Ebb-n-Flow is a cottage ideally situated overlooking Rye Nature Reserve which is largely designated as a Site of Special Scientific Interest.

10 steps to entrance. All on ground floor: Living/dining room/kitchen with wooden floor. Utility room. 2 bedrooms: 1 double (5ft), 1 twin. Shower room with toilet.

Here is a golden opportunity to reconnect with nature. This thoughtfully renovated, detached, holiday cottage is uniquely situated overlooking Rye Nature Reserve, which is largely designated as a Site of Special Scientific Interest. This large area of land beside the sea has shingle, saltmarsh, sand dunes, rivers, gravel pits, grazing marsh, reed beds and farmland, and supports many unusual plants and animals. It is criss-crossed by a plethora of footpaths and five bird hides. See if you can hear the nightingale sing in late spring, having returned from wintering in South Africa. You may spot a brown hare by Camber Castle which was built by Henry VIII. Cycle down to Rye Harbour which runs along the River Rother and visit Martello Tower 28 that was built to protect against possible Napoleonic invasion. Rye itself is a vibrant market town with cobbled streets and many art galleries and tea shops. If you are seeking golden sand, head towards Camber and in the other direction is Hastings which has the largest beach launched fishing fleet in Europe. Mixed bream, roach and perch fishing available nearby, price on application. There is parking for 1 car on site, with additional parking outside the owner’s house. Beach 400 yards. Shop 1 mile, pub and restaurant 1½ miles.

    A great weekend at this well appointed, efficiently managed cottage. We will definitely return as there is so much to see in this area of Kent. There’s no actual sea view (due to the sea wall protection zone) but that didn’t detract in any way from our stay.

    We loved this cottage didnt want to leave. They have thought of everything. We were bowled over by the welcome and the overall standard of this property, have stayed in many holiday lets this eclipses all . Thank you Eileen if I were younger I would have this booked for many years. Had my 82nd birthday in this lovely cottage

    The property just cannot be faulted it has all the mod cons and more, very comfortable overlooking the nature reserve just a few minutes from Winchelsea beach, view from lounge window is so lovely and peaceful, we have been to cottages all over the UK for over 15 years or so, Ebb n Flow is up there with the best ( and its only 30 minutes from where we live)!, local shop, pubs , cafe. great level walks, NT properties near by, nothing but praise, we will return

    Ebb and Flow is the most ultimately equipped, clean, modern and comfortably furnished holiday cottage we have ever stayed at and we have stayed at many. It ticked all the boxes, surpassed expectations and suited us perfectly. Our hosts Eileen & Malcolm, were attentive to detail for making an enjoyable holiday and provided fresh essentials, which included fresh fruit, good wine of course(!), and delicious home made cake. They take pride in their well deserved high score reviews and work hard continue to maintain their standard.

    We have stayed in a lot of cottages and this is by far the best. It was very clean and well equipped. Eileen was very helpful and left us cake and treats which were gratefully eaten. I would stay here again.
