Shower room with toilet. First floor: 5 bedrooms: 3 double, one with en-suite shower room and toilet, 1 single with additional pull-out single, 1 twin (short beds, 5½ft long, for children). Bathroom with toilet. Annexe with games room.

This wonderful period detached cottage stands alone surrounded by its own large 3½-acre lawned garden and woodland, and boasts a tennis court and a games room in a separate annexe, with a full size snooker table (for adults use only), sauna, table tennis and football goals which can be set up in the garden. Tucked away at the end of an unmade lane completely surrounded by woodland and countryside, it is ideally located for exploring the North Norfolk coast and countryside. The area is famous for its natural sandy beaches, numerous National Trust properties, stately homes, RSPB birdwatching spots and outstanding nature reserves.

The living room has a traditional open fire, comfy chairs and a snug leading off. During the winter months, guests can enjoy nights by the fire or the baby grand piano! There is a large dining room with a woodburner and is ideal for enjoying family meals. The kitchen with pine table at one end caters for larger families and groups. There is also a shower room with toilet. A staircase leads off the dining room to five bedrooms and a family bathroom. One of the double bedrooms has en-suite facilities, and all rooms offer beautiful views across the fields and the cottage garden.

The cottage benefits from a lovely large garden and large seating terrace with fenced well, and there is ample parking on the drive for many cars. The cottage is in a good location for exploring and is only a short drive from the quaint coastal town of Blakeney and close to Wells-next-the-Sea with its outstanding sandy beach. There are miles of heritage coastline, with creeks, marshes, cliffs, beaches and dunes to explore. Discover Holkham and Blakeney National Nature Reserves, including the renowned Blakeney Point, which are both ideal for bird and seal watching. Visit Cley Marshes, Titchwell Marsh and Snettisham Nature Reserves, and Pensthorpe Nature Reserve, which is only a 15-minute drive from the cottage. There are plenty of historical places to visit, with Sandringham Estate, Holkham Hall, Houghton Hall, Blickling Hall and Felbrigg Hall all within easy reach. The Norfolk Coastal Path stretches for miles and there are many delightful cycle rides, including Peddars Way, which passes to the west of the cottage through Harpley, Docking and Sedgeford to Hunstanton, where it joins the Norfolk Coastal Path. The Poppy Line Steam Railway and Norfolk Broads are within easy reach. The renowned village of Holt is only 6 miles away with its cafés, boutiques, galleries and antique shops. Horse riding, horse racing and golf are all within easy reach. Shop 3½ miles, pub and restaurant 2 miles.

    A lovely secluded hideaway with some wonderful features. The garden/woods are beautiful - but not, as implied, securely fenced, so our dog could not be let out without a minder! The snooker table, table tennis table and tennis court are brilliant amenities to have. Dyes is a good base from which to explore; we loved the quirkyBedrooms - apart from the master - are all pretty small, and a lack of drawers in some rooms caused dome storage issues. There were also some lighting issues: unlit garden steps are hazardous at night, as is an upstairs corridor with non functioning wall lights. Bedside lamps are not bright enough to read by. The unmade road (rutted track!) has lots of potholes and is about half a mile long!!! Overall, however, we enjoyed our stay and would recommend the house as a charming base for exploring north Norfolk.

    A lovely cottage in a great location that was only marred by the apparent lack of attention paid to cleanliness. On arrival we had to put almost all the mugs through the dishwasher and hand wash half of the glassware. In addition there were items under and inside sofas and it didn’t look like the table tennis room or snooker room had even been looked at by the cleaners, particularly the snooker room which had half drunk cans from previous visitors. A real shame that these things happened as apart from that the whole party loved the cottage and had a great week.

I have forwarded your comments to the maintenance company and I understand that the cottage was cleaned by a different team from usual and that the outhouse rooms were overlooked. I do apologise. The cleaners do not usually check crockery but we will change dishwasher tablets in case the current brand was responsible. Many thanks again.

    One of the best cottages we explore in UK. Great surrounding, forest with deers, fields, close seaside, grand piano, and fire place. I would recomend DYES Cottage to anyone who is looking for calm place out of noise and crowd. 10 out of 10

    My third stay at this delightful remote cottage. It was very clean; looking at previous reviews this appears to have be an issue some time ago. All I can say is that it was spotless, so this was obviously rectified some time ago. Fantastic choice for any one or families who want a peaceful break with lots to do on the cottages own grounds. At night you can hear a pin drop. The cottage was warm on arrival, the owner making sure the heating was on - a nice touch. Wifi signal good too. Highly recommended.

    I stayed in the cottage in January 2019. The location is perfect for anyone seeking a private and secluded get away. It has beautiful grounds, clear skies at night with no light pollution and no road traffic noise - it's very tranquil. The owners have a good mix of traditional furniture and comfort to give a cozey feel, whilst all the things you would want to be up to date and modern - namely the Kitchen, WIFI, Digital TV etc are. The cottage was spotlessly clean on arrival. Communication with the owner prior to arrival was friendly and professional. As an added bonus the Grand Piano was very nice and in tune! I have already booked to stay again. Highly recommended for the discerning who require peace, tranquillity, lots of room - perfect for a family gathering. Huge private drive for all cars close to the front door! Highly recommended.

    We loved our stay at Dyes Cottage. We had a big family group of five adults and three children and there was plenty of space. The sports equipment and games were fantastic, we played snooker, cricket, table tennis and built a den in the woods! The cottage was clean and everything was ready for our arrival. We will definitely return, a great place for a family weekend.

    This could be a stunning property but unfortunately on arrival the house felt and looked dirty. Large areas of skirting and radiators had grime and dust build ups,window sills full of dead flies . Walls had marks over them , some were due to wear and tear others were not! Some kitchen cupboards were dirty and their outside edges stained. A couple of stained towels and cot mattress. Cleaning company did attend on request and cleaned some areas but cupboards and walls remained grimy. (Ended up having to clean those cupboards we intended to use.) Cot and towels were replaced. Also discovered that high chair strap and body was dirty and unusable but this was not replaced. Guests arriving later discovered sheet with stain on (luckily I brought a spare) and stain discovered on another mattress protector at end of holiday. In my opinion it is not an infant/toddler friendly house as No stair gate was available ,which we ascertained prior to holiday ,so we took our own standard size which would not fit across top of stairs.Window locks missing on most of upstairs windows.Outside sheds with tools in but no doors. Fire blanket left on window-sill in cellophane wrapper therefore ineffective in an emergency! Inadequate storage in bedrooms -only one had drawers and a wardrobe. The rest a couple of drawers or wardrobe. The bedroom with the single bed in was too small resulting in the door not fully opening and once the put- u- bed was opened there was hardly room to swing a cat! Outside facilities are good and plenty of wildlife to be seen. Unfortunately on our visit the negatives outweighed the positives . It maybe okay for a short weekend but for anything longer it currently does not represent good value.

    Response on behalf of the Owner; After being let down this summer by our previous cleaners, we now have a new management company who deal with many Norfolk holiday cottages. They assure me that they left the cottage in good condition. I know you asked for a brand new high chair to be sent to you in addition to a new cot, which I did send, but the small stain on the high chair strap was removed easily enough. On your other points: - The maintenance company do not recollect any windowsill being full of dead flies. I fear one or two are inevitable in a country cottage. It is difficult to guarantee that there will be no marks on any walls or skirting boards without completely repainting between each stay. It is possible for cleaners to miss small stains but any stained item would be replaced immediately - as happened on your first day. Many other guests have had toddlers quite happily at the cottage. We don’t have a stair gate because of advice that they can be a trip hazard and may be unsafe if not set up correctly. We cannot guarantee that previous guests will have replaced window locks when closing windows. No dangerous tools are ever left in the open shed off the patio. We will remove the fire blanket from its cellophane wrapper. No one has previously complained about storage or the size of the rooms. One bedroom has two wardrobes with hanging space and shelves. Another bedroom also has a wardrobe with lots of shelves on either side. The other three bedrooms have ample chests of drawers and hooks. Thank you for publishing your views but we have had many guests over the years who have loved the cottage and all that it has to offer and an increasing number have chosen to re-book.

    The house is in a fantastic place especially for wildlife observers and keen games players. We saw deer, hares, bats, owls and many butterflies to name but a few. We were a party of eight including children plus two dogs, we had loads of room to spread out and all do what we wanted. As keen eaters it was east to prepare big meals and memorable meals were eaten in the dining room and outside. There are some good attractions not too far away but there’s a lot to do at the house so it was sometimes hard to tear ourselves away.

    It is a real shame as the cottage could be stunning but it did not live up to expectations as the place was not cleaned properly with the BBQ in a terrible state and general debris inside the cottage suggested that the property had not been cleaned prior to our arrival. There is also a issue with insects as we were bombarded with flies and wasps inside the cottage making it difficult to cook and be confident that nothing had landed on the food. The facilities at Dyes cottage are great with snooker, table tennis, sauna and huge garden with football and Croquet. Unfortunately there was no outside lighting that worked which did cause a issue once it had got dark also a lot of the shrubbery had evergrown making access difficult getting from the patio to the garden. The beds were also poor with very creaky beds which meant that I had to resort to sleeping on the sofa so as not to keep the rest of the house members up through the night. Overall felt very disappointed and let down for a property that cost a lot of money for the week

Many properties in the area are suffering from houseflies at the moment but a thorough clean should resolve this problem as well. It's particularly frustrating to read these comments in a review because, apart from the creaky bed which we will replace, these problems could easily have been addressed by the maintenance company on the first day of your visit, had they known about them. Their number is included in the property notes and they're always on hand in case any issues arise.

    Our stay at Dyes cottage was absolutely superb! We were 6 adults, 4 children & a dog ranging from 7 to 70 and were all impressed with the space & facilities the cottage had to offer. Family time is so important & precious so being able to be together & enjoy table tennis, snooker etc was just fab! I was most impressed with how much was supplied at the cottage - books, games, dvds plus all the sports equipment you need, plenty of cutlery & crockery- I wish I hadn’t packed so much! I should also add how helpful the owners were when I contacted them with a query- very obliging for which I was very grateful 😀. I would love to come back here & we all agreed we wished we could’ve stayed longer!

    We had a lovely weekend with our family for my husbands 70th birthday and the cottage was certainly big enough for our needs but we did find the cottage not very clean and it had a really bad fly problem for some reason rather worrying when preparing food and with small children around
