Visit England ROSE award winner 2017

Here is a golden opportunity to reconnect with nature. This thoughtfully renovated, detached, holiday cottage is uniquely situated overlooking Rye Nature Reserve, which is largely designated as a Site of Special Scientific Interest. This large area of land beside the sea has shingle, saltmarsh, sand dunes, rivers, gravel pits, grazing marsh, reed beds and farmland, and supports many unusual plants and animals. It is criss-crossed by a plethora of footpaths and five bird hides. See if you can hear the nightingale sing in late spring, having returned from wintering in South Africa. You may spot a brown hare by Camber Castle which was built by Henry VIII. Cycle down to Rye Harbour which runs along the River Rother and visit Martello Tower 28 that was built to protect against possible Napoleonic invasion. Rye itself is a vibrant market town with cobbled streets and many art galleries and tea shops. If you are seeking golden sand, head towards Camber and in the other direction is Hastings which has the largest beach launched fishing fleet in Europe. Mixed bream, roach and perch fishing available nearby, price on application. There is parking for 1 car on site, with additional parking outside the owner’s house. Beach 400 yards. Shop 1 mile, pub and restaurant 1½ miles.

10 steps to entrance. All on ground floor: Living/dining room/kitchen with wooden floor. Utility room. 2 bedrooms: 1 double (5ft), 1 twin. Shower room with toilet.

Electric central heating, electricity, bed linen and towels included. Travel cot. High chair. 40" Freeview TV. DVD. Induction hob. Electric oven. Microwave. Washing machine. Tumble dryer. Dishwasher. Fridge/freezer. Wi-fi. Enclosed lawned garden with terrace and furniture. Barbecue. Parking (1 car); additional parking outside owner’s house. Cycle store. Welcome pack. No smoking. NB. An excellent holiday house in a lovely area. Wonderfully equipped. Owners are the best because they are welcoming and very local if you need advice. Best self catering we've ever stayed in.

We had a lovely stay at the Ebb n Flow cottage. We were warmly welcomed by Eileen who showed us around the bungalow. There were a few thoughtful little extras, like Easter treats, which delighted both us and the children. Yum! It was clear Malcolm and Eileen had put a considerable amount of thought into the cottage and its contents - all with the enjoyment of the guests in mind. It was extremely well stocked and there were considerate extras like a canvas shopping bag and beach towels. The view out of the windows was lovely over the nature reserve. We enjoyed looking at all the birds and bunnies, and how the view changed with the weather and the light. It was a short but muddy walk to the beach which is shingle and, when the tide is out, sand. The area is plainly a well enjoyed spot as we saw lots of people in the distance between the beach and the nature reserve, but the road the cottage was on was much quieter. The private road is, as described, very bumpy in places and the cottage is further down it than I had expected. Eileen said the road was unusually bad at our visit because the recent weather (including snow) had prevented the owners repairing the road. The road is interesting though with lots of different cottages - some looking a bit ramshackle, some picturesque and some in between - all with characters of their own. My husband was particularly impressed with the fresh fish and local produce shop which he and my daughter visited on a walk out. They ate winkles on the walk back. Eileen and Malcolm - Thank you for our lovely stay at your beautiful cottage.

The cottage was warm and comfortable with everything we could possibly need provided. It was immaculately clean. On arrival we were made very welcome by Eileen. The location is excellent, close to the nature reserve and the sea. We were warned that the road was unmade so was expecting a rough ride. However, due to the weather there were numerous potholes to manoeuvre around. Householders on the road did their best to fill these. On the whole, the cottage was an excellent find which we will be recommending to family and friends.

A superbly equipped cottage - everything we needed to cook a full Christmas dinner! Warm, comfortable, quiet, close to the sea and footpaths (don't forget your Wellingtons if you are going in a damp December!). A friendly and personal welcome and a delightful welcome pack including a delicious Christmas cake. Thouroughly recommended.
