Air source underfloor central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Travel cot and highchair available on request. Large garden with sitting-out area and garden furniture. 450 acres natural grounds (shared with owner). Hot tub (private, £35 per week, £25 per short break). 3 dogs welcome, to be kept on a lead at all times (working farm). Bike store. Private parking for 4 cars. No smoking. Please note: There is a stream and an unfenced lake in the grounds, 10 yards away.

Perfectly situated within 450 acres of the owner’s working stud farm, right in the heart of the Cotswolds, this rustic, detached, holiday cottage with an adjoining annexe, is in the most incredible location from which to enjoy and explore the beauty and attractions of the local and surrounding areas. Nestled away in beautiful countryside on a large working farm in the middle of an Area of Outstanding Natural Beauty where guests can enjoy the unique aspects of the grounds.

Green Swathe has been furnished to a very good standard, and the family bathroom has a quirky finish with fossils in the decoration, which date back thousands of years. It has been lovingly converted using locally sourced wood from the grounds, stone from the quarry and many more personal touches and artefacts.

Perfect for walking, cycling and horse riding, there are many public footpaths, cycle paths and bridleways that criss-cross the grounds and will take guests to locations near and far, including the Cotswold Way and the Rollright Stones. This is an official Dark Sky site for star gazing, so don’t forget your binoculars! The undulating grounds offer much to see and explore including a limestone quarry, a running stream, ponds, woodland and unspoilt natural countryside. The forest of white willow trees provides the wood for producing cricket bats used by world famous batsmen and cricketers.

There are plenty of opportunities to quietly watch the wildlife and horses that live on the farm, and by prior arrangement and at cost, you can take part in riding lessons, stabling, schooling and training all provided by the owner who is a world renowned horse trainer.

The popular Cotswolds market town of Chipping Norton is only a short drive away, as is a famous organic shop and café which sells local produce. A little further afield are some of the many Cotswolds towns and villages which are renowned for their character and charm. Visit Burford, Witney, Moreton-in-Marsh, Stow-on-the-Wold, Abingdon, Banbury, Hook Norton, Bourton-on-the-Water, Shipston-on-Stour, Broadway or Chipping Campden.

Not to be missed are the cathedral city of Oxford, Bicester village with designer outlet centre, Cheltenham, Blenheim Palace, which is famous for being the birthplace of Winston Churchill, and William Shakespeare’s Stratford-upon-Avon. Shop and restaurant ¾ mile, pub 2½ miles.
