There are plenty of footpaths near this cottage that guests can explore, or take the bus into Edinburgh and visit its many attractions.

Step to entrance.
Living room: With wood burner, Sky TV (entertainment package) and DVD player.
Kitchen/dining room: With electric oven, induction hob, microwave, fridge/freezer and dishwasher.
Utility room: With washing machine.
Bathroom: With shower over bath, and toilet.

First Floor:
Bedroom 1: With double bed.
Bedroom 2: With zip and link twin beds (can be super kingsize on request).

Gas central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included.

Small enclosed sitting-out area with outdoor furniture. Bike store. On road parking. No smoking.

Almost impossible to find, this delightful terraced cottage is tucked away in a quiet area along a short pedestrian lane, 5 minutes’ walk from Peebles High Street and only 23 miles from Edinburgh. There is a welcoming living room with a wood burner, a roomy kitchen with a farmhouse-style table, and a small sitting-out area to the rear of the house.

Peebles is a great starting point for keen cyclists and walkers, with many way marked routes in the area, and Glentress Forest is the go-to destination for mountain bikers or Go Ape fans. For a small town, there is a surprising choice of excellent cafés, pubs and restaurants, along with independent shops and galleries.

For a stress free day in the city, take a bus into Edinburgh, or use the Park & Ride at Straiton. Explore the pretty Border towns where there are ancient abbeys, historic houses, fabulous gardens and wonderful scenery to savour. Traquair House, 7 miles, has a brewery, maze and a fascinating history. Beach 26 miles. Shop 240 yards, pub 440 yards and restaurant 275 yards.

    Had a lovely couple of nights here staying with my Mum. Good base to explore Peebles and the surrounding areas from, in a warm, quiet & peaceful cottage. The property is very well supplied, with coffee, tea & cakes laid on for us on arrival. TV in both bedrooms and living room, although I'm not sure why we could only pick up 5 channels on the Freeview? Still, there was Netflix... which we found on the second night. In short though, fabulous stay and just what we needed. Would stay here again.
