Wonderful location, with glorious views of Cairngorm Mountains from its south-facing garden, but just a 10-minute stroll from Aviemore’s shops, pubs and restaurants.

This very well-equipped, cosy and comfortable, detached, single-storey holiday property sits in a cul-de-sac in a peaceful, yet convenient, village setting. Boasting glorious views of the Craigellachie Nature Reserve and the Cairngorm Mountains from its south-facing back garden, but only a short easy stroll from the centre of Aviemore. The enclosed sunny garden is perfect for sitting out and enjoying the panoramic views.

Aviemore is a vibrant all year round holiday destination at the heart of the action in the fabulous Cairngorms National Park and is a wonderful base for enjoying a wide range of summer and winter sports and attractions to suit all ages. Nearby activities include superb walking and mountain biking on the renowned Rothiemurchus Estate, Glenmore Forest Park and the Speyside Way. There is excellent climbing in the Cairngorm Mountains; bird watching at the famous Boat of Garten Osprey Centre; watersports at the award-winning Loch Morlich beach and Loch Inch; pony-trekking, and skiing and snowboarding at Scotland’s foremost snow sports centre. Trout fishing is available all year at the Rothiemurchus Estate and salmon fishing on the River Spey (seasonal – licence required) is less than a mile from the cottage. Golf is readily available at the eight golf courses in the area.

The funicular railway up Cairngorm Mountain, the Strathspey Steam Railway, the Highland Wildlife Centre, the Highland Folk Museum and the Landmark Centre are also popular attractions nearby, as well as Britain’s only freely roaming reindeer herd which can be visited against the stunning backdrop of Glenmore Forest Park and the mountains. Swimming is available at the Aviemore Highland Resort Leisure Centre, as well as water slides, wave pool and a cinema. Whisky distillery visits and the world famous Loch Ness are also popular with guests. Shop ½ mile, pub and restaurant 500 yards.

    Very clean & comfortable, well equipped modern bungalow on a private housing estate north of Aviemore Centre. We were a bit taken aback to be on a housing estate looking straight into other front rooms as the descriptor “cottage” and the rear view photo online don’t suggest that at all. Our party was three adults and 2 small dogs and we filled the space available easily. The twin room and kitchen are small though and 6 people in residence would we think be quite a squeeze. The owner is lovely, very responsive and helpful. A pleasant break in unusually warm weather for February.

It is very rare for Hylands Cottage to receive negative feedback, and this is, without doubt, the worst review Hylands has received in 15 years of holiday letting. Many of our guests return year after year because they find the location ideal. To be clear, the bungalow is situated in a quiet, residential cul-de-sac of similar properties, within the bustling year-round resort of Aviemore. The shops, restaurants, pubs etc. are just a ten minute stroll along either the riverside path or an almost traffic free lane. So for visitors who wish to enjoy an evening out without using a car it’s probably perfect. However, it’s fair to say, that if you are looking for an isolated rural retreat then neither Aviemore nor Hylands would suit. As for size, the cottage is fully equipped to accommodate six guests plus one dog. Please note that this guest was not permitted to keep two dogs on the premises.

    What a great time we had at Hylands Cottage! The perfect base for outdoor activities (skiing, snowboarding and hiking in our case) as its so close to the Cairngorms. Brilliant to come back to a cosy, warm cottage after our days out with unlimited hot water for showers or a soak in the bath. The cottage was spotlessly clean when we arrived and had everything we needed from a well appointed kitchen to comfy beds and a great living room for eating / relaxing. The views of the mountains were stunning and our dog loved the garden and the walks along the River Spey from our doorstep. We honestly couldn't fault the cottage and had the best holiday there, we'll be back!

    Hylands Cottage is a superb base for a holiday. We are regular visitors to the area and it is the best rental we have used. My fear in writing such a positive review is that it may contribute to it getting so popular that we find that we can’t get a future booking! It is in a quiet cul-de-sac, about 10 minutes’ walk from the main shops. It has fantastic views over the Cairngorms – though why the architect designed it such that the best views are from the bedrooms while the lounge has views over the street is an interesting reflection on our previous building and planning methods. It was immaculately clean and well provided with kitchen equipment and consumables. The heating is easy to control (unlike many other rentals where night storage heaters may prove a nightmare to control) and the furniture and fittings are modern (not tired or worn as other lettings we have had in the area). Any negatives? Wifi is slow at times and the number of TV channels is limited – but you are on holiday so why worry about such things!

    A cosy and comfortable holiday home in a peaceful location. There were many pleasant and varied dog walks straight from the door. Handy to have the two extra TVs in the double bedrooms which you don’t often get in holiday accommodation. The house had efficient heating with a very generous timed setting so that it never felt cold. Lovely views out the back. This house is one we would like to return to in the future.

    Loved Hyland’s cottage so much looking for dates available for next year to book return visit . Location is perfect only 10 minutes walk to high street. View from garden is breathtaking. Cottage has everything you need, you don’t even have to take any extras like kitchen roll etc. Spotlessly clean. Can’t think of any negatives about the cottage at all. Lorelle who owns the cottage posted out a map of Aviemore and a information booklet on the town which was such a great help, much appreciated, a couple of weeks before arriving.

    Lovely cottage, lovely views, well equipped and nicely decorated. Also had a perfect garden for sitting out. Aviemore has lots of safe cycle/footpaths in glorious scenery, everyone is friendly & helpful. Lots of other things to do in the area, go-karting, watersports, steam railway and wildlife galore. Plenty of shops and places to eat too.

    This was an amazing place to stay. Def be back. Cottage well equipped and clean. Lovely views and a quiet place. Great you can walk into town. Lots to do near the cottage.
