A secluded retreat complete with everything to keep the family entertained including games room with snooker table, and tennis.

This wonderful period detached cottage stands alone surrounded by its own large 3½-acre lawned garden and woodland, and boasts a tennis court and a games room in a separate annexe, with a full size snooker table (for adults use only), sauna, table tennis and football goals which can be set up in the garden. Tucked away at the end of an unmade lane completely surrounded by woodland and countryside, it is ideally located for exploring the North Norfolk coast and countryside. The area is famous for its natural sandy beaches, numerous National Trust properties, stately homes, RSPB birdwatching spots and outstanding nature reserves.

The living room has a traditional open fire, comfy chairs and a snug leading off. During the winter months, guests can enjoy nights by the fire or the baby grand piano! There is a large dining room with a woodburner and is ideal for enjoying family meals. The kitchen with pine table at one end caters for larger families and groups. There is also a shower room with toilet. A staircase leads off the dining room to five bedrooms and a family bathroom. One of the double bedrooms has en-suite facilities, and all rooms offer beautiful views across the fields and the cottage garden.

The cottage benefits from a lovely large garden and large seating terrace with fenced well, and there is ample parking on the drive for many cars. The cottage is in a good location for exploring and is only a short drive from the quaint coastal town of Blakeney and close to Wells-next-the-Sea with its outstanding sandy beach. There are miles of heritage coastline, with creeks, marshes, cliffs, beaches and dunes to explore. Discover Holkham and Blakeney National Nature Reserves, including the renowned Blakeney Point, which are both ideal for bird and seal watching. Visit Cley Marshes, Titchwell Marsh and Snettisham Nature Reserves, and Pensthorpe Nature Reserve, which is only a 15-minute drive from the cottage. There are plenty of historical places to visit, with Sandringham Estate, Holkham Hall, Houghton Hall, Blickling Hall and Felbrigg Hall all within easy reach. The Norfolk Coastal Path stretches for miles and there are many delightful cycle rides, including Peddars Way, which passes to the west of the cottage through Harpley, Docking and Sedgeford to Hunstanton, where it joins the Norfolk Coastal Path. The Poppy Line Steam Railway and Norfolk Broads are within easy reach. The renowned village of Holt is only 6 miles away with its cafés, boutiques, galleries and antique shops. Horse riding, horse racing and golf are all within easy reach. Shop 3½ miles, pub and restaurant 2 miles.

    The house is in a fantastic place especially for wildlife observers and keen games players. We saw deer, hares, bats, owls and many butterflies to name but a few. We were a party of eight including children plus two dogs, we had loads of room to spread out and all do what we wanted. As keen eaters it was east to prepare big meals and memorable meals were eaten in the dining room and outside. There are some good attractions not too far away but there’s a lot to do at the house so it was sometimes hard to tear ourselves away.

    It is a real shame as the cottage could be stunning but it did not live up to expectations as the place was not cleaned properly with the BBQ in a terrible state and general debris inside the cottage suggested that the property had not been cleaned prior to our arrival. There is also a issue with insects as we were bombarded with flies and wasps inside the cottage making it difficult to cook and be confident that nothing had landed on the food. The facilities at Dyes cottage are great with snooker, table tennis, sauna and huge garden with football and Croquet. Unfortunately there was no outside lighting that worked which did cause a issue once it had got dark also a lot of the shrubbery had evergrown making access difficult getting from the patio to the garden. The beds were also poor with very creaky beds which meant that I had to resort to sleeping on the sofa so as not to keep the rest of the house members up through the night. Overall felt very disappointed and let down for a property that cost a lot of money for the week

    Response on behalf of the owner; I am really sorry about this. The maintenance company have recently employed a new cleaner who is obviously not up to scratch. Many properties in the area are suffering from houseflies at the moment but a thorough clean should resolve this problem as well. It's particularly frustrating to read these comments in a review because, apart from the creaky bed which we will replace, these problems could easily have been addressed by the maintenance company on the first day of your visit, had they known about them. Their number is included in the property notes and they're always on hand in case any issues arise.

    Our stay at Dyes cottage was absolutely superb! We were 6 adults, 4 children & a dog ranging from 7 to 70 and were all impressed with the space & facilities the cottage had to offer. Family time is so important & precious so being able to be together & enjoy table tennis, snooker etc was just fab! I was most impressed with how much was supplied at the cottage - books, games, dvds plus all the sports equipment you need, plenty of cutlery & crockery- I wish I hadn’t packed so much! I should also add how helpful the owners were when I contacted them with a query- very obliging for which I was very grateful 😀. I would love to come back here & we all agreed we wished we could’ve stayed longer!

    We had a lovely weekend with our family for my husbands 70th birthday and the cottage was certainly big enough for our needs but we did find the cottage not very clean and it had a really bad fly problem for some reason rather worrying when preparing food and with small children around

To my knowledge this hasn’t happened before and they appear to have dispersed following your departure. Regarding cleanliness, it’s hard to comment without specifics but we will re-double our efforts.

    We were a group of 4 adults and 6 children, with ages of 7-17yrs. This house was a lovely size and well equipped. The facilities were great and enjoyed by all, with a full sized snooker table, table tennis, tennis courts and a sauna!! We even made use of the mini grand piano in the lounge! The WiFi was fine- we had no complaints from the teenagers!! We had a walk to the closest cafe style pub- took around an hour, very pleasant country lanes. The weekend was helped by the scorching weather, although even if we’d had rain there was plenty to do. All the huge garden was lacking was a trampoline in my opinion- maybe something for the owners to consider?? Would definitely highly recommend.

    Spacious and family friendly cottage with plenty of books, toys and even a piano to keep children entertained. Location close to seaside, country and the steam railway. Only disappointment was the sauna not working. Be careful of the low door frames.

    Response on behalf of the owner; I am glad you had a good time. The lightbulb had gone in the sauna - for which I apologise - but it otherwise seems to be working fine. There are two dials at the bottom - not easy to spot - and power is activated by a pull chord in the adjacent room. Many thanks for the review and tips.

    Brilliant place to stay! Supurb for large families as it provides lots of space. Also, onsite facilities make it brilliant for a vast age range of people. It is situated in lovely peaceful surroundings....perfect for peace and quiet away from the hustle and bustle of life!
