens and plenty of private parking. It lies just a short walk from the local convenience store and pub which serves food. With single-storey accommodation, it is ideal for guests who prefer easy access. The property is conveniently located for exploring the area. The South Downs National Park is nearby for scenic walks, and Chichester, with its ornate cathedral, Festival Theatre, and array of restaurants and pubs spread over a lovely Georgian pedestrianised precinct, is just 6 miles away. Goodwood, with horse racing and classic and modern car racing, Fontwell Park Racecourse, West Dean Gardens, Arundel with its historic castle, lido and River Arun, are just some of the many attractions within easy reach. Butlins at Bognor Regis makes a fun day out for the children.

Slightly further afield, discover the historic naval city of Portsmouth with Spinnaker Tower, historic ships and waterside dining, or why not take a ferry trip to the Isle of Wight? Alternatively, spend a day in cosmopolitan Brighton, where you can visit the Royal Pavilion, art galleries, theatres, marina, pier, and The Lanes, with extensive shopping, restaurants and pubs. Other places of interest include the Weald and Downland Living Museum, and the beaches at West Wittering, Bognor Regis and Worthing, which are all within easy driving distance. Beach 5 miles. Shop 330 yards, pub and restaurant 550 yards.

    Overall the property was comfortable and suited our needs. The only two issues we found are the cabinet in the hallway it was restrictive and it was difficult to pass if you were carrying things, in the kitchen the cupboard jutted out slightly. The garden was large and a great place to sit even if the weather wasn't very good and my grandson enjoyed exploring it.

    Booking a low season holiday to explore the South Downs, Karenza was one of the cheaper cottages available for hire - and for that it was very good value for money - BUT would definitely not recommend paying the higher tariffs charged for high season. Having previously managed our own holiday cottage charging about the same rates I was more than disappointed overall. After the efforts of packing and travelling it’s always nice to chill on the first full day but this was not to be as we were disturbed by a gardener mowing the lawn - for hours – really!! Love the privacy a holiday cottage gives you – never had that before, no advance notice, so didn’t expect it – once it went quiet we thought ‘oh well’ try again, but after lunch it started again, such is the size of the lawn; we thought - we’ll go out for a couple of hours but then realised we were blocked in by the gardener’s car!!!! …when he went to top end of the back garden we decided to go for it, and managed to manoeuvre our way out past his car - not a good start to our holiday. Location, on paper, appeared to be ideal – useful mini-mart closeby, but the amount of traffic in the area, and hold ups due to a nearby level crossing made travelling to and from the property everyday - frustratingly slow. The attractiveness of the property stops as you open the front door; inside it tells a story and touches of quick more recent upgrades doesn't detract from old style décor, carpets and furniture filled with clutter which would benefit from being replaced for holiday letting and would eliminate the musty smell that hits you on arrival, including long disused folding doors, an old music stacking system that realistically guests would never use and dining chairs which were disgusting shabby and threadbare – had to sit on something at the table so used scatter cushions on top to sit on; one wicker chair was positively dangerous to use!! A more modern upright chair was found in a bedroom so we brought that into the dining area but another old large item of wooden furniture located in the Hall opposite the sliding kitchen door (which already narrows the passage width slightly) was particularly obstructive narrowing the remaining door-width passage by half, so had to lift it up and over it; the offending item also makes access to all other rooms awkward and annoying, particularly with luggage or holding a baby, and particularly hazardous to small children who do not know the meaning of ‘don’t run’ - and not least to disabled guests who may seriously struggle getting past it, and for some not at all for which the property is claimed to be suitable for – it’s not in any way!!! The description also states Pets allowed - and it is in part, as garden is heavenly large for them. However it is not gated from the busy road to the front, appears endless going back and around the top of neighbouring properties with no obvious boundary, so if you have an energetic dog that likes to run around and roam you might have a problem – luckily our small dog likes us to walk with her – the upside of no charge for Pets is great but would prefer to pay and have peace of mind that they can’t get out; also for children the garden is an accident – many actually – waiting to happen, – and again it tells a story – abandoned tool sheds with old abandoned wood planks propped up outside with a few nails sticking out ready to topple if given a nudge by playing children, abandoned buckets and bins filled with water, etc etc – full supervision imperative – I was glad our grandchildren didn’t come with us this time!! Finally it states Welcome Pack in the list of features – a small stock of gravy powder, tea, condiments etc were found in the cupboard, people generally bring their own – but not the tray of cakes and bottle of wine advertised in the photo gallery online - nothing. All of this negativity is a great shame as the property has huge potential as a fabulous holiday let, and if gutted and completely refurbished, the garden made safe and a fresher library of books, games and DVDs inside to compliment it, Karenza could well command the high season tariffs it currently charges.
