Coppice Hill House offers a comfortable and homely base for couples and families wishing to explore this popular part of Hampshire. It lies on the edge of the South Downs National Park making this ideal for keen walkers and cyclists. Southampton and the historic cathedral city of Winchester can be reached within 10 miles.
Parts of this characterful Grade II listed property dates back to the 15th century, with some later additions, mainly in the 17th and 18th centuries. It is steeped in history, and was formerly a pub, a school, a place for the manufacture of bespoke bricks and tiles, and also a doctors surgery. This traditional, detached family home enjoys some charming features such as beams, tiled floors, inglenook fireplaces, original oak floors, wood panelling in the dining room, a Rayburn, walled garden and a wood burner. The house is set just back from the main road which leads to the town, (there may be some road noise although the property is secondary glazed), and is conveniently located for local pubs and restaurants - the nearest only two minutes walk away, and a comprehensive range of independent shops, such as a butchers, bakery, greengrocers and more. Coppice Hill House benefits from a relaxing hot tub and sitting out area within lovely lawned, walled gardens.
Bishop’s Waltham is a popular medieval market town, and has interesting places of interest such as the 12th century ruins of Bishop’s Waltham Palace, the museum and the Roman Church.
The glorious South Downs are within easy reach, as well as the Queen Elizabeth Country Park. The naval city of Portsmouth is 14 miles away, with its historic dockyard, home to Nelson’s Victory and The Mary Rose, along with waterside dining, extensive designer shops and ferry trips to the Isle of Wight. Winchester, Southampton with its shopping centre and the New Forest with extensive heathland walks, riding and cycling opportunities are approximately 40 minutes away. Historic Chichester with its cathedral and festival theatre, the city of Winchester, beaches at West Witterings or Hayling Island, the Watercress steam train, Jane Austens’ House, Gilbert White’s house and Birdworld, Marwell Zoo and Peppa Pig World are all easily reached. Pebbled beach 8 miles. Shop 250 yards, pub and restaurant 200 yards.

    We had a fab time whilst staying at Coppice Hill House. Welcome pack was a lovely gesture and the cottage itself was well equipped, clean and comfortable.

    We had a wonderful time. Our party consisted of three grown up generations and the property suited us well. Everything we could have wanted was to hand. The kitchen was well stocked with basics and every appliance required from microwave to coffee machine. We also arrived to a generous welcome package. The rooms were lovely; the bed sheets & bedding was top quality leading to a great nights sleep. There was an BT issue with the Wi-fi for a day but Fiona, the owner, went above and beyond to not only fix it but make sure we were communicated with & looked after. I was really impressed. I would highly recommend this property!

    This cottage is really lovely and well suited to two families or extended family. The house is quirky and old and very well appointed. The hot tub is lovely and the location is perfect for loads of things to do. We will be back!

    This is one of the nicest homes we have stayed in. Lots of character and old world charm. Everything you require to make your stay comfortable and homely. The Rayburn in the kitchen kept the house lovely and warm. The hot tub just the icing on the cake! I found the owner to be helpful and welcoming.

    Group of 9 stayed over the New Years period. Upon arrival the owner was really helpful and friendly. The photos on line don’t do the house justice because it is much larger than it appears. Unfortunately the house was quite dirty upon closer inspection, this including dirt and dust all over the living room floor, previous guests dirty nappies in the bathroom bins, dirty sludge all outside on the patio which was really slippery and a couple of us fell, dirty towels in the rooms. Also a lot of the bulbs weren’t working, including one lamp in the master room and the wardrobe. the hot water was on a timer and we weren’t aware which meant 8/9 of us had freezing cold baths/showers for the first 36 hours. The neighbour behind was exceptionally miserable. She complained at around 9.50pm about some apparent noise, this really wasn’t the case, she banged the doorbell and door so hard the bell fell on the floor! They also continued to watch us from their window for the rest of our stay. She emailed the owner who didn’t contact me until 12.30pm so I wondered if the neighbor was trying to manipulate the time. Overall I wasn’t particularly impressed, having stayed at numerous cottages I have to say this was by far the worst and at such an expensive price, I’m really really disappointed.

Your comments have been passed on to and will be discussed with our cleaning and gardening teams, however we were surprised as we pride ourselves in ensuring the property is really clean and in fact our previous guests have commented on the high standard of cleanliness. Coppice Hill House has been in our family for over 60 years; we have loved living there, and want our guests to love their time there as much as we do. The house was inspected just before your arrival and it was clean, the heating and hot water were on and the lights were working. Bulbs do tend to go and we leave spares. We would like to reassure our future guests that we have a Nest remote heating and water system, the temperature can be over-ridden at any time and there are instructions on how to do this. Alternatively we have a remote whereby we can adjust it for our guests so there would never be a reason for guests to feel cold or not have enough hot water. We wished you had raised the issues while you were there and we could have addressed your concerns immediately.
