Heckingham Manor has a very secluded location, standing detached with no immediate neighbours, situated in its own large secure lawn gardens with uninterrupted views to open countryside. This holiday farmhouse is full of character, comfortably furnished and equipped to provide all modern day comforts. It is situated at the owners’ mixed farm at Heckingham Hall in the heart of South Norfolk. This mixed farm has rare breed animals including native ’red poll’ cattle and farms with consideration for wildlife and the environment. Guests are welcome to enjoy the practices of the farm; an informative guided walk around the farm and its animals is given by the farmer, followed by a welcoming seasonal lunch, prepared with fresh produce from the farm or sourced locally (guests are encouraged to book prior to arrival due to limited availability, a charge will be made for lunch and sturdy footwear is recommended). Guests are welcome to walk around the designated grass tracks and see the amazing wildlife including deer, owls, woodpeckers and lapwings. The quiet lanes and footpaths offer excellent walking and cycling direct from doorstep. It is within and easy drive of the Norfolk Broads for daily boat hire and river trips. There are traditional seaside resorts with excellent sandy beaches including Lowestoft ,17 miles. Pleasurewood Hills American Theme Park, 17 miles. Somerleyton Hall and Gardens, 9 miles. Southwold, 22 miles. beach, life boat, museum, lighthouse, shops, cafes and pubs. Also close by is the market town of Beccles, the Reedham ferry, 2 miles and Norwich is 14 miles. Shop, pub and restaurant 2 miles.

    My regular board game group and I went for a long weekend (Fri - Mon). We found the host flexible and accommodating, the arrangements easy and well documented. Lizzie was pleasant, practical and efficient.

    An extremely lovely house with beautiful surroundings. The house was large and well equipped. The hot tub was great and it was wonderful having no neighbours bar the horses and cows! A lovely little pub in nearby Thurlton called The Queens Head with brilliant food and friendly locals. A group of 7 women, we thoroughly enjoyed our stay and will definitely be back.

    Stayed here with a group of friends for my 50th. The cottage has plenty of room was very comfortable in a quiet location but you didn't have to drive too far to get any where for example Norwich. We loved our stay here.

    Beautiful house and area to stay in we all thoroughly enjoyed ourselves. Plenty of room for 9 adults and 2 dogs. Lovely views and distance to the town wasn't to far. Only negative was the back door was sometimes hard to lock and unlock and some of the rooms gathered a lot of dust. Other than that would 100% recommend and I am sure we will be back to stay again.

    Great location with a very friendly and helpful owner. A good location for exploring the Norfolk Coast, the local villages and the fine city of Norwich. The silence is deafening and it’s a great location to stargaze on a clear night....

    Lovely house, lovely hot tub, fab location. Could have been cleaner. We had to wash plates and cutlery as we went. Also, we were charged an additional £20 for electric and oil, which considering we had paid nearly £800 for the weekend was a bit unnecessary we thought.

    Response on behalf of the Owner; Thank you for staying with us. If there is ever a problem, please do let us know during your stay. We have a new cleaner and your comments will help to train her. She had not checked all the cutlery and plates. We do have a checklist to adhere to. Oil and electric is charged by meter and is clearly on the booking form. It is unfortunate that VAT, business rates and charges take 60p in the pound of the money that guests pay. This leaves 40p in the pound to maintain, laundry, clean, paint etc. This is why we have to charge for oil and electric.

    Had a lovely family holiday including our 2 labradors in lovely tranquil suroundings.enjoyed the well maintained hot tub.also enjoyed having the piano.would recommend to anyone looking for relaxing holiday.

    My wife and I stayed here with our three grandchildren (5 yrs, 2 yrs and 7 months) and their parents plus dog. We all had a wonderful time and the hot tub was a great bonus - something nice to relax in at the end of a busy day. Spacious, lovely house situated in open countryside with nice views. Quiet and peaceful but only a couple of miles to Lodden with its reasonable facilities. Great location for visiting the Broads, Norwich or the seaside. Highly recommended and we will be back!

    Although set in a lovely location the house itself was a little disappointing. Although advertised for 10 people in reality it only is suitable for 8. The dining table was a squeeze, the kitchen table not big enough, the fridge freezer definitely not big enough for a family of 10 including children. The hot tub didn't work properly, neither did the washing machine. The downstairs bedroom had a constant smell of human effluent coming from a broken drain outside. Many of the window handles were broken and the the floorboards upstairs are the noisiest we've ever heard (not ideal if you're putting children to bed and trying the creep away quietly)!! Its a shame as the location is lovely and the children loved seeing the cows and horses in the morning....The house just needs some money spent on it as it seemed a little unloved and looked rather tired.

    Response on behalf of the owner; Thank you for staying with us. We are disappointed to read you were unhappy with the house. The kitchen table is not for 10 people however, the dining room table seats 10. The hot tub bubble system was left on and caused a button to blow. We repaired this immediately and did not put the hot tub out of action. Unfortunately, the window handle was broken during your stay but there is no broken drain. The house was built 10 years ago to full building regulations and does not have floor boards; we are at a loss as to this comment. The washing machine has been checked and was found to be in good working order. During your stay the farmer next door spread manure on the fields in the local area. The smell lasts a day and is part of being in the country side, this is country life. Heckingham Manor is in the style of a country cottage, it is not in a modern style. Whilst we realise that the cottage will not be for everyone, we are genuinely disappointed to receive such a low score which is not consistent with our usual feedback. We are always here to help however small or large. We have a maintenance man who does any job needed and we ask all of our guests to let us know the moment you meet a problem as the chances are they can be solved quickly and easily, and lets you continue to enjoy your holiday to the full.

    We had a lovely stay at Heckingham Manor. The house was beautiful and a perfect size for four adults and four children. All the rooms were large and well equipped with everything you need. We would definitely visit again and would recommend to others.
