This characterful, Grade II listed holiday home boasts a wonderful and relaxing hot tub, on the edge of a medieval market town.

Coppice Hill House offers a comfortable and homely base for couples and families wishing to explore this popular part of Hampshire. It lies on the edge of the South Downs National Park making this ideal for keen walkers and cyclists. Southampton and the historic cathedral city of Winchester can be reached within 10 miles.
Parts of this characterful Grade II listed property dates back to the 15th century, with some later additions, mainly in the 17th and 18th centuries. It is steeped in history, and was formerly a pub, a school, a place for the manufacture of bespoke bricks and tiles, and also a doctors surgery. This traditional, detached family home enjoys some charming features such as beams, tiled floors, inglenook fireplaces, original oak floors, wood panelling in the dining room, a Rayburn, walled garden and a wood burner. The house is set just back from the main road which leads to the town, (there may be some road noise although the property is secondary glazed), and is conveniently located for local pubs and restaurants - the nearest only two minutes walk away, and a comprehensive range of independent shops, such as a butchers, bakery, greengrocers and more. Coppice Hill House benefits from a relaxing hot tub and sitting out area within lovely lawned, walled gardens.
Bishop’s Waltham is a popular medieval market town, and has interesting places of interest such as the 12th century ruins of Bishop’s Waltham Palace, the museum and the Roman Church.
The glorious South Downs are within easy reach, as well as the Queen Elizabeth Country Park. The naval city of Portsmouth is 14 miles away, with its historic dockyard, home to Nelson’s Victory and The Mary Rose, along with waterside dining, extensive designer shops and ferry trips to the Isle of Wight. Winchester, Southampton with its shopping centre and the New Forest with extensive heathland walks, riding and cycling opportunities are approximately 40 minutes away. Historic Chichester with its cathedral and festival theatre, the city of Winchester, beaches at West Witterings or Hayling Island, the Watercress steam train, Jane Austens’ House, Gilbert White’s house and Birdworld, Marwell Zoo and Peppa Pig World are all easily reached. Pebbled beach 8 miles. Shop 250 yards, pub and restaurant 200 yards.

    Group of 9 stayed over the New Years period. Upon arrival the owner was really helpful and friendly. The photos on line don’t do the house justice because it is much larger than it appears. Unfortunately the house was quite dirty upon closer inspection, this including dirt and dust all over the living room floor, previous guests dirty nappies in the bathroom bins, dirty sludge all outside on the patio which was really slippery and a couple of us fell, dirty towels in the rooms. Also a lot of the bulbs weren’t working, including one lamp in the master room and the wardrobe. the hot water was on a timer and we weren’t aware which meant 8/9 of us had freezing cold baths/showers for the first 36 hours. The neighbour behind was exceptionally miserable. She complained at around 9.50pm about some apparent noise, this really wasn’t the case, she banged the doorbell and door so hard the bell fell on the floor! They also continued to watch us from their window for the rest of our stay. She emailed the owner who didn’t contact me until 12.30pm so I wondered if the neighbor was trying to manipulate the time. Overall I wasn’t particularly impressed, having stayed at numerous cottages I have to say this was by far the worst and at such an expensive price, I’m really really disappointed.

Coppice Hill House has been in our family for over 60 years; we have loved living there, and want our guests to love their time there as much as we do. The house was inspected just before your arrival and it was clean, the heating and hot water were on and the lights were working. If you had any issues whatsoever, if you had raised them with us during your stay, we would have addressed them immediately. We will be in contact separately to discuss the state you left our home in.

    A beautiful, cosy,comfortable home from home. Everything you needed appliance, bedding, towels wise and that you could possible use for a family get together. Highly recommend.

    * Very nice pre-contact with the landload to prepare the house for our needs (4 adults and 5 kids) * Very nice, clean, homely house (old, but very good renovated) * Very good equipped kitchen (all what you need) * In total equipped to stay for a longer time, even if raining We enjoyed and can only recommend this Coppice Hill House!!!
