A secluded retreat complete with everything to keep the family entertained including games room with snooker table, and tennis.

This wonderful period detached cottage stands alone surrounded by its own large 3½-acre lawned garden and woodland, and boasts a tennis court and a games room in a separate annexe, with a full size snooker table (for adults use only), sauna, table tennis and football goals which can be set up in the garden. Tucked away at the end of an unmade lane completely surrounded by woodland and countryside, it is ideally located for exploring the North Norfolk coast and countryside. The area is famous for its natural sandy beaches, numerous National Trust properties, stately homes, RSPB birdwatching spots and outstanding nature reserves.

The living room has a traditional open fire, comfy chairs and a snug leading off. During the winter months, guests can enjoy nights by the fire or the baby grand piano! There is a large dining room with a woodburner and is ideal for enjoying family meals. The kitchen with pine table at one end caters for larger families and groups. There is also a shower room with toilet. A staircase leads off the dining room to five bedrooms and a family bathroom. One of the double bedrooms has en-suite facilities, and all rooms offer beautiful views across the fields and the cottage garden.

The cottage benefits from a lovely large garden and large seating terrace with fenced well, and there is ample parking on the drive for many cars. The cottage is in a good location for exploring and is only a short drive from the quaint coastal town of Blakeney and close to Wells-next-the-Sea with its outstanding sandy beach. There are miles of heritage coastline, with creeks, marshes, cliffs, beaches and dunes to explore. Discover Holkham and Blakeney National Nature Reserves, including the renowned Blakeney Point, which are both ideal for bird and seal watching. Visit Cley Marshes, Titchwell Marsh and Snettisham Nature Reserves, and Pensthorpe Nature Reserve, which is only a 15-minute drive from the cottage. There are plenty of historical places to visit, with Sandringham Estate, Holkham Hall, Houghton Hall, Blickling Hall and Felbrigg Hall all within easy reach. The Norfolk Coastal Path stretches for miles and there are many delightful cycle rides, including Peddars Way, which passes to the west of the cottage through Harpley, Docking and Sedgeford to Hunstanton, where it joins the Norfolk Coastal Path. The Poppy Line Steam Railway and Norfolk Broads are within easy reach. The renowned village of Holt is only 6 miles away with its cafés, boutiques, galleries and antique shops. Our stay at Dyes cottage was absolutely superb! We were 6 adults, 4 children & a dog ranging from 7 to 70 and were all impressed with the space & facilities the cottage had to offer. Family time is so important & precious so being able to be together & enjoy table tennis, snooker etc was just fab! I was most impressed with how much was supplied at the cottage - books, games, dvds plus all the sports equipment you need, plenty of cutlery & crockery- I wish I hadn’t packed so much! I should also add how helpful the owners were when I contacted them with a query- very obliging for which I was very grateful 😀. I would love to come back here & we all agreed we wished we could’ve stayed longer!

We had a lovely weekend with our family for my husbands 70th birthday and the cottage was certainly big enough for our needs but we did find the cottage not very clean and it had a really bad fly problem for some reason rather worrying when preparing food and with small children around

    Response from:

Response on behalf of the Owner; I am very sorry that you had lots of flies in the house. The lady who cleans the property is at a loss as to where they came from. To my knowledge this hasn’t happened before and they appear to have dispersed following your departure. Regarding cleanliness, it’s hard to comment without specifics but we will re-double our efforts.

We were a group of 4 adults and 6 children, with ages of 7-17yrs. This house was a lovely size and well equipped. The facilities were great and enjoyed by all, with a full sized snooker table, table tennis, tennis courts and a sauna!! We even made use of the mini grand piano in the lounge! The WiFi was fine- we had no complaints from the teenagers!! We had a walk to the closest cafe style pub- took around an hour, very pleasant country lanes. The weekend was helped by the scorching weather, although even if we’d had rain there was plenty to do. All the huge garden was lacking was a trampoline in my opinion- maybe something for the owners to consider?? Would definitely highly recommend.

Spacious and family friendly cottage with plenty of books, toys and even a piano to keep children entertained. Location close to seaside, country and the steam railway. Only disappointment was the sauna not working. Be careful of the low door frames.

    Response from:

Response on behalf of the owner; I am glad you had a good time. The lightbulb had gone in the sauna - for which I apologise - but it otherwise seems to be working fine. There are two dials at the bottom - not easy to spot - and power is activated by a pull chord in the adjacent room. Many thanks for the review and tips.

Brilliant place to stay! Supurb for large families as it provides lots of space. Also, onsite facilities make it brilliant for a vast age range of people. It is situated in lovely peaceful surroundings....perfect for peace and quiet away from the hustle and bustle of life!

The cottage and grounds are nice, the snug however needs to have its damp treated as this rooms door had to remain shut as one of our guests had asthma and was affected by this. Crockery and cutlery were in a poor state of cleanliness. Shower doesn't work in the sauna, outside parasol needs replacing and the cottage needs to have all the flaking paint etc made good and repainted

    Response from:

Response on behalf of the Owner; Thanks for the feedback. The damp in the snug was caused last winter by a blocked drainpipe on the outside wall that was fixed in the spring. The wall dried out over the summer and has now been redecorated with no sign of any remaining damp. I’m not sure why the crockery and cutlery were not spotless. The Miele dishwasher has always been totally reliable in the past and it’s not always possible to check these things between lets. The shower in the outbuilding will be attended to - I hope this didn’t cause you too much inconvenience.

Nice large property with excellent leisure facilities keeping the family occupied. Nice walks through the woods seeing deer, birds of prey and many garden birds seen in the front garden. A peaceful location down a single track lane.

Dyes cottage is in a stunning location. The accommodation is fabulous with lots of activities including tennis, snooker and table tennis. It is great accommodation for all ages. The children loved the games and books. Lots of walks nearby. The bedrooms are cosy and well equipped. You do need a car but lots of beaches and places to visit. We didn't want to go home!
