Ebb-n-Flow is a cottage ideally situated overlooking Rye Nature Reserve which is largely designated as a Site of Special Scientific Interest.

10 steps to entrance. All on ground floor: Living/dining room/kitchen with wooden floor. Utility room. 2 bedrooms: 1 double (5ft), 1 twin. Shower room with toilet.

Here is a golden opportunity to reconnect with nature. This thoughtfully renovated, detached, holiday cottage is uniquely situated overlooking Rye Nature Reserve, which is largely designated as a Site of Special Scientific Interest. This large area of land beside the sea has shingle, saltmarsh, sand dunes, rivers, gravel pits, grazing marsh, reed beds and farmland, and supports many unusual plants and animals. It is criss-crossed by a plethora of footpaths and five bird hides. See if you can hear the nightingale sing in late spring, having returned from wintering in South Africa. You may spot a brown hare by Camber Castle which was built by Henry VIII. Cycle down to Rye Harbour which runs along the River Rother and visit Martello Tower 28 that was built to protect against possible Napoleonic invasion. Rye itself is a vibrant market town with cobbled streets and many art galleries and tea shops. If you are seeking golden sand, head towards Camber and in the other direction is Hastings which has the largest beach launched fishing fleet in Europe. Mixed bream, roach and perch fishing available nearby, price on application. There is parking for 1 car on site, with additional parking outside the owner’s house. Beach 400 yards. Shop 1 mile, pub and restaurant 1½ miles.

    A great weekend at this well appointed, efficiently managed cottage. We will definitely return as there is so much to see in this area of Kent. There’s no actual sea view (due to the sea wall protection zone) but that didn’t detract in any way from our stay.

    We loved this cottage didnt want to leave. They have thought of everything. We were bowled over by the welcome and the overall standard of this property, have stayed in many holiday lets this eclipses all . Thank you Eileen if I were younger I would have this booked for many years. Had my 82nd birthday in this lovely cottage

    The property just cannot be faulted it has all the mod cons and more, very comfortable overlooking the nature reserve just a few minutes from Winchelsea beach, view from lounge window is so lovely and peaceful, we have been to cottages all over the UK for over 15 years or so, Ebb n Flow is up there with the best ( and its only 30 minutes from where we live)!, local shop, pubs , cafe. great level walks, NT properties near by, nothing but praise, we will return

    Ebb and Flow is the most ultimately equipped, clean, modern and comfortably furnished holiday cottage we have ever stayed at and we have stayed at many. It ticked all the boxes, surpassed expectations and suited us perfectly. Our hosts Eileen & Malcolm, were attentive to detail for making an enjoyable holiday and provided fresh essentials, which included fresh fruit, good wine of course(!), and delicious home made cake. They take pride in their well deserved high score reviews and work hard continue to maintain their standard.

    We have stayed in a lot of cottages and this is by far the best. It was very clean and well equipped. Eileen was very helpful and left us cake and treats which were gratefully eaten. I would stay here again.

    We have stayed at EbbnFlow a number of times and hope to go again. It is a lovely holiday cottage which has been so thoughtfully developed by the very helpful owners, brilliantly equipped with a wonderful view of the nature reserve and sea from the living room. A very relaxing holiday with plenty to do.

    This is our fourth year of staying in this cottage and I hope we do it again! It's in a beautiful area with lots of things to do but , if you want to have a peaceful time, it's ideal for that as well. The cottage is definitely the best equipped house we have ever rented. It's clean and ready when you arrive. The welcome from the owner is very friendly with gifts of cake and wine. It's just perfect and it's unique in my experience!! We love staying there even when it's raining!

    Perfect.......we were met by the owner Eileen who had contacted me before the break (which I really like, it shows they care who rents out their house) she is wonderfully friendly, helpful but not interferring she has the balance spot on.The house is both beautiful and well equipped. Everything had been thought through and there was nothing missing,( I did try to think of something they had missed but I couldn't catch them out) even the providing of binos to take in the fabulous view. This is the best place I have stayed in for all the above reasons. 3 generations of ladies stayed my elderly mum, me and my 23 year old daughter and the area provided interest for all three. Am sure it would have been ideal for children as the shingle beach is a short stones throw along with a park and grassed area for playing

    Fabulous week in a spotlessly clean holiday cottage with every comfort and thoughtful attention to detail. Warm welcome from the owners with extra yummy surprises for Easter! We had wonderful weather and walked out into the adjoining nature reserve every day.

    We stayed for 3 nights as a last minute break away, and wasn't disappointed. The cottage is immaculate and has everything in it that you would need and more. Lovely place for walking, we walked to Rye Harbour and had lunch in one of the two pubs there. Overall we had a wonderful break and would highly recommend Ebb n Flow.

    Eileen and Malcolm, couldn't make a stay more comfortable and enjoyable. Everything works well, kitchen is better equipped than my own! Every need is catered for. We shall return to do more site seeing in the area, already looking forward to Eileen's delicious cake and the other goodies!!

    This was the most well-stocked cottage we have ever stayed in with everything thought of from toiletries, cooking essentials and little extras to enhance the stay to make us feel really looked after. The views from the bungalow are fantastic and if you happen to have good weather too you can sit out front and back to enjoy the sun at different times of the day.
